Overview of the 80 acre ranch property in Southeast Texas; details follow:

The 80 acre timber and hay ranch in Southeast Texas has a blend of income producing timber, hay meadows for
pasture or hay growth, significant wildlife, exceptional perimeter fencing and heavily treed forests. The
property is located near streets end on paved Hickory Street approximately mile north of the Colmesneil
ISD and within 1.5 miles of the community (peaceful and quiet). The physical address is 1699 Hickory Street,
Colmesneil, TX 75938. The property consists of three (3) parcels as outlined below:



The three (3) deeded parcels shown above are each accessed via paved Hickory Street. The North 14.34 acre
parcel is a 17 year old pine plantation that has marketable timber with the first thinning of trees at any time (or it
can be left to continue present stand growth) and harvest at 25 years. The South 14.34 acre parcel is improved
pasture with a scattering of trees for aesthetic quality and timber (these trees are of excellent quality and will
mature as pine pole logs - top grade). A past owner carved out a 3 acre parcel that sits between these two
parcels at the front of Hickory Street. These two 14.34 acre parcels are very attractive and represent an
opportunity to lease for hunting, hay harvest / grazing and/or timber harvest. Also, one might consider selling
these parcels as they represent the best 15 acre parcels in the Colmesneil area. Each parcel is approximately
1.5 acres in width and 10 acres deep. These rectangle parcels provide for easy street access and great hunting in
isolated areas throughout the property. It is not unusual to see 12 to 20 deer feeding in these pastures at dawn
and dusk. Wildlife is plentiful and fun to watch. No other hunting is present in this area as the neighbors do not
hunt at this time. The scattering of pine and hardwood timber on the South 14.34 acre parcel make it very
attractive. The hay fields are very productive having 4 tons of soil conditioner and organic fertilizer applied.

The pasture on the South 14.34 acre parcel is improved with cayenne Bermuda grass, which is very desirable
from a growth standpoint, and tolerance to both wet and dry season conditions. A modest pond is present on the
South 14.34 acre parcel for watering livestock and the wildlife. Two pictures of this area follow:


More about the two 14.34 acre parcels. They represent great investment potential and are carried on the tax
rolls as ag/timber with less than $50 annual property taxes each. Both public water (provided by The City of
Colmesneil) and electricity (provided by Entergy) are in place at streets edge. Both parcels are fenced with 39
field fence with ground and top barbwire; fences are new and of excellent condition. Two (2) gates provide
access off paved Hickory Street, and two (2) internal gates connect these two parcels via common boundary.

The 51.875 acre main parcel is located on the opposite side (west side) of Hickory Street. The structural
improvements on the property are the 2 bedroom / 2 bath cabin (approx. 1450 sqft. in size), a 50 X 62
barn/shop and a 30 X 32 greenhouse. The property is very well fenced and cross fenced. There are over 5800
of new 8 game fence and 2000 of 39 field fence with ground and top barbwire. The property also has a
modest pond for livestock and wildlife watering, and multiple feed stations for the wildlife. The internal
fencing separates the improved pastures from the more dense and timbered areas.

The improved pastures on both the South 14.34 acre parcel and this main parcel are planted in cayenne
Bermuda and have 4 tons per acre of soil conditioning and organic fertilizer applied over multiple haying
seasons. These pastures are extremely nice with standing trees adding to their aesthetic appeal. All pastures
slope gently and do not require watering, with average rain fall in the area at 30 to 40 annually.

The 2 bedroom / 2 bath cabin is approximately 1450 sqft. A lofted ceiling with windows on two sides makes
the great room a wonderful place to sit and oversee the largest hay meadow. The master suite is 14 X 28 and
includes a walk-in closet and master bath with tub/shower combination. A 9 X 50 porch across the front of the
cabin makes for a great gathering place. The kitchen / dining area is quite large and combined. All flooring in
the great room and kitchen / dining area is red oak hardwood tongue and groove flooring. Bedroom floor
covering is a top line Berber carpet. The 2

full bathroom. Storage in the kitchen and master bedroom is excellent with large dual pantries in the kitchen
and a very nice walk-in closet in the master. The master also includes great storage cabinets.



Timber on this main 51.875 acre parcel is mature and could be harvested at any time, or left to continue present
growth. Past timber harvests have focused on thinning and preserving the best trees for future harvest (the next
harvest in approximately five years will be pine pole logs top grade). The parcel is home to a great number of
whitetail deer, and it is not uncommon to see 12 to 20 in these pastures at dawn and dusk also.






Approximately 40 to 50 5X5 round bales can be produced from the two (one on the 51 acre parcel and the
South 14.34 acre parcel) hay meadows. The soil is sandy loam and is perfect for a horse operation. A few

The over one acre garden area is highly improved. Over 150 cubic yards of organic mushroom compost has
been added to the sandy loam soil and tilled deeply into the soil. The garden is highly productive; it is now a
source for great amounts of produce. The garden area is enclosed in an 8 high game fence to keep the whitetail
deer out and the produce safe. An endless variety of possibilities exist for the garden area.











































The garden area could be planted in fruit trees (peach, pear, apple, etc.) to augment the produce. Typical
plantings include Mississippi purple hull peas, sweet corn, lettuce varieties, potatoes, tomatoes, butter beans,
and countless other possibilities. More than enough produce for 3 to 5 families are produced from the garden
each year. The greenhouse with overhead sprinklers and rain capture is utilized as an early plant starting area.


The cabin is located near paved Hickory Street with direct access. Additionally, a commercial service gate is
located at the southeast corner of the parcel. Haying equipment and goose neck trailers enter there and have
direct access to the hay fields. The cabin is pier and beam construction set on 10 X 14 heavy duty cross
timbers. The gentle slope away from the cabin provide for great elevated views over the hay meadow.





The porch enjoys the benefits of overlooking the main hay fields and the barn/shop and garden areas. This is
one of the best places to enjoy the wildlife and the natural sounds of the day (peace and quiet) and the birds.

2013 property taxes; $451.92. The property use is held as ag/timber and therefore the taxes are very
manageable. Youll have the opportunity to harvest timber again within 5 years, and about 10 acres are hay
pasture on the main property (and 10 more on the south 14.34 acre parcel).

You should generate some nice income from having the hay cut on 50% shares. Income generated in 2012 was
just over $10K, with just over $5K from timber thinning, just over $3K in cattle sales, and the balance from
