This conceptual framework of GREENSHIP is voluntary (not
mandatory) outline of rating tools of Green Building in
Indonesia. The creation of this framework must be complied
the regulation applied in Indonesia. At a later date, if it is
proved that between the conceptual framework of
GREENSHIP and the regulation applied or which will be
applied, there is any difference found, therefore the society is
required to respect the valid regulation.
Foreword
With the completion of the second version of this conceptual framework book which is the result
of the study of Directorate of Rating and Technology from Green Building Council of Indonesia
- GBCI, we want to thank to God. The completion of this book was assisted by the experts from
different discipline which become the most important thing in the creation of the rating system
for Green Building from GBCI.
The second version of Conceptual Framework Book is the advanced version of the previous
version of the Guideline. This Conceptual Framework is the first draft of GREENSHIP, Rating
System from GBCI, prepared with the intention to give an introduction and a further guide to the
concept and the implementation of green building in Indonesia to be more discovered, known
and realized better by the building industry participants. This conceptual framework was created
in order to get a feedback from the participant and stake holder of building industry as a part of
initial process of transformation and education process of green building concept in Indonesia.
In this occasion, we would like to express many thanks to our colleagues, the experts, and the
composer team, who participated actively in the creation of this Conceptual Framework.

Preface
This Conceptual Framework is the second version, has been entered the steps of category
identification, rating points, and assessment that are most likely used in GREENSHIP Rating
System from Green Building Council of Indonesia. Therefore, this framework is the advanced
step to the completion process of GREENSHIP Rating System.
In the process of the creation of GREENSHIP Rating System, we still found many deficiencies,
inaccurateness and writing structure that still need an improvement. Therefore, we are looking
forward for any input, comment, correction, and suggestion either for the rating points or other
things in order to improve this framework. All of the input, comment, and suggestion can be
submitted through email at input@gbcindonesia.org. The input will be a material of the
discussion held by Directorate of Rating and Technology of GBCI to be considered, processed,
and published in the next version. Thus, it can be assured that the book of Conceptual
Framework Version-2 will be followed up immediately to prepare the GREENSHIP Rating
System Version 1.0.
Eventually, we would like to express our thanks to Founder colleagues, the experts, and the
preparation team who have been participated in the preparation of this Conceptual Framework

INTRODUCTION
The increased in global temperatures and climate changes is an ongoing phenomenon and
can be felt in the form of environmental deterioration caused by human activities which is
done without considering the development principles that consider the principles of
sustainability in maintaining environmental sustainability. Moreover, the rate of growth
human population increases exponentially, especially in the last century, encourage the
major use of natural resources regardless its availability for the next generation. The
scientists and environmental specialists have warned us about natural resources crisis,
especially the crisis of the availability of energy resources, water, and food within a not
longer period.
Building industry sector evidently has contributed up to 17% in the used of water from
the water consumption of the world, 35% in the used of the wood from the forest, 40% in
the energy used, in addition, contributed 33% emission of CO2 which is one of the
biggest greenhouse gases. In other word, building industry participates in contributing
environmental damage, the phenomenon of global warming and climate changes.
Seeing this condition, the building industry should be responsible by actively
participating in doing all effort that is currently encouraged by all people in preventing
the climate changes as well as fixing the environmental damage by implementing the
development based on the concept of Green Building.
Green building concept is a building which has been initiated since the planning step,
development, operation, until the maintenance operational, which always keep in mind all
aspect in protecting, saving, reducing the used of natural resources, keeping good quality
either the building quality or air quality inside the room, and taking notice to the occupant
health, which all of them hold on a sustainable rule.
A building can be considered as a building which has implemented the green building
concept if it passes the evaluation process successfully to get the green building
certification. The benchmarking of assessment used in that evaluation is Rating System.
Rating System is a tool consisted of points from assessment aspect which is called as
rating and each rating point has value (credit point). If a building has implemented rating
point successfully, it will get a credit point from that point. If the total of credit points
that has been collected reaches the specified amount, thus the building can be certified for
the specific certification level. However, before reaching the phase of rating assessment,
the building investigation should be done for the compliance of the initial rating
requirement (eligibility).

