SECTION 23 09 93 - SEQUENCE OF OPERATION FOR HVAC CONTROLS PART 1 - GENERAL 1.1 A. RELATED DOCUMENTS Drawings and general provisions of the Contract, including General and Supplementary Conditions and other Division 1 Specification Sections, apply to this Section. SUMMARY A. B. C. This Section includes control sequences for HVAC systems and terminal units. Related Section: Division 23 Control Systems Equipment contains requirements that relate to this Section. The DDC Systems Contractor shall furnish all controls to the unit ventilator vendor for installation at the factory. The roof top unit, make-up air unit and air handling unit will be furnished and installed "on site" by the DDC Systems Contractor. Vendors shall provide terminal strip tie-ins for all their built in safety controls. EQUIPMENT SEQUENCE OF OPERATION A. Unit Heater- Each controlled by an integral electric unit mounted thermostat Upon a fall in space temperature below set point (72 deg. F, adj.), the thermostat will cycle the unit fan to maintain space set point; upon a rise in space temperature above setpoint, then the reverse shall occur. An aquastat shall prevent fan operation when hot water is not available. B. Cabinet Unit Heater Each controlled by an integral electric unit mounted thermostat. Upon a fall in space temperature below set point (72 deg. F, adj.), the thermostat will cycle the unit fan to maintain space set point; upon a rise in space temperature above setpoint, then the reverse shall occur. An aquastat shall prevent fan operation when hot water is not available. C. D. Hot Water Baseboard BB1 Upon a fall in temperature below heating set point, control valve shall modulate open. Control valve shall modulate closed on a rise above heating set point. Fan Coil or AH 2 thru 4 Each unit shall be controlled by a separate DDC equipment controller provided by the control vendor to be shipped to the equipment manufacturer for factory installation. It shall be this contractors responsibility to coordinate with the equipment manufacturer to install items in the field that are not being done in the factory (I.E. space sensor, communication trunk, etc.) and to connect to the FMS system and provide graphics for each piece of controlled equipment, including two-way communication allowing the owner to read temperature settings as well as make adjustments to setpoints and control to meet the sequence of operation.

Occupied Cycle: The unit fan shall run upon a call for heating or cooling. Upon a fall in space temperature below setpoint, the hot water control valve shall modulate to maintain space temperature of (72 deg. F, adj.). Upon a rise in space temperature above setpoint, the hot water control valve shall modulate closed. Upon a continued rise in space temperature, the chilled water control valve shall modulate to maintain space temperature of (72 deg. F, adj.). Upon a drop in space temperature below setpoint, the chilled water control valve shall modulate closed. The hot water control valve and the chilled water control valve shall be interlocked to prevent simultaneous heating & cooling. Unoccupied Cycle: The fan shall de-energize. The space thermostat shall cycle unit fan and corresponding control valve to maintain the set-back temperature setpoint (65 deg. F heating; adj. and 80 deg. F cooling; adj.). E. AH-1 unit shall be controlled by a separate DDC equipment controller provided by the control vendor to be shipped to the equipment manufacturer for factory installation. It shall be this contractors responsibility to coordinate with the equipment manufacturer to install items in the field that are not being done in the factory (I.E. space sensor, communication trunk, etc.) and to connect to the FMS system and provide graphics for each piece of controlled equipment, including two-way communication allowing the Owner to read temperature settings as well as make adjustments to setpoints and control to meet the sequence of operation. Occupied Cycle: Supply fan shall start and run continuously in occupied mode. Outside air and return air dampers shall open to minimum position. Upon a drop in space temperature below heating setpoint, hot water control valve shall modulate open. When outside air temperature falls below 40 F (adj.) electric heating coil (EHC-1) in outside air duct shall activate to maintain a minimum of 40 F ventilation air temperature to unit. Air proving switch shall prevent coil from activating if no airflow is present. EHC-1 shall deactivate when outside air temperature rises above 40 F. Upon a rise in space temperature above setpoint heating hot water valve shall modulate closed. Upon a further rise in space temperature above cooling setpoint, chilled water valve shall modulate open. Upon a drop in space temperature below cooling setpoint (75 F adj.), chilled water valve shall modulate closed. Economizer: As outside air conditions permit, ventilation and return air dampers shall modulate to provide free cooling to space. Unoccupied Cycle: Outside air damper shall close (except in economizer conditions), return air damper shall open fully. Supply fan shall run upon a call for heating or cooling. Hot and chilled water valves shall modulate to maintain unoccupied setpoints. F. Geothermal Glycol Make-up Package The pressure in the glycol decreases to the minimum pressure (adj) the PRV opens. The glycol will flow into the system. As the pressure decreases on the supply side of the PRV, once the pressures reach the cut in pressure the pump is energized. The pump will maintain the system pressure so the PRV is not deprived.

