RESIDENTS OF WESTGATE VILLAGE All pets must be registered with the Board of Directors through the Property Management Company or the Leasing Office.
1. Owners are responsible for cleaning up after their pet. Dog owners observed not cleaning up (immediately) after their pet, will be subject to fines set forth in Article VI Section 7 of the Condominium Bylaws, and may result in the Association requiring the owner to permanently remove the pet from Westgate Coach Homes Condominiums. 1st Violation Warning 2nd Violation - $100.00 fine 3rd Violation - $200.00 fine 4th Violation - $500.00 fine All dogs must be registered with the County and wear an appropriate tag at all times. 1 Renters are bound by rules set forth by the Landlord, which may prohibit pets in their unit. 2 Only 1 Pet may be approved in any unit. 3 All pets must be vaccinated for rabies and wear a vaccination tag at all times. 4 Dogs will not be allowed to bark continuously and disturb the peace and quiet of other residents of the community. 5 No savage or dangerous animal shall be allowed on the property. Particular breeds, such as Rotweillers, Dobermans, and German Shepards are strictly prohibited. 6 No dog over 35 lbs will be approved under any circumstances. 7 Owners are responsible for any damage caused by their pet and will be held responsible for any charges deemed appropriate by the Association. 8 Dogs MUST be on a leash at all times in the buildings common elements and grounds. Residents are Not permitted to use retractable leashes to walk their dogs . 9 Dogs cannot be left unattended and tied to a deck or left unattended and tied to a post in the yard. Dog runs and posts with chains are NOT permitted on the property . 10 The Pet policy applies to all residents, which includes owners and renters. Owners who rent units to a third party must verify that renters are following the pet policy. Their renter must have written approval from the Board Members of the Condo Association. 11 Dogs are not permitted in the clubhouse or pool area at any time. 12 All pet owners are required to carry liability insurance. Proof of insurance must be submitted to the Condominium Association or the Westgate Village Leasing Office within 30 days. 13 Residents who no longer have the original pet specified in their lease or pet agreement, may not obtain a new pet in place of the previous pet without prior written approval of the leasing office or the Condo Association.