BACKGROUND
A. Green Building Council of Indonesia:
Green Building Council of Indonesia (GBCI was firstly initiated by 7 initiators, and then
officially established by 50 individual professionals as Core Founder on 17 February
2009 by signing the deed of establishment in front of notary.
These professionals which come from various scientific backgrounds (architecture, civil
engineering, mechanical & technical engineering, landscape architecture, interior design,
etc) and with the parties working in the business developer, consultant, contractor,
company working in the field of building operation and maintenance, building & facility
management, all of them united in this organization.
After the establishment of Green Building Council of Indonesia (GBCI), it was then
registered to World Green Building Council (WGBC), located in Toronto, Canada.
Therefore, GBCI is the only representative from Indonesia and authorized by WGBC
with the acceptance of Letter of Interest from GBCI.
Currently, in addition to preparation of GBCI organization device, with, among others,
strengthening the agency founder, GBCI also prioritizes in the preparation of
GREENSHIP Rating System which is a basic criteria in certifying a building as Green
Building.
The membership of GBCI is growing and more building industry actors joined as
member. GBCI also builds collaboration with another organization such as ASHRAE and
government agency such as Center of Settlement Research of Public Work Department of
Republic of Indonesia.
3. Availability of technology
4. Assessment criteria should be complied with the local standard, such as Act of
Parliament, Decree of President, Instruction of President, Regulation of Minister,
Decree of Minister, and Indonesian National Standard (SNI).
With the four basic principles, the building industry actors are expected to have a desire
to implement the green building concept because the demanded criteria in this Rating
System is not difficult to be performed. By the commencement of this movement, there is
an expectation that more party apply this concept so that the implementation of this green
building concept becomes a common goal from each building developer.
In line with the preparation process, it is proven that many developers have admitted that
their building has already implemented the green building concept without knowing the
actual concept. But we realize that many parties still have the incorrect understanding and
their admission is intended only for marketing interest. Additionally, we still find that the
public comprehension on green building concept is still far from the real concept. Many
parties are still looking for the real definition of the concept, where there is a quite far
distance to understand the concept.
Considering this condition, GBCI has previously published the Green Building
Guidelines version 1 containing only the points of Rating System that is being prepared,
with the intention to improve the understanding level on green building concept and
GREENSHIP Rating System. This guide is not yet completed with benchmarks and
score.
After the publication of the Guidelines Book, GBCI via Department of Rating and
Technology built a Team consisting of analysts and scientific writer, and reviewed six
rating systems in the world that is considered to be representative, they are LEED from
USA, BREEAM from United Kingdom, Greenstar from Australia, Greenmark from
Singapore, and GBI from Malaysia. From those six Rating Systems, firstly the ratings
that is at least listed in four common Rating System, because those ratings are considered
to be applicable universally. And then, they are abstracted into three common and two
common where they are taken into account for the implementation of the adoption of this
system regarding the condition in Indonesia.
These ratings are analyzed based on the suitability to the condition and the standard
benchmarks applied in Indonesia as stated on Act of Parliament, Decree of President,
Instruction of President, Regulation of Minister, Decree of Minister, and Indonesian
National Standard (SNI), in addition to all international benchmarks that can be adopted
such as ASHRAE Standard. From that process, six categories consisting 42 (forty two)
ratings with the total score 96 can be identified.
This rating is prepared specifically to evaluate new commercial construction. New
commercial construction is a building established above an empty land or above the
destructed former building with the designation for offices, shops, apartments, and hotels.
The consideration is taken to choose the type of new building because the preparation of

rating tools is easier than other types such as former building (existing building), etc. so
that it is appropriate to the initial step of learning process and the identified Rating. Those
things are made in this book of Conceptual Framework for Green Building of New
Construction Type Version 2.
B. Status of the Guidelines for Green Building New Construction Type Version 2
It is important to recognize that the statuses of this Conceptual Framework version 2 are
as follows:

2. Expect a feedback such as input and comment that can improve the rating
points and score which is generated before crystallized becoming
GREENSHIP rating from GBCI.