The pump will run until the following conditions. The pressure in the system reaches or stays at the PRV setting or the volume of the glycol in the pressure tank increases until the pump cutout pressure is detected. Safeties: The glycol low level alarm shall be tied into the DDC. The low level will also activate a local alarm. Fill pump status to DDC.

PMU (Ventilation Unit) - This unit shall be controlled by a DDC equipment controller provided by the control vendor to be shipped to the equipment manufacturer for factory installation. It shall be this contractors responsibility to coordinate with the equipment manufacturer to install items in the field that are not being done in the factory (I.E. space sensor, communication trunk, etc.) and to connect to the FMS system and provide graphics for each piece of controlled equipment, including two-way communication allowing the owner to read temperature settings as well as make adjustments to setpoints and control to meet the sequence of operation. A separate DDC control panel will control PMU unit and perform optimal start/stop programs. Occupied Cycle: The supply and exhaust fans shall run continuously, outdoor air damper shall open fully and the heat wheel shall rotate. Hot water and chilled water valves shall modulate to control supply air temperature according to the schedule below. Control valves shall be interlocked to prevent simultaneous heating and cooling. OAT 70 F (adj) or above 50 F (adj) or below Supply Air Temperature 55 F (adj.) 75 F (adj.)

Supply air temperature shall vary proportionally in between. Sensors located in specified rooms shall monitor humidity. Upon a rise in humidity in any space to 70% RH or above, supply air temperature shall decrease to 55 F. When space RH falls below 55% supply air temperature shall return to follow schedule. Unoccupied Cycle: Fans shall de-energized, outdoor air damper shall close. Safeties: Duct smoke detectors in the supply and return/exhaust ductwork (as indicated) shall stop unit fan, close the outside air damper and de-energize the unit upon detection of product of combustion. An alarm condition will be provided to the fire alarm panel upon such occurrence. A freezestat shall de-energize unit fan, the heating coil valve shall go to full open position, hot and chilled water freeze protection circulating pump shall energize (refer to the freeze protection pump sequence), the outdoor air damper shall close and an alarm condition shall be indicated (locally and remote at the DDC panels) when the discharge temperature falls below setpoint (40 deg. F, adj.). (Averaging sensor)

Freeze Protection Pump: Each PMU coil will be piped with a circulating pump that shall be energized when the outdoor air temperature drops below (38 deg. F, adj.) and the control valve is less than 10% (adj.) open to coil flow. When the valve is open greater than the adjustable set point, the pump shall stop. Each circulating pump will be equipped with a drain pan and shall have a moisture sensor provided and installed by the control vendor. The moisture sensor shall send a signal back to the DDC panel when moisture is detected. Airflow monitoring station located in the outside air section shall measure ventilation airflow. Alarm shall be sent to the DDC if ventilation rate changes 15% (adj) above or below minimum CFM in occupied mode. Heat Recovery Wheel: The controller will modulate the heat wheel for energy recovery as follows: Periodic Self Cleaning: The heat wheel will run at 5% speed (adj.) for 10 seconds (adj.) every 4 hours (adj.) the unit runs. Alarms will be provided as follows: Heat Wheel Rotation Failure: Commanded on, but the status is off. Heat Wheel in Hand: Commanded off, but the status is on.

Final Filter Change Required: Final filter has been in use for more than 2200 hours (adj.).

Supply Air Temperature: Alarms will be provided as follows: High Supply Air Temp: If the supply air temperature is greater than 120 F (adj.). Low Supply Air Temp: If the supply air temperature is less than 45 F (adj.).

