Lighting committee
- we received 2 bills from RC Electric
- - $117.91 for repair of floodlights on clubhouse
- - $350.00 for repair of pole lights in front of units: 101, 102, 511, 210, and by the
pool
- LR spoke to Anthony Williams from the City concerning the garbage area light
pole installation (694-8191). Mr. Williams said we are on the list to have one put
in. We’re number 40.
Sidewalk maintenance
- Curtis White gave an estimate for side walk replacement of $8.16 per square foot,
1475 sq ft, and $12000.
- Details include putting the concrete 8” deep where tree roots may crack it (4”
where they’re not an issue), using hand equipment instead of backhoes to remove
debris, and repairing the crushed curb in front of clubhouse.
- BG moves to go ahead with Mr. Whites estimate, JC seconds, AIF
Handbook committee requests a deferment of one month due to too much on the plate
getting ready for annual meeting.

Committee proposal
Gloria Rotan met with electricians who looked at 312’s repair and said it looked okay.
Fancy spoke with an electrician doing work on 111 a couple of weeks ago, doesn’t
remember their name. Says Steve Vancorte might know. This bears following up because
the Tamper evident lock was never put back on by the city
BG moves to reposition the fence so that it covers the chain link area of the storage yard,
remove unusable sections of wooden fence, and use existing landscaping. The purpose of
this is to eliminate a potential crime area and get rid of a “catch all” that accumulates
junk. LR seconds, DS opposes, 3 in favor.
New business
- BG moves to hire Molly Maids to clean clubhouse for $120, plus additional
charge to buff the floor. LR seconds,AIF
- BG moves to buy 4 umbrellas and one table at sale price for the pool area. LR

- 3:00 Saturday is scheduled for clubhouse set up time
- We need a copy of his WDO report from when he originally obtained his unit if it
exists
- BG moves to ask for a 30 day extension in order to better respond to his request.

E. Consider authorizing Jeff to clean out storage shed and build shelves,
or hire someone to do it.
- Because the original contractor has returned the up front money already, the
contract is terminated. For the record, the contractor shouldn’t be held totally to
blame as a previous business arrangement went sour. He was up front with us
when he found out something was wrong and returned the deposit when it was
apparent he couldn’t do the work,
- Jett offered an estimate for $11860 plus $400 for a city engineering plan.
- BG moves to hire Jett at the proposed price and our specifications. LR seconds,

H. consider hiring someone to pressure wash the pool area and furniture
prior to meeting.
- BG moves to hire Cheney to do the pool area for $350. They did it in 2007.JC

4. Proposed Language:
20. Rate of Assessments. All annual assessments shall be divided equally among all houses except
assessments for "B" units as depicted upon Exhibit "C" hereof shall be eighty percent (80%) ninety percent
(90%) of assessments on all other houses. All special assessments shall be divided equally among all
houses. Assessments may shall be collected on a monthly basis.
5. Proposed Language:
21. Collection of Assessments. Assessments are due on the first day of each month. Assessments and
installments thereon paid on or before ten (10) days after due date the last day of that month shall bear no
interest. All such sums not paid within said period of time shall bear interest at the maximum rate permitted
by law. Such interest shall run from ten (10) days the first day of the subsequent month after said sum or
sums are due until the date of payment. Any partial payments shall be credited first to interest and then to
the assessment. …..The Association shall be entitled to collect from the homeowner all legal costs including
a reasonable attorney's fee incurred by the Association in connection with or incident to the collection of
such assessment and interest or in connection with the enforcement of the lien resulting therefrom. In
connection with any foreclosure of such lien or assessments and interest, the Association shall be entitled to
the appointment of a receiver during said foreclosure proceedings and during any foreclosure of a lien or
assessments and interest, the homeowner shall be required to pay a reasonable rental for the use of the
house during the period that he occupies the same.
22. Penalty Charge on Delinquent Assessments. All assessments not paid within thirty (30) fifteen (15) days
after the due date shall bear a service charge of $15.00 per month from the due date thereof. (previously

3.(b) Election of Directors shall be conducted at the annual meeting of members. A nominating committee

of five members shall be appointed by the Board of Directors not less than thirty (30) sixty (60) days prior to
the annual meeting. The committee shall nominate at least one (1) person for each term which will expire
and shall submit said nominations to the Board not less than 40 days before a scheduled election. Any
eligible person desiring to be a candidate for the board must give written notice to the Association not less
than 40 days before a scheduled election. Additional nominations for Directorships and Directors may be
made from the floor. The elections shall be by ballot (unless dispensed with by unanimous consent) and by
a plurality of the votes cast, each person voting being entitled to cast his votes for each of as many
nominees as there are vacancies to be filled. There shall be no cumulative voting. (Amended 1983,

5.(c) Rules and Fines. The Board shall develop rules to govern residents’ activities at Westwood. Rules
shall be published and available to owners and tenants. The Association may levy reasonable fines against
a unit for the failure of the owner of the unit, or its occupant, licensee, or invitee, to comply with any provision
of the declaration, the Association bylaws, or reasonable rules of the Association. No fine will become a lien
against a unit. No fine may exceed $100 per violation. However, a fine may be levied on the basis of each
day of a continuing violation, with a single notice and opportunity for hearing, provided that no such fine shall
in the aggregate exceed $1,000. Fine may be levied after giving reasonable notice and opportunity for a
hearing to the unit owner and, if applicable, its licensee or invitee. The hearing will be held before a
committee of other unit owners. If the committee does not agree with the fine, the fine may not be levied.
This section does not apply to unoccupied units.