Before a building can be assessed by GREENSHIP Rating System, the building needs to
meet the initial requirement of the assessment (eligibility) that consists of:

When all the above requirements have been satisfied the building construction may be
commenced. The GREESHIP Rating System shall be grouped into six (6) rating
categories, respectively as follows :

Rating Point : is a point rating in the categories other than Prerequisite points.
This rating point is will only be able to be assessed and given a value if
Prerequisite points in that category have been met or have been executed. This
rating point has a certain value in accordance with the stipulations which will be
outlined below.
Rating bonus : is a rating point that can be assessed as usual rating points but its
existence was not considered in the total number of point rating which is used as
the divisor in calculating the percentage of assessments.
Public Discourse:
Indonesia has a rich diversity of natural and biological conditions that must be
protected. The diversity of natural conditions are highly vulnerable to changing
conditions on the site or surroundings. Basically, the land has a carrying capacity, for
example, when a land abandoned, it will spontaneously grow various kinds of plants
on it. However, the carrying capacity of land has limitations depending on land
area, land area outside the site that supports it, climatic conditions, location and
existence of living organisms that support them.
Increasing population, economic development and industry lead to change as a
function of land use of agricultural land into urban areas. While the urban lifestyle
currently absorbs much energy and water and produce CO2 as well as a large carbon
trail. Along with vast growth of urban estate, the availability of Green Open Space
sustaining the population is even more limited.
The rate of growth of urban areas is generally increasingly widening because
selection of the location of development in Indonesia gives the highest priority to the
land price factor rathen than environmental factors and sustainability considerations.
The perception that the development using new land is considered much cheaper
than using the location provided complete with a wide network of public facilities,
increase the rate of urban sprawl so that the conversion of rural land into urban is
increasingly inevitable.
Currently the development planning of urban area or municipality development in
Indonesia has increasingly become equipped with various facilities such as networks
and modes of transportation, communications, utilities and various other public
facilities. Connectedness of all these facilities provide convenience and flexibility to
achieve energy and cost efficiency.
Development of urban areas so far undertaken should support the sustainability of
the area concerned and the quality of space at the macro level, without compromising
the quality of the environment and quality of human life such as productivity,
employment opportunity, community economies in the surrounding area which can
be increased.
The following are the rating points of this category :
ASD-1. Selection of Site
Maximum Value of 2 Points
Purpose :
Avoid development that has a major impact to the environment and consider the
sustainability of ecosystems with the choice of location of development so that the
really sustainable development can be brought to reality.

ASD -2.
A. ..Reducing the volume load of rainwater runoff into the city drainage network
from the location of buildings up to 50% of the total volume of daily rainfall,
calculated according to BMG data, get the value of 1 point.
Or
1.B. Reducing the volume load of rainwater runoff into the city drainage network
from the location of buildings up to 50% of the total volume of daily rainfall,
calculated according to BMG data, get the value of 2 points
2. Handling the entry of flood runoff from outside the location of the building, get
the value of 1 point.
ASD 3 Mass Transportation
Maximum Value of 2 points.
Purpose :
Encourage building occupants and visitors to use public transport with easy access to
public transportation so as to eliminate the use of motor vehicles.
Benchmarks and assessments :

3. When complying with section 1 above and provide a special change or a special
bathroom for every 10 bicycle parking lots, get the value of 1 point.
ASD 5 Landscape on Land
Maximum Value of 3 points
Purpose :
Use of variety of types of plants to optimize functions of buildings such reducing heat
island, improve the absorption of rain water, CO2 reduction, prevention of erosion, land
conservation and management of pollution and a variety of other functions.
Benchmarks and assessments :

get the value of 1 point.