Heat Pump System (Heat Pump): This unit shall be controlled by a DDC equipment controller provided by the control vendor to be shipped to the equipment manufacturer for factory installation. It shall be this contractors responsibility to coordinate with the equipment manufacturer to install items in the field that are not being done in the factory (I.E. space sensor, communication trunk, etc.) and to connect to the FMS system and provide graphics for each piece of controlled equipment, including two-way communication allowing the owner to read temperature settings as well as make adjustments to setpoints and control to meet the sequence of operation. 1. Hot water system shall be energized once the outside air temperature is at or below (65 deg. F, adj.). The hot water system shall be de-energized when outside air temperature is above (65 deg. F, adj.). Once the hot water system is energized the heat pumps shall maintain a loop temperature of (130 deg. F, adj.) There shall be a manual override set up to energize or de-energize the hot water system through the DDC control panel. a. Hot Water Het Pump Staging: 1) Upon a call for heating, the DDC panel for the heat pump indexed as the lead pump shall open the motorized change over valve to the heating position and the associated primary pump shall run. The geothermal primary pump associated with the heat pump shall run. The heat pump shall operate in heating mode. The system flowmeter shall measure flow and calculate hot water load (in tons) based upon flow and hot water temperature differential. The heat pump staging shall be based upon hot water heating load. At 0-25 tons one heat pump shall run in heating mode. At an increase in load of 25 tons or above for a period of 5 minutes (adjustable) the next heat pump in the sequence shall be enabled. The changeover valve shall open to heating position and the primary pump shall start. Upon proof of flow, the heat pump shall operate in heating mode. Upon a decrease in load below 25 tons for 10 minutes (adj.), the second heat pump shall deactivate and the changeover valve shall close. The secondary loop supply water temperature shall be maintained at 130 F. The lead heat pump in the sequencing shall alternate on a weekly basis or as selected by Owner. Upon enabling of one or more heat pumps in heating mode the secondary heating hot water pump shall start. A differential pressure sensor located 2/3 of the way down the load loop piping shall function to modulate the secondary pump variable frequency drive to maintain the pressure set point. When the VFD is at the minimum flow, the system bypass will open to maintain flow. The pumps shall be alternated (lead/lag) on a weekly basis or as selected by Owner.

Chilled Water Heat Pump Staging: a. Upon a call for cooling, the DDC panel for the heat pump indexed as the lead pump shall open the motorized change over valve to the cooling position and the associated primary pump shall run. The geothermal primary pump associated with the heat pump shall run. The heat pump shall operate in cooling mode. The system flowmeter shall measure flow and calculate chilled water load (in tons) based upon flow and chilled water temperature differential. Upon enabling of one or more heat pumps in cooling mode the secondary chilled water pump shall start. A differential pressure sensor located 2/3 of the way down the load loop piping shall function to modulate the secondary pump variable frequency drive to maintain the pressure set point. When the VFD is at the minimum flow, the system bypass will open to maintain flow. The pumps shall be alternated (lead/lag) on a weekly basis or as selected by Owner. Safeties: Provide pump run indication and failure alarm (via motor current limit switch) at the main terminal graphic.

The heat pump system is designed to provide both hot and chilled water. As the loop loads change the heat pumps must change from heating to off position to cooling mode and vice versa. To prevent short cycling, there shall be a user definable (adj.) delay between stages, and each stage shall have a user definable (adj.) minimum runtime. The compressor shall run subject to its own internal safeties and controls. The compressor shall be disabled and remain off for 30sec (adj.) after the reversing valve has changed position. a. Alarms shall be provided as follows:

Compressor 1 Runtime Exceeded: Compressor 1 runtime exceeds a user definable limit (adj.). Compressor 2 Runtime Exceeded: Compressor 2 runtime exceeds a user definable limit (adj.).

b.

Discharge Water Temperature: The controller shall monitor the discharge water temperature. Alarms shall be provided as follows:

High Discharge water temp: If the discharge air temperature is greater than 150F (adj.). Low Discharge Water Temp: If the discharge water temperature is less than 40F (adj.).

Geothermal Loop Pumping and Monitoring

Water Source Heat Pump Loop Monitor - Run Conditions: The loop monitor shall run continuous

Geothermal Water Pump Secondary Lead/Lag Operation: The two loop water pumps shall operate in a lead/lag fashion.

The lead pump shall run first. On failure of the lead pump, the lag pump shall run and the lead pump shall turn off. On decreasing loop water differential pressure, the lag pump shall stage on and run in unison with the lead pump to maintain loop water differential pressure setpoint.

The designated lead pump designation shall change on a weekly basis automatically or manually through a software switch

Lead Loop Water Pump Failure: The lead pump is in failure and the standby pump is on.

b.

