A few years back we lost our beloved pet dog Bear, who was not only our best and dearest friend but also the Vice President of Sunshine here at Atlantic Publishing. He did not receive a salary but worked tirelessly 24 hours a day to please his parents.

Bear was a rescue dog who turned around and showered myself, my wife, Sherri, his grandparents Jean, Bob, and Nancy, and every person and animal he met (well, maybe not rabbits) with friendship and love. He made a lot of people smile every day.

We wanted you to know a portion of the profits of this book will be donated in Bear’s memory to local animal shelters, parks, conservation organizations, and other individuals and nonprofit organizations in need of assistance.

    – Douglas and Sherri Brown

PS: We have since adopted two more rescue dogs: first Scout, and the following year, Ginger. They were both mixed golden retrievers who needed a home.

Want to help animals and the world? Here are a dozen easy suggestions you and your family can implement today:

    •  Adopt and rescue a pet from a local shelter.

    •  Support local and no-kill animal shelters.

    •  Plant a tree to honor someone you love.

    •  Be a developer — put up some birdhouses.

    •  Buy live, potted Christmas trees and replant them.

    •  Make sure you spend time with your animals each day.

    •  Save natural resources by recycling and buying recycled products.

    •  Drink tap water, or filter your own water at home.

    •  Whenever possible, limit your use of or do not use pesticides.

    •  If you eat seafood, make sustainable choices.

    •  Support your local farmers market.

    •  Get outside. Visit a park, volunteer, walk your dog, or ride your bike.

Five years ago, Atlantic Publishing signed the Green Press Initiative. These guidelines promote environmentally friendly practices, such as using recycled stock and vegetable-based inks, avoiding waste, choosing energy-efficient resources, and promoting a no-pulping policy. We now use 100-percent recycled stock on all our books. The results: in one year, switching to post-consumer recycled stock saved 24 mature trees, 5,000 gallons of water, the equivalent of the total energy used for one home in a year, and the equivalent of the greenhouse gases from one car driven for a year.

    Dedication

A book is not pulled together in one day and a writing career is not established overnight. Along the way, there are many bumps and turns that can stall or stop the process. It is during these times that you realize who your supporters are, and who believes in you and what you are trying to accomplish. My life is no different, except that maybe I have been more blessed than most. I have several good friends that do not judge or criticize me. They love me. They honor me and the path that I have chosen. Then there is my family. It is easy to say they support me because that is what families do, but I would like to think their support is based on their belief in me. My four children have always been my strongest supporters, firmly believing in their mother’s ability to ‘make it big.’ Without these special people in my life, that long and twisted road would have been very lonely. Thank you to all those that walked by my side.

Even people who are not actively shopping for a new house are often inundated with mortgage offers, and with all the different options to choose from, you will want to ensure that you are getting the best loan and rate for your particular circumstances.

Buying a new home can be an ominous process, whether it is your first home or your tenth. Many home buyers are overwhelmed, even frightened, by the financial aspects of a home purchase, but finding the perfect mortgage loan at the best rate for you does not have to be a difficult task. The best defense you have against feeling overwhelmed is staying informed. Reading this book will help you obtain the necessary information, and the mortgage process will soon become understandable, making you more confident and capable as you approach your home purchase.

You will learn how to find the best mortgage opportunities from among the many that are out there. You will learn how to negotiate with lenders, how to get the type of mortgage loan that is most appropriate for your needs, how to calculate how much you can afford to spend on a new-home purchase, how to understand the true cost of a mortgage and evaluate your capacity to repay the loan, how to prequalify for a mortgage, how to understand the lending process from inception to completion, and how to analyze the various mortgage products that are available to you.

You will also achieve a better understanding of what you want in a new house versus what you need, an important distinction that escapes many new home buyers. You will gain knowledge regarding financing, budgets, and credit reports and credit scores. The authors will provide you with the information you need to create an appropriate home-buying schedule for your situation. You will also learn about the process of building a new house, purchasing an existing home, and the advantages and disadvantages of manufactured homes.

The authors will discuss setting home values; explain home warranties, homeowner’s insurance, closings, inspections; and much more. You will learn about creative financing options, buying with little or no money down, how to uncover hidden assets that can increase your worth, and how to enhance less-than-perfect credit.

This comprehensive resource contains a wealth of modern tips and strategies for financing and closing on your house. In addition to traditional resources for securing a mortgage, you will learn about researching and securing a loan on the Internet, where it is possible to discover outstanding mortgage options that might not be available through conventional lending channels. You will also find out about government programs that, if you qualify, can assist you in the purchase of your new home. Even though you might feel you are relatively cash-poor, or you have a less-than-perfect credit rating, you can find the house you have always wanted and acquire a favorable mortgage for its purchase.

    Table of Contents

    Section 1: Preliminary Considerations

The main purpose of this book is to equip the reader with enough information to find the perfect mortgage. However, you will not need a mortgage until you find the house you want to buy, so some preliminary considerations regarding home purchases should be covered at the outset.

You will need to know how to begin searching for a new home, what you should be looking for, and how much house you can afford based on your personal financial situation. As with any other goal, a home purchase is best approached by beginning with a carefully constructed plan. The first, most basic element in your plan for a home purchase should be a determination of your house-related wants, needs, and budget requirements, all of which are likely to be intertwined with other aspects of your life. In this section of the book, we will look in depth at the decisions you will need to make and the requirements you will have to meet before beginning your search for a new home.

In Chapter 1, we examine your wants for your new home, your needs in a house, and the difference between the two, as well as your capacity to repay a mortgage based on your financial situation and credit rating.

