Geometry Area House Flip Project

You have just bought a house for $100,000! You are to create the floor plan for the house at www.homestyler.com that is between 2,000 and 4,000 square feet (so nothing ridiculous!). The only problem with the house is that it needs new hardwood floors, new carpet, new tiling, and new paint on the walls. Your plan is to remodel the house and sell it for 15% more than your total cost (This way it will be worth your while). Here are the guidelines:

Home Creation: As said above, you are to use the website www.homestyler.com to create a home which measures between 2,000 and 4,000 square feet. You are required to have a printout of your floor-plan which shows all dimensions (You can have the program show dimensions by simply clicking on the drag down bar that says view, then clicking show dimensions). The house guidelines are as follows: The house must be a Ranch style home (This means only one floor) The house must have between 2 and 4 bedrooms The house must have between 1 and 3 bathrooms The house must have a kitchen The house must have a Living room The house must have at least 1 bay window The house must have between 2 and 5 closets Lastly, the floor plan must include: o o o o o Square Rectangle Triangle Parallelogram/Trapezoid Circle (It is very tough to create a circle using the floor plan creator, so
do your best and pretend whatever circular shape your create is actually circular)

An example of a house that meets the above requirements is as follows:

As you create your house, remember that your plan is to remodel it. This means that you are going to put new flooring throughout the entire house as well as paint the walls. You are required to use each of the three types of flooring (Hardwood, Tile, and Carpet). You are also required to use at least three different paints throughout the remodeling. We wouldnt want a house where every room is the same color now would we? Flooring options: Hardwood o Marsh Oak (3/4 inch) --- $2.99 per square foot o Natural Maple (3/4 inch) --- $4.49 per square foot o Handscraped Hickory (3/4 inch) --- $7.40 per square foot Tile o MARAZZI Earth Sand Tile (12in x 12in) --- $0.68 per square foot o Daltile Pacific Sand Tile (12in x 12in) --- $1.57 per square foot o Daltile Folkstone Sandy Beach Tile (12inx 12in) --- $3.00 per square foot Carpet o Beige Riverbed Carpet --- $6.75 per square yard o Morocco Sand Carpet --- $8.91 per square yard o Traffic Master Spring Valley Carpet --- $16.20 per square yard (Notice: Carpet is sold by the square yard, so you will need to convert that to square feet, or convert your room to square yard!!!)

Painting Options: Assume that the height of every wall in your house is 9 ft. With a height of 9 ft, you must figure out how much paint you need to cover EVERY wall. Note: It is important to know that the average

gallon of paint covers 300 square feet. Also, understand that paint can ONLY be bought by the gallon. A person cannot buy a portions of a gallon of paint. The options for paint are as follows: BEHR Premium Plus (1 Gallon) --- $28.98 per gallon Glidden DUO Paint (1 Gallon) --- $26.97 per gallon Americas Finest Paint (1 Gallon) --- $16.97 per gallon Speed-wall Interior Paint (1 Gallon) --- $14.97 per gallon KILZ Pro-X (1 Gallon) --- $17.97 per gallon

As you work through your project, it is a requirement that you keep a neat and accurate record of your calculations. Whatever way works well for you is fine, but I suggest organizing it by room. An example is as follows:
Room 1: Living-room Dimensions: 10 ft. by 8 ft. Square Feet: 10 ft. * 8 ft. = 80 sq. ft. Wall Square footage: Wall 1: 10 ft * 9 ft = 90 sq. ft Wall 2: 10 ft * 9 ft = 90 sq. ft Wall 3: 8 ft * 9 ft = 72 sq. ft Wall 3: 8 ft * 9 ft = 72 sq. ft Wall 1 + Wall 2 + Wall 3 + Wall 4 = 324 sq. ft Flooring: Natural Maple Hardwood ($4.49 per sq. foot) Room sq. footage = 80 sq. ft Flooring cost: 80 sq. ft * $4.49 sq. ft = $359.20 Paint: Glidden DUO paint ($26.97/gallon) Wall sq. footage = 324 sq. ft. 1 gallon = 300 sq. ft, so we need two gallons. $26.97 *2 = $53.94 Total Room Cost: $359.20 + $53.94 = $413.14

Lastly, remember that the original plan was to flip a house, which refers to buying a house, fixing it up, and selling it for a profit. As stated above, we want to sell the house for 15% more than the total costs. Make sure you keep track of all costs, (Original house price, flooring, and paint), and calculate how much you would have to resell the house for to make a profit of 15%. This portion should be clearly labeled in your calculations section.

Printing your house design Since the printer is not loaded in your computers you will need to email me the a copy of the design using the following steps. Select the File menu within the homestyler website. Select Print Check Print with Dimensions and click PRINT For printer name, use the dropdown menu to select Inspiration 9 PDF Driver You will need to save it the PDF to your H drive Email the PDF as an attachment to patint@grps.org . I will then print the PDF for you.