Encourage optimal use of natural lighting to reduce energy consumption and support the
building design which allows the use of natural lighting as possible.
Benchmarks and assessments :
1.. Use of natural light optimally at least 30% of floor area used for the work to get
natural light intensity of 300 lux minimum, get value 2 points.
2. If point one is fulfilled and added with lux artificial light sensors for automation of
artificial light as a substitute for natural light intensity of less than 300 lux, get the
value of 2 points.
EER 5. Advanced refrigerant applications
Maximum Value of 2 points.
Purpose :
Encouraging the use of refrigerants that can reduce the risk of destruction of the ozone
layer and global warming potential.
Benchmarks and assessments :
No use of HCFCs refrigerants (Hydro Chloro Fluoro Carbon) in the entire refrigeration
system of the building gets 2 points.
EER 6. Ventilation and Infiltration
Maximum Value of 2 points.
Purpose :
Encouraging the use of efficient ventilation in public areas (non Nett Lettable Area /
NLA), making infiltration of air in the outside room for energy efficiency.
Benchmarks and assessments :
1.. No condition (no AC) of WC space, stairways, corridors and elevator lobbies and
equip the room with a mechanical ventilation system, get the value of 1 point.
2. Design of openings should be sealed when in the closed condition to keep outside air
infiltration down to a minimum, can be seen in the design drawings. Getting the
value of 1 point.
EER 7. Energy Efficiency Measures
Maximum Value of 10 points.
Purpose :
Encouraging the use of innovative energy efficient equipment and have a positive impact
on the environment.
Benchmarks and assessments :

For each energy savings amounting to 2.5% below the available benchmark at the preconditions 1, get the value of 1 point.
EER 8 Effects of Climate Change
Maximum Value of 1 point.
Purpose :
Opening the insights resulting from the use of environmentally unfriendly energy sources
to climate change phenomena.
Benchmarks and assessments :
Submit a calculation of CO2 emission reductions derived from energy savings under the
IKE using the conversion between CO2 and electrical energy that has been set by the
government, get the value of 2 points.
EER -9. New and Renewable Energy Sourced Within the Site
Bonus Rating, Maximum Value of 5 points.
Purpose :
Encourage the use of new and renewable energy sourced from within the site.
Benchmarks and assessments :
Using new and renewable energy sources that could replace every 0.5% of the maximum
electrical power required by building get the value of 1 point.
C.. Water Conservation:
General Purpose :
Encouraging the use of water saving measures in delivering sustainable clean water
supply for the future.
Public Discourse :
Water balance conditions in the territory of Indonesia is very unique. Indonesia consists
of many islands with a land area smaller than the sea. With these conditions, the surface
freshwater resources become very limited. For some people, who do not have access to
surface water bodies often make a choice of ground water consumption resulting in largescale exploitation. Yet on the other hand, most of Indonesia is a tropical rain forest
climate is influenced by tropical rain forests with high rainfall / high precipitation and
wet months which are averagely long. Although the rainfall in Indonesia is different
based on geographical location, climatic conditions like these can make the rain water as
alternative sources of clean water, but unfortunately until now the choice is still less
popular.

