RENTAL AGREEMENT

This deed of rental agreement made this the 28th day of July 2012 between Mr. RAMESH, S/o. K.Vadivel, aged 48 years, residing at No. 135, Sanjeeverayan Koil Street, Old Washermenpet, Chennai-600021, hereinafter called the LANDLORD which term shall wherever the context so permits, mean and include himself, his heirs, executors, administrators, local representatives, assigns and attorneys of the ONE PART. AND Mr. V.KATHIRVEL, S/o. P.Venu, aged 26 years, residing at No. 228, C.Block, East Cemetery Road, Old Washermenpet, Chennai-600021, Proprietor of M/s. Chennai Engineers and hereinafter called the TENANT which terms shall wherever the context so permits, mean and include himself, his heirs, executors, administrators, local representatives, assigns and attorneys of the OTHER PART.

--2-Whereas the landlord is the absolute owner of the premises bearing No. 135, Sanjeeverayan Koil Street, Old Washermenpet, Chennai-600021, and whereas, the Tenant approached the landlord to rent a portion in the above premises morefully and particularly described in the schedule hereunder for the Office of M/s. Chennai Engineers purpose only, on a monthly rental basis and whereas the landlord agreed to give on rental basis subject to the terms and conditions mutually agreed upon and hereinafter contained. NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:

That the tenancy commences from 28.07.2012 and the tenancy is from month to month according to English calendar year. The tenant shall pay a sum of Rs.20,000/- (Rupees deposit on this day of signing this agreement.

The rent is a sum of Rs.2,200/- (Rupees Two Thousand and Two Hundred Only) per month and it shall be paid on or before the 10th of succeeding calendar month. The tenancy is for a period of 11 months subject to renewal by mutual consent. The tenancy shall be according to English Calendar month. The rent is exclusive of electricity charges and maintenance charges. The cautionary deposit shall be refunded at the time of vacating the premises and it shall be refunded without any interest. The tenant shall pay the rent regularly and continuously during the period of tenancy and in case of default, he is liable to be evicted according to law. The tenant shall not carry on any business opposed to public or which is illegal.

10. The tenant shall not sublet the premises. 11. The tenant shall not alter or modify the premises structurally without the written consent of the landlord. 12. The premises shall be kept neat and tidy by the tenant and is subject to inspection by the landlord or his men or agent at all reasonable time. 13. The tenant shall not carry on any business which may cause environmental pollution and disturbance to other tenant and the landlord.

Either party shall give written notice of 3 months in case of any desire to vacate the premises during the period of tenancy.

--3-15. The tenant shall carry on any minor repairs, fixtures and fittings at his own cost. 16. Any damages found while vacating the premises should be repaired by the tenant at his own cost. 17. If any conflict of interest in repairing the owner can have the rights to deduct the amount from the advance.

That the tenant this day paid a sum of Rs.20,000/- (Rupees Twenty Thousand Only) by mode of cash payment to the landlord and hereby acknowledge the receipt of the same which amount the landlord agreed to return to the tenant at the time of termination of tenancy.
