Industrial Overview properties
Airport distribution market dropped from 44 transactions last quarter to 27 this quarter, while the average deal size in the Fulton
Industrial district plummeted from 46,264 square feet last quarter to 20,909 square feet this quarter.
Nevertheless, the current economic climate has created some new opportunities. Investment dollars are pouring in from
overseas in response to the weakening dollar and sale leasebacks are becoming increasingly prevalent as companies search
for ways to free up capital and reduce costs. In addition, the surplus of available sublease space has created short term leasing
opportunities for many companies looking to achieve greater flexibility during these uncertain times.
The question now is whether the worst is over. It was an abysmal second quarter, but it is important to keep in mind that the
Atlanta Industrial market has an inventory of over 500 million square feet and, in the grand scheme of things, -2 million square
feet of negative net absorption represents only a fraction of a percent of Atlanta’s tenant base.

The Atlanta Fulton Industrial District still remains an affordable warehouse distribution center that hosts a
variety of freight and manufacturing related activities. The transportation infrastructure has played a role in
the development pattern, as the proximity to interstates I-20 and I-285 has given developers good reason to
capitalize on the sub-market.
Great access to two airports, rail lines and state highways support many unique properties that can serve plenty of industrial uses.
The following are examples of significant activity in the area:
• Panattoni Development Company purchased and renovated the former Winn-Dixie Atlanta facility, bringing a maximum of
414,000 Sq Ft available with an additional 10 acres for 250,000 Sq Ft expandable for build-to-suit.
• Averitt Express built a truck terminal next to the Riverside Distribution Center at the Fulton Industrial Boulevard and Camp Creek
Parkway intersection.
• Ryder Truck Rental purchased 17 acres at the corner of Fulton Industrial Boulevard and Camp Creek Parkway for a truck repair
and maintenance facility.
• Stonehenge Development purchased and renovated the former Atlanta Broom building on Bakers Ferry Road (100,000 Sq Ft) as
well as a 264,000 Sq Ft building with expansion land located at 650 Selig Drive.
