Iloilo City, Philippines Represented by Roland Janolino Tiu SUBJECT: NOTICE OF TERMINATION OF LEASE
Dear Mr. Tiu:
This is to notify you that management is exercising its prerogative to pre-terminate your lease contract over the leased premises known and designated as Room No. 2, 2 nd floor of the X.A Esteban Building located at Galo-GatuslaoSts., Bacolod City. This pre- termination notice is given pursuant to paragraph 36 of our lease agreement which states that: 36) The LESSEE agrees that all the covenants and agreements herein contained shall be deemed essential conditions hereof and that if default or breach be made of any such terms, stipulations and conditions, then the LESSOR shall have the right to consider this contract ipso facto rescinded or cancelled without resorting to any judicial action simply giving a notice in writing to the LESSEES regarding said rescission and/or cancellation. Upon such termination or cancellation, the LESSOR may forthwith lock the premises and exclude the LESSEE therefrom, with the use of reasonable force, if necessary, and the LESSOR is hereby expressively authorized to take possession of the leased premises without need any further court action. On September 12, 2015, you held an activity until 11 p.m. without asking permission beforehand, thus, the building management is of the opinion that you violated numbers 1 and 2 of the building House Rules which state that: 1. Curfew Monday to Saturday is at 9:00 pm. Building will be lock by the guard on duty by this time. No holding of office on Sundays except for room #10 (Chiefs Shepherds Crown of Glory Christian Fellowship) where time to use office unit will be until 1 p.m. only 2. A letter of advice address to the property manager will be required from the tenants 2 days prior intended overtime in cases that the same will extend their office hours beyond 9:00 p.m. or will hold office by a Sunday which is subject for approval from the building owner. By reason thereof, management requests that you vacate the leased premises on or before November 15, 2015.