Climate cycles and rainfall in Indonesia have so far been disrupted by climate change,
global warming, deforestation / illegal logging, green land conversion, and destruction of
wetland that was not controlled. It also resulted in water balance and the availability of
ground water and surface water. During the dry season water shortages and floods occur
and during the rainy season flood occurs. Based on the calculation of water resources by
the Directorate General of Water Resources within the Department of Public Works,
Java, Bali and NTT experiencing water deficit especially during the dry season. This
water deficit will worsen with the growth of population and increasing economic
activities.
Currently the total water demand in Indonesia has reached 8.903 x 106 m3 with an
increase of about 10% per year. In urban areas, the fulfillment of this requirement relies
on the treated water source from the PDAM (Municipal Water Works) and ground water
exploitation.
The use of clean water in general is for fulfilling bathing and washing activities, latrines,
drinking and landscape irrigation. Water consumption patterns in urban conditions, such
as Jakarta requires 150 liters / soul / day, while according to Pacific Institute study
(2006), the average water requirement of Indonesia is approximately 80 liters / soul / day.
These figures are very wasteful when compared with the ideal water consumption
figures, 50 liters / soul / day.
Besides the issue of water consumption, also there are problems in the management of
waste (gray water and black water) in urban areas where the supporting power of their
environment is low. Integrated waste management that is not exercised in an integrated
way causes pollution of water bodies and degrade the quality of the environment.
The following are the rating points of this category :
Pre-requisite 1. Measurement of Clean Water Usage.
Purpose :
Facilitate control of water usage so that it can be the basis of the implementation of better
water management.
Installation of water meter equipment (volume meter) which is to be placed in each of
certain places in the water distribution system, as follows:
1.. One volume meters at the output of clean water systems, PDAM or ground water.
2.. One Volume meter to monitor system output for recycled water and
3. One Volume meters are installed to measure the addition of the clean water output if
from recycling system it is inadequate.
WAC 1. Water Efficient Landscaping
Maximum Value of 2 points.
Purpose :

Efficiency in the landscaping efforts is aimed at minimizing the use of clean water
sources and ground water and PDAM for the landscape irrigation needs, and replace it
with a water source other than the above two sources of water.
Benchmarks and assessments :
1.. When using the water system of the building, a maximum of 25% irrigation
requirement is met from ground water sources and / PDAM / taps, get the value of 1
point.
2.. Using the installation system for irrigation which can control the landscape irrigation
needs appropriate to the needs of the plant, get the value of 1 point.
WC 2. Reducing water usage.
Maximum Value of 8 points.
Purpose :
Improving water use efficiency that will reduce the burden of clean water consumption
and reduce waste water output.
Benchmarks and assessments :
1.. Consumption of water with the highest amount of 80% of the total needs in
accordance with the designation of buildings taken from SNI 03-7065-2005 as
shown in table 2 below gets 1 point.
2. Any decrease in water consumption by 5% from the reference in point no. 1 will
get the value of 1 point. Maximum value of 7 points.

Purpose :
Facilitating water savings efforts by installing high efficiency water fixtures.
Benchmarks and assessments :
A.. The use of water fixtures in accordance with the below standards capacity of waste
on water pressure in accordance with Table 3, amounting to at least 50% of the total
cost of supplying water fixture. Getting the value of 1 point, or
B. Usage water fixtures with appliance that corresponds the standard above with amount
above 75% of the total cost of procurement of water fixture, get value of 2 points.

Purpose :
Give clean water from the source of recycled waste water of the building to reduce water
demand from the main water resources.

Planning for the installation of recycled water with sufficient capacity for the needs of the

D. Source & Material Cycle:
General Purpose :
Optimizing the use of a material so it can extend the life cycle. By extending the life
cycle through conservation and efficiency, carbon trail, ecological trail and the waste
water generated will be reduced.
Public Discourse :
Number of clusters of volcanos caused Indonesia to have a wealth of mineral resources
for the material. The formation of tropical climate of each island creates a diverse
ecosystem. Indonesia has a high diversity of ecosystems so that natural resources are
renewable such as wood which is highly diverse for construction. But illegal logging
and exploitation that are not managed properly has destroyed such wealth. The
significance of forests is not only as source material, also serve to protect the earth from
global warming, keeping the order of the water system, and maintain the carrying

