DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

I, AURORA L. VELASQUEZ, of legal age, widow, Filipino citizen and a resident


of 102 D. Silang St., Batangas City, for and in consideration of PESOS: TWO
MILLION ONE HUNDRED EIGHTY EIGHT THOUSAND SIX HUNDRED TWENTY
ONLY (P2,188,620.00), in hand paid to me and receipt is acknowledged from ALV
REALTY HOLDINGS CORP., a domestic corporation organized and existing under
the Philippine laws, at its principal office at No. 34 Rizal Avenue, Batangas City, that
certain parcel of land covered by Transfer Certificate of Title No. RT-4956 (378) issued
by the Register of Deeds, City of Batangas, situated in Brgy. Banaba South and Brgy.
Alangilan, Batangas City, and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. RT-4956(378)

“ A parcel of land (Lot 2621-A, of the subdivision plan


(LRC) Psd-107459 being a portion of Lot 2621, Batangas
Cadastre, L. R. C. Cad. Rec. No. 1705), situated in Barrios of
Banaba & Alangilan, City of Batangas, Island of Luzon, Bounded
on the N., and NW., points 2 to 4 and 4 - to 5 by Lot 2622; on
the E., points 5 to 7, by Lot 2687; on the NE., points 7 to 8
by Lot 2690; on the S., points 8 to 9 by Lot 2608; on the S.,
SW., and E., points to 9 to 10, 10 to 11, 11 to 12 and 12 to
13, by Lot 2620, all Batangas Cadastre; on the SW., points 13
to 1, by Lot 2621-B of the subdivision plan; and on the NW.,
points 1 to 2, by Lot 1619, Batangas Cadastre. Beginning at a
point marked “1” on plan, being n.76 deg. 39’E., 347.35 m. from

point   3;   thence   S.   89   deg.   05.   E.,   161.83   m.   to   point   4;

deg. 00’E., 0.37 m. to point 6; thence S. 2 deg. 45’W., 135.81

referred to are indicated on the plan and are marked on the 
ground as follows; points 1 and 13, by P.S. cyl. conc. Mons. 
15   x   60   cm.;   and   the   rest,   by   old   points   bearings   true, 
declination   0   deg.   30’E.,   date   of   the   original   survey,   May 
1930­November 1934 and that of the subdivision survey, January 
10­15, 1969.”

That said property is not subject to any and all kinds of liens or encumbrances;

That the provisions of Arts. 1621 and 1623 of the New Civil Code of the
Philippines are duly and fully complied with.
