ABSOLUTE TRANSFER OF RIGHTS

I, DOMINADOR P. FERNANDEZ, Filipino, of legal age, married, with residence and postal
address at Kyumad, Amsipit, Maasim, Sarangani Province, Philippines, after having been first
duly sworn to in accordance with law, do hereby depose and say:

That I am the lawful occupant/claimant of the following parcel of land, particularly,

described as follows:

“A parcel of land located at Kyumad, Amsipit, Maasim, Sarangani Province with an area
of five hectares (5.0 has.), more or less, bounded on the North by Lot 4 of Eduardo Felon with
CSC No. 116A061974, on the East Lot 2 of Safama Felon with CSC No. 116A061972, on the
West by Timberland, and on the South by Timberland.”

That I hereby waived all my rights, claims, and interests as lawful occupant/claimant of
the above-described parcel of land including all improvements found unto and in favor of
DEXTER V. ORTEGA and MARY ANN L. ORTEGA, Filipino citizen, of legal age, married and a
resident of Upper Lumasal, Maasim, Sarangani Province.

That I hereby warrant the peaceful possession of the transferee and that there are no
other existing claimants or occupants thereof and the same is free from aliens and
encumbrances;

That this transfer of rights is subject to all the warranties provided by law for the
protection of the transferee and I further warrant to defend the rights of the transferee from claims
of other persons.

That I am the lawful occupant/claimant of the following parcel of land, particularly,

described as follows:

“A parcel of land located at Lunay, Amsipit, Maasim, Sarangani Province with an area of
five hectares (5.0 has.), more or less, bounded on the North by lot of Carlito Lanon, on the East
by lot of Willie Tayan, on the West by lot of Romy Benitez, and on the South by lot of Enel
Munday.”

That I hereby waived all my rights, claims, and interests as lawful occupant/claimant of
the above-described parcel of land including all improvements found unto and in favor of
DEXTER V. ORTEGA and MARY ANN L. ORTEGA, Filipino citizen, of legal age, married and a
resident of Upper Lumasal, Maasim, Sarangani Province.
