INTRODUCTION TO HOME LOANS


Home is a dream of a person that shows the quantity of efforts, sacrifices luxuries and above all gathering funds little by little to afford ones dream. Home is one of the things that everyone one wants to own. Home is a shelter to person where he rests and feel comfortable. Many banks providing home loans whether commercial banks or financial institutions to the people who want to have a home. Housing is one of the most basic human needs and comes after food and clothing in importance. India is facing a chronic shortage of houses particularly for weaker sections of society. It requires extraordinary efforts on the put of the Government to provide this basic need to its vast population. Gigantic investment in this sector is necessary to provide a real boost to house building activity.
Many banks are providing home loans at cheapest rate to attract consumers towards them. The more customer friendly attitude of these banks, currently offer to consumers cheapest loan over homes. In view of acute housing shortage in the country, and keeping in mind the social economic role of commercial banks in the present times, the RBI advised banks to encourage the flow of credit for housing finance. With the RBI reducing bank rate, the home loan market rates nose-diving by 50 basis points. The HDFC Bank and Standard chartered bank has become the first player in this sector to announce a housing loan for a 20 years period. No doubt it will enhance the end cost people to plan their house over longer duration now; it has been made easy for a person to buy that dream house which he dreamt of long ago.

PUBLIC SECTOR BANKS


The term public sector banks is used commonly in India. This refers to banks that have their shares listed in the stock exchanges NSE and BSE and also the government of India holds majority stake in these banks. They can also be termed as government owned banks.

PRIVATE SECTOR BANKS


Private Sector Banks are those Banks where the management is controlled by Private individuals and Government does not have any say in the management of these banks.Maximising profit is the basic motto.

REVIEW OF LITERATURE

Narasimham Committee (1991) points out that although the banking system in our country has made rapid progress during the last two decades, there is decline in productivity and efficiency and erosion of profitability. The committee strongly make indications of liberlising, deregulating economy to make Indian baking system more competitive and efficient.

Prabhat Khabar,( June 22, 2010), the newspaper talks about various issues that a customer should take care of while planning to obtain home loans from various banks. It specifically talks of various public sector banks initiative to provide home loan to various customers. The article also identifies certain good builders who have tie up with various banks and help customers obtain home loan and become proud owner of the home.

Usha Thorat At the Indian Banking Conclave (Bancon) in Mumbai on January 12, Reserve Bank of India (RBI) deputy governor Usha Thorat warned against what she considers risky mortgage lending practices. "In the area of housing loans, teaser rates are increasingly being offered, which is a cause for concern," she said. "I hope banks are ensuring that borrowers are well aware of the implications of such rates and the appraisal takes into account the repaying capacity of the borrowers when the rates become normal."

They studied aboutthe prospects of the U.S. housing/mortgage sector over the next several years. Based on our analysis, we believe there are elements in place for the housing sector to continue to experience growth well above GDP. However, we believe there are risks that can materially distort the growth prospects of the sector. Specifically, it appears that a large portion of the housing sector's growth in the 1990's came from the easing of the credit underwriting process.

RATIONALE OF THE STUDY


The main purpose of this study is to attain the knowledge of the The home loan schemes of private sector banks & public sector banks :-

To know the ideas of customers about home loan products , services and schemes of private & public banks. To study the satisfaction level of customers about home loans. To study the problems faced by customers in obtaining the home loans from private & public banks. . To learn about various aspect of home loan of private & public banks. .

OBJECTIVE OF THE STUDY


Without any aim or objective, no activity can exist, in the same direction of preparation of this.There
is no strongest foundation for your dream home, than a cheap loan. Home loans have become that stronger foundations for people who want to own a home. The main objectives of the study are as follows :-

1) The main objective of this study is to know the Customers perceptions about home loans of Private and Public sector banks. 2) To analyze the history of Banks. 3) Generating good business to the company by promoting and selling the products of Banks. 4) To know the ideas of customers about home loan products and services. 5) To make comparative study of Disbursement of home loans by Public & Private banks. 6) Fixing the appointments with the customers. 7) To study the satisfaction level of customers about home loans. 8) To study the problems faced by customers in obtaining the home loans. 9) Visiting the customers and closing the deal. 10) To learn about various aspect of home loans of Public & Private Banks.

METHODOLOGY
Research Objective
Research Objectives addresses the purpose of the investigation. It is here that you layout exactly what is being planned by the proposed research. The Research Objectives flows naturally from the problem statement, giving the sponsor specific, concrete, and achievable goals. It is best to list the objectives either in order of importance or in general terms first, moving to specific terms. Research Objective is the basis for judging the Research process. It is the final step giving exact definition of problem.

Sampling Plan
Collecting the required information from the right source is very important. Sources from which the data are collected differ as per the required of researcher. Basically there are two types of data collection sources: 1) Sampling Unit: The sampling unit primarily consisted of the needed people like businessman, professionals, salaried employees and others. The sample unit is taken from the Indore city of Madhya Pradesh region. 2) Sample Size: Though large sample give more reliable results than small samples but increases the cost, time and non-sampling error. Keeping in view these constraints 100 respondents were chosen. Attempts have been made to see that samples are chosen from different areas of Indore From a statistical point of view, the sample comprised of 100 bank customers who completed the questionnaire & Interviwe. .
