The Median Sales Price in September was $925,000, down 5.4% from $977,500 in September of 2011 and down 40.7% from $1,560,150 last month. The Average Sales Price in September was $1,368,963, up 22.9% from $1,113,600 in September of 2011 and down 51.3% from $2,813,562 last month. September 2012 ASP was at the highest level compared to September of 2011 and 2010.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The September 2012 MSI of 9.0 months was at its lowest level compared with September of 2011 and 2010.
