Rental Agreement This Rental Agreement is made and executed on this 01st July 2012and between Mr.

MALLESH NO - 5 , PRABHU LAYOUT NEAR KALANIKETHAN SCHOOL KUDLU VILLAGE MADIWALA (PO)-560068. Here in after called the Lessors/Owner of the one Part, Mr. KARAYI RAJESH "PADMALYAM" PARAMBETAVIDA HOUSE KUTHUPARAMBA(PO)-KANNUR KERALA- 670643 Hereinafter called the Lessee /Tenant of the other part, withnesseth as follows: Whereas the Lessor is the absolute owner of the premises situated NO - 5 , PRABHU LAYOUT NEAR KALANIKETHAN SCHOOL KUDLU VILLAGE MADIWALA (PO)-560068.This is more fully described in the schedule hereunder. 1. Where the Lessee has approached to the Lessor to let-out the for rental basis the Lessor also agreed to received a sum of Rs, 25,000 (Twenty Five Thousands Rupees only) as security deposit, the Lessee also agree to pay the same to the Lessor as security deposit by way of cash, of Rs, 25,000 (Twenty Five Thousands Rupees only) the said security amount shall not carried any interest and same may be refundable by the Lessor to the lesses at the time of vacating the schedule premises.

2. Whereas the rental period is 11 months from the date of this agreement,
if both parties have mutually agreed to continue further period the rent will be enhanced at the rate of

3. 05 % after expiry of 11 months.Whereas the Lessee shall pay the monthly


Rent of Rs 5,000 ( Five thousand Rupees only) payable by the Lessee to the lessor on or before 5th of every month.

4. Whereas the Lessee shall pay the Electricity charges to the concerned
authorities as per the bills.

5. Whereas the lesses shall maintain the schedule premises with good and
tenantable conditions.

6. Whereas the lessee shall bear if any damages causes in the premises

during the lease period/ rental period the amount paid to lessor at the time of vacating the schedule premises, otherwise the lessor shall deducted the said amount from the security deposit at the time of vacating the premises .

7. Whereas the Lessee shall inspect the premises at any reasonable hours. 8. Whereas the Lessee shall bear the painting charges at the time of
vacating the premises.

9. Both The parties have issue one month prior notice to vacate the schedule