The primary control for the secondary geothermal pumps shall be based on a temperature difference between supply and return to the well field. The temperature difference between supply and return shall be set at 10 F (adj). When the temperature difference is above the setpoint, the VFD for the secondary pump shall decrease the speed. When the temperature difference is below the setpoint, the VFD for the secondary pump shall increase the speed. This shall be the primary means of controlling the pump speed. The differential pressure shall be the secondary means.

c.

Geothermal Water Differential Pressure Control: The controller shall measure loop water differential pressure and modulate the loop water pump VFDs in sequence to maintain its loop water differential pressure setpoint. The following setpoints are recommended values. All setpoints shall be field adjusted during the commissioning period to meet the requirements of actual field conditions. The controller shall modulate loop water pump speeds to maintain a loop water differential pressure of 18 lbf/in2 (adj.). The VFD minimum speed shall not drop below 20% (adj.). On dropping loop water differential pressure, the VFDs shall stage on and run to maintain setpoint as follows:

The controller shall modulate the lead VFD to maintain setpoint. If the lead VFD speed is greater than a setpoint of 90% (adj.), the lag VFD shall stage on. The lag VFD shall ramp up to match the lead VFD speed and then run in union with the lead VFD to maintain setpoint.

On rising loop water differential pressure, the VFDs shall stage off as follows:

If the VFD speeds then drops back to 60% (adj.) below setpoint, the lag VFD shall stage off. The lead VFD shall continue to run to maintain setpoint.

d.

Alarms shall be provided as follows:

High Loop Water Differential Pressure: If the loop water differential pressure is 25% (adj.) greater than setpoint. Low Loop Water Differential Pressure: If the loop water differential pressure is 25% (adj.) less than setpoint.

P.

Secondary Hot Water Pumps The following Hot water conditions shall be monitored:

Flow status. Supply temperature. Return temperature. Differential Pressure Alarms and a heat pump shutdown signal shall be generated upon any of the following HWT water conditions:

High HWT Water Supply Temp Shutdown: If the HWT water supply temperature is greater than 150 F (adj.). Low HWT Water Supply Temp Shutdown: If the HWT water supply temperature is less than 58F (adj.).

Alarms shall be provided as follows:

High HWT Water Supply Temp: If the HWT water supply temperature is greater than 180F (adj.). Low HWT Water Supply Temp: If the HWT water supply temperature is less than 60F (adj.).

Hot Water Pump Lead/Lag Operation: The two HWT water pumps shall operate in a lead/lag fashion.

The lead pump shall run first. On failure of the lead pump, the lag pump shall run and the lead pump shall turn off. On decreasing HWT water differential pressure, the lag pump shall stage on and run in unison with the lead pump to maintain HWT water differential pressure setpoint.

The designated lead pump shall rotate upon one of the following conditions (user selectable):

Lead HWT Water Pump Failure: The lead pump is in failure and the standby pump is on.

Hot Water Differential Pressure Control: The controller shall measure HWT water differential pressure and modulate the HWT water pump VFDs in sequence to maintain its HWT water differential pressure setpoint. The following setpoints are recommended values. All setpoints shall be field adjusted during the commissioning period to meet the requirements of actual field conditions. The controller shall modulate HWT water pump speeds to maintain a HWT water differential pressure of 12lbf/in2 (adj.). The VFD minimum speed shall not drop below 20% (adj.). On dropping HWT water differential pressure, the VFDs shall stage on and run to maintain setpoint as follows:

The controller shall modulate the lead VFD to maintain setpoint. If the lead VFD speed is greater than a setpoint of 90% (adj.), the lag VFD shall stage on. The lag VFD shall ramp up to match the lead VFD speed and then run in unison with the lead VFD to maintain setpoint.

On rising HWT water differential pressure, the VFDs shall stage off as follows:

If the VFD speeds then drops back to 60% (adj.) below setpoint, the lag VFD shall stage off. The lead VFD shall continue to run to maintain setpoint.

Alarms shall be provided as follows:

High HWT Water Differential Pressure: If the HWT water differential pressure is 25% (adj.) greater than setpoint. Low HWT Water Differential Pressure: If the HWT water differential pressure is 25% (adj.) less than setpoint.

