Mid-winter cheer as house prices surge in a new sellers market


T
HERES something in the air. Its mid-winter, yet it seems like spring four years after the end of the longest residential property boom in New Zealands history, houses are really starting to move. Agents at Anne Duncan Real Estate have noticed a distinct upturn since February, and a lack of properties for sale has pushed prices of local property up substantially in just a few short months. The surge in prices seems to be running right through much of the city fringe area, though isnt as noticeable in other parts of Auckland or the provincial cities and towns. The sudden about-turn after two or three years of patchy sales as the country worked its way through recession appears at odds with the Reserve Banks predictions of continued flatness. It seems to be driven in the city fringe at least by a number of factors: Record-low interest rates since February and indications they will not start moving until well into next year. A lack of stock as vendors bide their time, perhaps believing their properties wont command top prices. Buyers deciding that the time is right to make a move. The end result is almost what might have been expected nine months or so ago. The normal spring surge did not really arrive last year, and that meant summer sales werent primed as usual. But autumn signalled a new in February. All lots are selling on auction night and offers are coming in after the first weekend of open homes. It is a supply and demand thing and we have plenty of buyers and not enough listings, she says. That demand puts pressure on prices and it has become, quite quickly, a sellers market. Anne points to four properties to illustrate the strength of the local market over the last month: 1/15 Stewart Rd, Mt Albert, which sold at auction for $545,000 (against a $430,000 CV) after drawing 131 groups in three weeks of open homes. 1 Selkirk Rd, Mt Albert, which sold at auction for $610,000 (CV: $470,000) after drawing 122 groups. 3 Baldwin Ave, Mt Albert, which sold at auction for $900,000 (CV: $660,000) after drawing 130 groups. 8 Francis Ryan Close, which sold at auction for $1.205m (CV: $930,000) after drawing over 80 groups. Last year we might have got 30 or 40 groups through those places, so it shows how demand has picked up, she says. Bungalows and do-ups are in prime demand, but buyers are chasing properties across the board and in all price ranges drawn to the area by great schools, amenities and transport links, leafy streets and handiness to the central city. For people thinking of selling, says Anne, our view is that its a great time to tempt all those buyers and test the water.

beginning and a lift in activity that has flowed through into winter. The rules of economics suggest prices may plateau as more vendors gain confidence to bring their properties to the market. But at the moment, after a long spell since the boom when buyers were in command, it is becoming a sellers market certainly in the wider Mt Albert area. At Anne Duncan Real Estate, which covers the whole city fringe from its Mt Albert base and also specialises in Pt Chev, Waterview, New Windsor, St Lukes, Sandringham, Owairaka and Kingsland, properties are selling within two or three weeks of listing and thats the sort of demand that hasnt been around since the height of the boom. Activity at the moment is back to the 2007 levels, says Anne Duncan. We dont have the listings or the volume of that time, but the same sort of urgency is there and weve been very surprised by what that demand has done to prices. Anne says prices in many areas of her companys patch are up by 10 per cent on what would have been thought as reasonable

Among other things, the board says in the summary to its draft plan that the area needs to build a strong and successful local economy by focusing on renewing village centres, establishing business improvement areas and attracting events to encourage growth. Marist old girl Sister Lorraine Campbell is using original pictures of past principals as the heart of her mission to sketch the life of the school, which opened in 1928. Sister Lorraine will interview a group of students from those early years and has no precise deadline. Our centenary will be held in 2028 so were gathering their stories in raw form on the beginnings of the college before they go to heaven what they liked and remember from before 1940, she told Auckland City Harbour News. Sister Lorraine says the job is a perfect match with her knowledge of college principals stretching back to the earlier sisters. Its fantastic fun. Every picture I look at I can go down a path and enjoy it.

Whos had the most influence on your life? Not one person in particular - family and friends are a constant influence and motivation. An enduring childhood memory? Many memories of the freedom growing up in rural New Zealand. Long days messing around in streams, rivers, bush and around the farm. My city-raised children are missing out! What makes your day?