1. Pollution of the tools in the building such as cigarette smoke, pesticides, cleaning
materials.
2. Contamination outside the building include the entry of motor vehicle exhaust gas, gas
from kitchen chimneys near the building, where all of which can occur due to the
spatial location of air holes that are not appropriate.
3. Pollution caused by contamination of building materials including formaldehyde, glue,
asbestos, fiber glass and other ingredients which are the components forming the
building.
4. Disorders of air ventilation such as lack of fresh air entering the rooms, and poor air
distribution and lack of air ventilation system maintenance.
Pollution levels are high because of urban lifestyle and industrialization produces more
exhaust pollutants, among others, coming from burning fossil fuels for cooking, power
generation, and motor vehicles. Ambient air pollution is also affecting indoor air quality
because of polluted outside air into the room through a process of air exchange resulting
in lower indoor air quality.
Besides pollutants from outside the building, indoor air quality is also affected by air
conditioning. In general, high air temperature in Indonesia is between 25 degrees - 35
degrees with relative humidity which is also high at 44-98%.
The control of indoor air requires a good strategy so that human productivity and the
level of occupancy of the building can take place optimally.
The following are the rating points of this category :
IHC-1. Outdoor Air Introduction.
Maximum Value of 2 points.
Purpose :
To maintain and improve indoor air quality by the introduction of outdoor air.
Benchmarks and assessments :
1. A. Design of room showing the existence of the potential of introduction of
outside air at 10 cm / person.
or
1. B. Air Change Rate, according to ASHRAE standard 62.1, get the value of 1 point.
2. Installation of gas sensors of Carbon dioxide (CO2), which has a mechanism to
move the outside air ventilation so that the concentration of CO2 in the room shall
be no more than 1000 ppm. Sensors should be placed on every floor near the
return air grill to get a points value.
IHC 2. Environmental Control over Cigarette Smoke
Maximum Value of 2 points

To reduce environmental pollution and cigarette smoke and its exposure the users of the
building, the surface of the room inside the building and installation of proper ventilation
in the room of the building.
Benchmarks and assessments as follows :
A. Setting up a sign No Smoking Allowed and provide smoking rooms equipped with
exhaust systems and double doors as many as 1 room for every two floors. Exhaust
outlet from the room has the nearest distance of 10 m from the intake air from the
building . Getting the value of 1 point.
B. Setting up a sign No smoking in Allowed in All Areas of the Building and / or
without providing buildings / special area for smoking that are not on the same roof
with the building. The nearest distance 20 m from the perimeter of the building that
are above ground (non-basement). Getting the value of 2 points.
IHC 3. Chemical Pollutant
Maximum Value of 3 point.
Purpose :
Reduce pollution originating from hazardous in the room to maintain human health.
Benchmarks and assessments as follows :
1. Using paints, coatings, carpet, flooring, adhesives and sealant at all levels of the
building that contain Volatile Organic Compounds (VOCs), getting the value of 1
point.
2. Using products that do not contain urea formaldehyde for composite wood products
and products of agrifiber, among others, particleboard, plywood and foam insulation,
laminating adhesive getting the value of 1 point.
3. Not using materials that contain asbestos, mercury and styrofoam get the value of 1
point.
IHC 4. Noise Level in the Room
Maximum Value of 1 point.
Purpose :
Keeping the noise level in the room at an optimal level.
Benchmarks and assessments as follows :
Noise level at 90% of Nett Lettable Area (NLA) not more than 45 dBA get the value of 1
point.
IHC 5. Thermal Comfort Room
Maximum Value of 2 points.

Maintaining thermal comfort of room conditioned to be stable.
Benchmarks and assessments refer to SNI 03-6572-2001 as follows :
1. Define the thermal conditions planning of room conditioned at a temperature of at least
25 degrees and relative humidity of maximum 60%, get the value 1 point.
2. If conditions in the room is 25-26 degrees and relative humidity 55% + / -10 can be
proven simultaneously with the Commissioning of the System, get the value of 1
point.
IHC - 6. The view Out of the Room
Maximum value of 1 point.
Purpose :
Reduce eye fatigue by giving distant sight and provide a visual connection from the
building.
Benchmarks and assessment as follows :
If 75% of the NLA is facing directly into the scenery outside which is restricted by
transparent openings when drawn a straight line, get the value of 1 point.
F.. Building Environmental Management
General Purpose :
Create a guide that leads the implementation of building management and attention to
environmental ethics.
Public Discourse:
In general, follow the principle of management processes POAC (Planning, Organizing,
Actuating, Controlling), which covers the activities of Planning, Organization,
Implementation and Control / supervision. The operational plan should be environmentfriendly building which should have been thought of since the planning stages of design.
Scope is the management of resources through the concept of sustainable operational
plans, clarity of information (data), and early treatment that helps solve the problem,
including human resource management in the implementation of Green Building
concepts to support the implementation of the principal objectives of the other
categories.
The existence of this category also give emphasis on the importance of human factors as
one resource that plays an important role in the sustainability of a Green Building.
Ethnic groups in Indonesia consists of more than 300 ethnic groups with the number of
languages twice as many as the number of the ethnic group. The existence of a large
geographical area, diverse landscape and the development and standard of education
which is not even yet has caused differences in the way and working standards of each
human being. The operation of a Green Building, is indispensable to a standard wellplanned and standard management to operational practitioners in managing the building

