Assignment 01
A private investor is initiating a plan of building a large shopping mall named Buy in Lavania in
Mount Lavania. He wants to build a 10 storey building and make it a landmark of Mount Lavania,
adopting more new technology. He is in the process of developing the best design for his
construction and design will be completed by end of next month.
Discuss the following issues, regard this project.
1. Client plays a major role throughout the lifecycle of the project. Specify typical clients for
which tenders are required. (P1.1)
2. Once the design is developed, the contractor has to be chosen. The client wishes to go either
open or selective tendering. Before deciding on the tender type, describe the stages of open and
selective tendering. (P4.1)
3. Once the tender type is confirmed, the contract type for this project has to be decided. Select a
contract type for this project with reasons. (P4.3)
4. Since the client needs a very quality project, it is decided to go for selective tendering. In
selective tendering, the bidders will be short listed based on their pre-qualification. Specify the
factors that are used to create select lists of bidders. (P4.2)
5. In this tender, BOQ plays a vital role in contractors estimating. Demonstrate how the bill of
quantities format can be prepared by the consultant and how the contractor can use it to build
up estimates. (P3.1)
6. In an estimate buildup of this project, basic rates will be calculated initially and the top
management will decide on the overhead and profit margin of the project, before applying to
the tender.
6.1. The management has decided the profit margin as 8 % for this project. There are critical
factors used affected this decision. Determine the critical factors. (P3.2)

6.2.1. Calculate the head office overhead and site overhead separately. (P3.4)
6.2.2. If the basic cost of the tender is Rs. 321, 315, 300.00. Calculate the head office
overhead margin and site overhead margin of this project.
7. Health, safety & welfare are important issues in the construction. Preplanning of these, will
avoid unwanted big expenditures. Evaluate how the health, safety and welfare plan affects this
tender (P3.3)
8. The client, consultant and the contractor might have several limitations when they are going
for a selective tender. Determine the constraints which may apply to this tender process. (P1.2)
9. Documentation is very important in the construction contracts. Any dispute arises, will be
resolved based on the documentation evidence. Describe the scope of contractual
documentation required to support the tender process (P1.3)
10. There some items of the shopping mall have been given for you to estimate. Calculate the rate
including overhead and profit margin. (P2.4)

10.1. Grade 30 reinforced concrete for 225 x 225 mm columns in ground floor.

Note:
In order to do the each estimate, you have to do the following tasks,
a) Produce a method statement suitable for compiling unit cost for each. (P2.3)
b) This construction is based in Colombo. Collect quotations/ bills from suppliers in
Colombo, for Material, Plant & Labour. Attach them to the document to make it more
reliable. (P2.1) Use the overhead and profit margin you obtained from Task 6.
c) While calculating the prices, use NRM for the measurement systems. (P2.2)
You are allowed to refer BSR (Building Schedule of Rates) published by ICTAD, as guidance
with a proper reference.
