of the first part, Grantor; and Wembley D. Fraggle, party in the second part, Grantee,

- Witnesseth That for and in consideration of the sum of One 00/100 Dollar
($1.00), which includes the amount of any outstanding Mortgage or Deed of Trust, if any, the receipt
whereof is hereby acknowledged, the said Grantor do grant and convey to said Grantee, in fee simple,

45' WEST 70 FEET to the true point of beginning, an iron rod and cap set (Corp. XXXXX) and
continues as follows:
Beginning for the same at an iron rod and cap (Corp. XXXXX) set located
A. On the southern right-of-way line of Red Street, a 50 foot wide public right-of-way, located
approximately 120 feet south of the eastern right of way line f Blue Street, a 40 foot wide public
right-of-way, in the town of Willowdale, Bobbs County, Maryland; and said point

Red Street, 50 foot right-of-way. Thence, leaving said point reversing along the 30 FOOT line with

Saving and excepting therefrom, the land, easements, rights/or controls shown on State of
Commission of Maryland's Plat XXXXX, conveyed by a Deed dated March 1 st, 20XX and
recorded among the Land Record of XX County, Maryland in Z.Y.X Liber 3 Page 2.
Being premise known as: 123 Here Road, Willowdale, MD 21XXX.

Together with the buildings and improvement s thereon erected, made or being; and
all and very, the rights, alleys, ways, waters, privileges, appurtenances and advantages thereto
belonging or in anywise appertaining.

To have and to hold

the said tract of ground and the premises above


described and mentioned, and hereby intended to be conveyed, together with the rights, privileges,
appurtenances and advantages thereto belonging or appertaining unto and to the proper use and benefit
of the said Wembley D. Fraggle, as sole owner, in fee simple.

And the Grantor covenants that he has not done or suffered to be done any act, matter, or thing
whatsoever, to encumber the property hereby conveyed; that he will warrant /specially the property
hereby granted; and that he will execute such further assurances of the same as may be requisite.