the rating points of this category:
BEM 1. Waste Management
Maximum Value of 3 points.
Objective :
Encourage cleanliness and waste management in an integrated manner so that reduce the
burden on Final Trash Dumpster (TPA). Waste management can be a waste sorting,
composting, recycling, waste disposal or pledge of the buildings waste at the Final
Waste Dumpster (TPA).
Benchmarks and assessments as follows :
1. The existence of the installation or facility to sort and collect garbage by organic and
inorganic type, get value of 1 point.
2. The presence of organic waste composting installation, get the value of 1 point.
3. Give a statement or a plan of cooperation for inorganic waste management
independently with third parties outside the network system of urban garbage, get a
point.
BEM -2. User Survey of the Maximum Value of Building 2 points.
Maximum Value of 2 points.
Objective:
Measuring users comfort through a standard survey of influence of the design and
operation systems of the building.
Benchmarks and assessments as follows :
Giving a statement that the landlord will conduct a survey based on ASHRAE standards
no later than 12 months after the date of certification and if the result is at least 20% of
respondents stating their inconvenience, then the landlord agrees to make repairs at the
latest by six (6) months after reporting the survey results, get the value of 2 points.
If improvements are not made to meet these discontents, the certification will have its
level degraded and deployed and published in the website of GBCI.
BEM -3. Submit IKE data to Database
Maximum Value of 2 points.
Objective :
Pushing for monitoring and recording performance of the operation of building systems
within the internal and national scope.
Benchmarks and assessments as follows :

Submit IKE data from the calculation of energy modeling software (planning phase to
meet the pre-requisites no. 1 of this category). Provide a statement that building owners
would submit IKE data of their building within 12 months to GBCI and an Indonesian
energy data center that will determined later.
If not done, then the ranking will be
degraded and published through the wesite GBCI. When the above requirements are met,
you get the value of 2 points.
BEM 4. Good and Correct Commissioning System.
Maximum Value of 2 points
Objective :
Carry out good and correct commissioning system of the air conditioning system, water
distribution systems, lighting systems, transportation systems in the building.
Benchmarks and assessments are as follows :
1.. Perform required commissioning procedures properly in order that all the equipment
/ systems function and demonstrate the performance befungsi according to plan and
conducted by an independent third party, get the value of 1 point.
2. When measuring tools and equipment required for commissioning adjustment systems
have been installed on the installation (not portable), get the value of 1 point.
BEM 5. Management of Construction Activities
Maximum Value of 2 points.
Objective :
Planning the management of construction activities so as not to cause damage which
permanent or temporary in nature on the area around the construction site.
Benchmarks and Assessments as follows :
1. Provide a construction waste material collection area and separates those that can be
reused (reuse) and recycled for third party and take over management of the rest, get
the value of 1 point.
2. Managing construction waste water for reuse as a water source, get the value of 1
point.
BEM 6 . Involving Accredited Professional (AP) since the Design Phase
Maximum Value of 1 point.
Objective :
Directs the design steps of a Green Building from an early stage to facilitate the
achievement of a design that meets the rating.