In Chapter 2, we discuss the importance of location in your search for a house, as well as real estate appraisal options and suggestions for creating a personal home-buying schedule.

In Chapter 3, we introduce your options for a home, including the purchase of an existing tract home, the construction of a new home, and manufactured home options. When you are finished with this book, you will be well equipped to choose the best mortgage for you.

Good luck and congratulations. This book is a good first investment toward affordable home ownership.

    Table of Contents

Chapter 1: Use Your Input & Logic in Creating a Plan

In your purchase of a new home, you will conduct a good deal of research, receive advice from diverse sources, and be inundated with information. No matter how much your real estate agent and lender try to influence your decisions, the decisions about every aspect of your home purchase, from the type and location of your new house to the type and terms of a mortgage, are yours alone. Knowing this will allow you to approach the process with confidence, and when your purchase is complete and you have moved into your new home, you will feel that the outcome is in your best interest.

You must begin this endeavor with a plan. The plan need not be so detailed that it accounts for everything from the color of the carpet in your new bedroom to the material used in the counters of your dream kitchen. Your plan just needs to be a guide that you can refer to during your home search that will continually remind you what you are trying to accomplish so that you can avoid temptations and last-minute influences.

Whatever your reason for embarking on the journey to homeownership, this book will guide you toward the best decision you can make for your circumstances. Buying a home is, for most people, the biggest and most expensive investment they will make. Do not take this process lightly, but be sure to enjoy it as well, so that you make the right decisions and are able to revel in your new home, confident in the knowledge that what you wanted and needed coincides with what you ultimately got.

The first thing you must do before starting is to decide what you need based on your life goals. To do otherwise will likely lead to issues you do not need to deal with. Only you know what your particular situation is, and while we try to deal with it as specifically as possible, you will have some decisions to make on your own.

Just because you might have been doing some research and gathering information on real estate and mortgages does not mean you must act right away. It might be too early at this time for you to buy a home, whether because you are not ready for the process, are not in a financial position to seriously consider homeownership, or consider the current real estate market to be wrong for your current situation. Sometimes the most important step in purchasing a home is the realization that the time is not ripe for a purchase.

Never lose your vigilance. Stay up on current real estate issues and continue to update your research. It is dangerous to think that simply because you have read a book or two about mortgages, you know everything that there is to know about the topic. Real estate and mortgages are complicated subjects, and no one resource can cover them completely. There will undoubtedly be issues that crop up for you that are not covered in this text; however, a combination of sources will give you fairly comprehensive information, so do your research.

Most important, trust yourself. The fact that you are willing to expend the effort to educate yourself by reading this book is proof that you are willing and able to make good homeownership choices. Now let us get started.

Wants Versus Needs: An Important Distinction

When you dream of your ideal home, do you envision a multimillion-dollar mansion with marble and stained glass, pools with cabanas, and state-of-the-art electronics? Maybe if you win the lottery or start pulling down an immense salary, this type of house will be an attainable option in the future. Unfortunately, the average home buyer’s wealth forces them to make some potentially difficult choices. You must approach a home purchase with an acceptance of what you can realistically afford, which means ultimately deciding between which aspects of your desired home are truly needs and which are simply wants.

Most first-time home buyers want to buy the biggest house they can possibly afford for the lowest possible price. Many people think this approach guarantees maximization of the return on their investment. However, this mind-set can cause big trouble for you and your finances.

Think it through. If you buy the biggest house that your real estate broker can find for you based on the maximum loan your mortgage lender says you are eligible for, you might also be buying a massive headache each month when your mortgage payment is due. Your finances might change, your income might go up or down, and other debts might creep up, but you will still be required to make your mortgage payment, and a big house costing the maximum amount of the mortgage for which you qualify amounts to a huge payment over the lifetime of the loan. You might have to cut back on things that you previously enjoyed to make this huge payment; more problematically, you might find you cannot make ends meet and have to cut back on expenses in other necessary aspects of your life, such as food, gas, tuition payments, health insurance, and other essentials.

Beware, for you might end up cursing the day you bought such an expensive house. After a few months of struggling to meet your mortgage payments, you might realize that you did not need an enormous walk-in closet in each bedroom of the house, or that the colossal basement prewired for a home theater is not being used since you cannot afford to install the theater.

Buyer’s remorse is particularly excruciating when it is associated with a purchase as sizable as real estate, and you do not want to live in what you once thought was your dream home at the expense of your financial and emotional health.

To avoid the problems that come when you overextend yourself, it is important that before you even look at the first house on your list, you determine exactly what it is that you need. List the essential items that you require in a house, and nothing more. In creating this list, you might, for example, consider the following:

    • How many bedrooms will you require? Forget about a guest room, a den, a craft room, and the like. The required number of bedrooms should be based on the number of people in your family or on your future family plans.

    • Is it absolutely necessary that you have a basement? Do you have to have an enclosed garage? Why? For example, if you live in a location where some seasons are extremely hot or extremely cold, a garage might be a necessity. On the other hand, a basement might be nice, but in some parts of the country, particularly in the Southwest, the land is not conducive to excavation, so digging a subsurface level is likely to be too expensive to justify.

    • How close do you need to be to work? Would a longer commute cause problems? Is public transportation a feasible option? Perhaps it is feasible for you to live further from your place of work and telecommute some of the time. Consider your flexibility, which is a crucial aspect of committing to public transportation or carpooling. Also, do not disregard how your commute might affect your mental and emotional health; even if it proves to be less expensive to buy a house that results in a longer commute to and from work, if you find it too difficult to spend the time on the road or away from your family, the distance might not be justified.

    • If you have children, what schools
