RENT DEED

This rent deed made this 28th day of January, 2013 between Muhammad Arshad s/o Irshad Ali caste Arain R/o 152 Shadman Lahore (here-in-after called the landlord) of the one part and Munir Ahmed s/o Basheer Ahmed caste Sheikh R/o 19 Akbar Street, Muslim Park, Lahore (here-in-after called the tenant) of the other part. Whereas the landlord is the owner in possession of House No. 10, Street No.9, Akram Park, Lahore and he wants to rent out the said house; Aand whereas the tenant is interested to take the aforesaid house on rent and the landlordhas agreed to induct the tenant into the said house as his tenant. Now this deed witnesseth as under:- [OR]1 It is hereby mutually agreed as under:1) That the tenant into his aforesaid house as his tenant on the terms and conditions here-in-after mentioned 2) That the tenure of tenancy has been fixed at eleven months 3) That the rate of rent has been fixed at Rs 15000/= per month payable in advance by the 10th of each month, (against duly executed receipt) 4) That the tenant will not sub-let the demised premises without the written consent of the landlord 5) That the tenant undertakes that he would not bring about structural change in the premises under tenancy 6) That the tenant will use premises under tenancy for his residential purposes and will not cause any damage to the premises under tenancy 7) That after the tenure of tenancy is over the tenant will hand over the vacant possession of the premises under tenancy to the landlord unless the tenure of tenancy is mutually extended 8) That the tenure of tenancy can be extended mutually on the new terms and conditions settled and agreed between the parties mutually 9) That the tenant will not commit any act during the tenure of his tenancy which will be a nuisance to his neighbors In witness whereof the parties hereto have set their respective hands to this deed on this 28th day of January 2013 (the landlord/lessor) (the tenant/lessee) Witnesses: 1.
