CONTRACT OF LEASE

Two parties agree to sign the contract of lease with the following articles

Article 1: the premises to be rented


Party A agrees to rent to party B the following dwelling: a fully furnished
apartment located at number 77/263 Lach tray street.
An inventory of fixtures of the rented premises and equipment shall be
made approved by both parties and attached to this contract.

Article 2: Duration
The term of this lease shall be from 10th August 2010 to 31st May 2011

Article 3: Party A’s responsibilities and rights


• Hand over the apartment together with its utilities and equipments to party B on the
day of validity of the contract;
• Guarantee the right of access, installing complementary equipment, furniture and
household effects, and the complete and private use of the apartment;
• Provide cleaning service weekly and assure the security for the whole building;
• Proceed necessary documents with local authorities for party B’s temporary stay;
• Receive monthly rent, as stipulated by article 5.

Article 4: Party B’s responsibilities and rights


• Use the apartment and its equipments as described in article 1;
• Liable for using the apartment for living purpose only and for using the apartment
in keeping with the contents of contract.
• No right to cede the renting contract or relet the apartment prior written agreement
by party A;
• Pay rent on time, as stipulated by article 5.

Article 5: Rent and mode of payment


The monthly rent shall be USD 350 inclusive of the rent, electricity, gas
supply and other additional services as described in article 1 & 3. 10 USD
from this amount will be for room service.
The monthly rent shall be paid in cash in the first five days of the month to
the guest house administrator (Ms. Hanh).

Article 6: Termination
This lease might be terminated on the following cases:
• expiry of the lease;
• agreement between the two parties.

Article 7: Other general complementary regulations


Both parties abide to the above articles. Detailed regulation of living in the
Guest House is attached to this contract.
This contract is valid from the 10th August 2010. The contract is made into
two copies. Each party keeps one copy.