Secondary Chilled Water Pumps The following CHW water conditions shall be monitored:

Return temperature. Differential Pressure Alarms and a heat pump shutdown signal shall be generated upon any of the following CHW water conditions:

No CHW Flow. High CHW Water Supply Temp Shutdown: If the CHW water supply temperature is greater than 92F (adj.). Low CHW Water Supply Temp Shutdown: If the CHW water supply temperature is less than 58F (adj.). High CHW Water Supply Temp: If the CHW water supply temperature is greater than 90F (adj.). Low CHW Water Supply Temp: If the CHW water supply temperature is less than 60F (adj.).

Alarms shall be provided as follows:

Lead CHW Water Pump Failure: The lead pump is in failure and the standby pump is on.

CHW Water Differential Pressure Control: The controller shall measure CHW water differential pressure and modulate the CHW water pump VFDs in sequence to maintain its CHW water differential pressure setpoint. The following setpoints are recommended values. All setpoints shall be field adjusted during the commissioning period to meet the requirements of actual field conditions. The controller shall modulate CHW water pump speeds to maintain a CHW water differential pressure of 12lbf/in2 (adj.). The VFD minimum speed shall not drop below 20% (adj.). On dropping CHW water differential pressure, the VFDs shall stage on and run to maintain setpoint as follows:

The controller shall modulate the lead VFD to maintain setpoint. If the lead VFD speed is greater than a setpoint of 90% (adj.), the lag VFD shall stage on. The lag VFD shall ramp up to match the lead VFD speed and then run in unison with the lead VFD to maintain setpoint.

On rising CHW water differential pressure, the VFDs shall stage off as follows:

If the VFD speeds then drops back to 60% (adj.) below setpoint, the lag VFD shall stage off. The lead VFD shall continue to run to maintain setpoint.

Alarms shall be provided as follows:

High CHW Water Differential Pressure: If the CHW water differential pressure is 25% (adj.) greater than setpoint.

Low CHW Water Differential Pressure: If the CHW water differential pressure is 25% (adj.) less than setpoint.

Exhaust Fans EF-3 Occupied/Unoccupied Control The exhaust fan (as noted on the mechanical plans) shall run continuously during the Occupied mode with its respective air handling equipment and shall be off during the Unoccupied, modes, as selected by the FMS (Facilities Management System) unless as indicated otherwise herein or on the plans. When the exhaust fan is commanded on the exhaust air damper shall open. The exhaust fan shall start after the damper is proven open by a damper end switch. Upon detection of smoke by the respective air handling unit then the fans shall stop.

Mechanical Room Exhaust Fans (EF-1 and 2) When space thermostat indicates space temperature above 80 F (adj.), intake louver damper shall open and exhaust fan shall start. When space temperature falls below 70 F (adj.), damper shall close and fan shall stop. EF-4 & 5 Crawl space & Attic ventilation Upon an indication of 60% RH or greater by space mounted humidistat, EF shall start and interlocked intake louver damper shall open. When RH falls below 50%, fan shall stop and damper shall close. RCP Chilled Water Panels 1. Occupied Cooling: Ventilation air connection shall deliver constant supply of outside air to space through panel. Upon a call for cooling control valve shall open. When space temperature drops below cooling set point control valve shall close. Unoccupied: No cooling shall occur during unoccupied period. Control valve shall remain closed. Loop Temperature Control: During occupied hours chilled beam pump shall run constantly. Three-way mixing valve shall maintain RCP loop temperature at 58 F (adj.). Three-way valve on RCP at the end of the loop shall modulate to maintain constant loop flow. Alarm shall be sent to DDC if loop supply temperature falls below 53 F adj.

Large Room CO2 Monitoring: Where shown on plans CO2 sensor shall monitor CO2 levels and send alarm to DDC if level reaches 1000 ppm. Building Flush Out: Upon completion of construction and prior to building occupancy, the PMU shall be indexed to run at 100% outside air, 24 hours a day, for 9 days, or until 3500 cubic feet of outdoor air per square foot is delivered to the building. After occupancy the PMU shall operate as per sequence of operation but the unit shall be indexed to occupied mode three hours prior to actual daily building occupancy. This shall continue for 48 days (based on the unit running 12 hours per day) or until a total of 14,000 cubic feet per square foot of outside air has been delivered to the space. The intent of this sequence is to achieve LEED V.22 credit EQ 3.2.
