THE CONSERVATORY AT MILL CREEK

PET RULES AND REGULATIONS

The following Rules and Regulations pertaining to Pets have been developed to complement The
Conservatory at Mill Creek Bylaw 89 (Pets) and to lend further interpretation to the Bylaw.
1. New Pets: In order to bring any new pet to live in the Building an existing owner/resident or
a new owner/resident must first advise the Property Manager and the Condominium
Corporation Board of Directors of this interest so that a Bylaw compliance check can be
made. The main component of this check is whether the pet is, or will be, of a size at
maturity to allow the owner/resident to easily carry it in his or her arms. The ability to carry
ones pet is a requirement stated in Bylaw 89(a). Refer to Item 2 for more information on pet
size. Additional information requested about the pet is the breed, is it house and obedience
trained, and is it socialized to interact with other animals and people. A picture of the pet is
also requested. After a review, a letter will be provided to the pet owner.
2. Maximum Number and Size of Pets: A maximum of 2 pets (not permanently caged or in an
aquarium) are allowed per suite. Any pet, upon maturity, is not to exceed 12 kilograms (25
pounds) in weight or 35 centimetres (14 inches) in height at the shoulder to ensure that the
owner/resident can easily carry it in his or her arms.
3. When on Common Property inside the Building: Bylaw 89(a) requires a pet to be carried
when on Common Property inside the Building. However, it is acceptable, particularly for
an owner/resident who may no longer be physically able to carry his or her pet, to
alternatively walk the pet through Common Property (i.e., hallways, stairways, elevators,
foyer, parkade, etc.) PROVIDED it is on a leash of not more than one metre in length (3
feet) and under the owner/resident's control at all times.
4. When on Common Property outside the Building: When outside on Common Property of the
Condominium, a pet, if not being carried, must remain on a leash (again not more than one
metre or 3 feet in length) and under the owner/resident's control at all times. There is no offleash area anywhere on Condominium Common Property.
5. Pet Relief: For pet relief, an owner/resident is to take his or her pet off Common Property. It
is also strongly encouraged, for health and safety reasons and for purposes of maintaining
good neighbourly relations, that Exclusive Use Common Property (i.e., patios, balconies and
terraces) attached to suites is not used for pet relief. In addition, if the circumstance arises
where relief cannot be controlled and it occurs on Common Property, the pet owner is to take
immediate and thorough clean-up action.
6. Damage to Common Property: In reference to Bylaw 89(c), any interior Common Property
spaces are not to be used as dog runs as this may result in cumulative property damages.
Also, cats are not allowed to roam free anywhere on Common Property inside, outside or on
the Building. And when bringing your pet in from outdoors, ensure its feet are clean. The

cost of repairs for any direct damages caused by a pet are the responsibility of the related
suite owner/resident.
7. Vaccination Program: In reference to Bylaw 89(e), for the health and safety of other pets and
all owners/residents, a pet owner is expected to have his or her pet vaccinated against
diseases as per veterinarian recommendations.
8. Visiting Pets: All visiting pets are also subject to Bylaw 89 and to these Rules and
Regulations.
9. Refer to The Conservatory at Mill Creek Bylaw 37 (Violation of Bylaws) and Bylaw 89
(Pets) for further information.
10. Refer to the City of Edmonton Animal Licensing and Control Bylaw 13145 for further
