Crescencia Lagunsad,,Filipino and residence and postal address Matina Aplaya , Davao City, Philippines,hereinafter referred as the buyer, WITNESEETH; Whereas, Bonifacia Lagunsad Guimalan, is one of the registered heirs of a parcel of land with improvements located at Barangay Mateo, Kidapawan City and covered by TRANSFER CERTIFICATE OF TITLE (TCT# P-3774-AS THE MOTHER TITLE) containing EIGHT HUNDRED TWENTY SQUARE METERS , more or less (800 sq mtrs) and more particular described as TRANSFER CERTIFICATE TITLE NO TCT# P-3774) -That the EIGHT HUNDRED SQUARE METERS (800 SQ METERS) covered Under the above-mentioned TCT (P-3774) as part of my share located in Barangay Mateo, Kidapawan City from the based point on boundaries (Semenis property) where the the total of 800 sq. meter be covered upon. -That I agreed to exchange this 800 sq meters of shared property as the settlements of our financial obligation to Mr. Leo Pineda c/o Cresencia Lagunsad in the amount of One Hundred Fifty Thousand Pesos ( Php 150,000.00) -That in additional of EIGHTY THOUSAND (PHP 80,00.00) representing also my obligation to our deceased parents was paid by the buyer as part of the settlements and declared as fully paid in this transactions. That this property can be redeemed only by Bonifacia L. Guimalan or my direct member of my family to husband/son/daughter as be applied in this cases. Whereas, Sr. Crescencia Lagunsad offers to buy and Bonifacia Lagunsad Guimalan agreed to exchange her part of property.in TCT # P-3774 for the 800 sq meters.

For and in considerations of the sum of_Two Hundred Thirty Thousand Pesos (Php230,000.00), Bonifacia Guimalan transfers and conveys unto Sr. Criscencia Lagunsad that this certain parcel of land therefore free from all liens and encumbrances of whatever nature including real estate taxes as of the date , February 21,2012/
