With the ability to source land with fertile soil, clean water, at discounted prices from local land owners and institutions, Steradian in partnership with CIC Agri are adept at converting bare land into income producing, institutional agricultural plantations. 3. Bare land can be purchased at vast discounted prices. At optimum output, plantations can yield between 10% and 15 % after costs. These are long terms crops with an average life of 50 Years. Local demand for Coconut and Cinnamon is readily available. Added value opportunities within export market also exist. Well located agricultural land can have significant capital appreciation. Local expertise is available for crops such as Coconut and Cinnamon. People with the necessary skill set to carry out plantations and maintenance are available and at a reasonable wage. Approximately 80% of Sri Lankas population lives in its rural areas. Agriculture is one of the most important sectors for the Sri Lankan economy, with most people being employed within this industry. Steradian have identified two key plantation crops for development immediately in coconut and cinnamon. Cinnamon is one of the most valuable commodities in Sri Lanka. Sri Lankas total spice exports in 2010 were US$ 165 million with 51% from Ceylon cinnamon (US$ 84 million) an increase of 13.3% y-o-y. Sri Lanka accounts for almost 85% of the world export market for Ceylon Cinnamon and 14.5% of overall world Cinnamon market. More than 85% of Sri Lankan Cinnamon is exported, with Mexico the main destination followed by the USA. Approximately there are currently 30,000 ha of cinnamon plantations in Sri Lanka. Sri Lanka with 439,000 Ha of coconut plantations has a production of 2274 million nuts per annum and occupies third and fourth place respectively in area and production globally, earning about US$ 142.3 million through export of coconut products particularly coir products, desiccated coconuts, activated carbon, copra, coconut powder, and fresh coconut. Sri Lanka is the largest coconut consuming country (70 80% of coconut is utilised for domestic consumption). It has been estimated that demand in Sri Lanka by 2010? will be 4000 million nuts to meet the domestic and industrial requirements. Steradian combine their experience and local knowledge in real estate, partnered with agricultural specialist CIC Agri, in order to source existing and potential agricultural land investments, in Coconut and Cinnamon plantations. Steradian carry out all mandatory tasks throughout the research and due diligence process, making sure there is absolute clarity on location, price, capital values, yields, clear title, possession and access. Having evaluated potential plantation opportunities, Steradian in partnership with CIC Agri, will carry out several surveys on the topography, geology and soil of the land making sure that the right dynamics exist for fruitful growth of the chosen crop. Steradian having purchased the asset alongside the investor will then incorporate asset enhancement strategies, through the planning, development and implementation of either Cinnamon or Coconut plantations (dictated by suitability, climate, water sources, topography), whilst intercropping with other know vegetation such as pepper,

turmeric and cashew, further enhancing income and in turn values. Add value techniques will transform land values from mere residual values to income producing agricultural estates, which is a highly sort after asset by national and international institutions. Where the investor has purchased existing but under performing plantations, Steradian will asset manage the estate with existing local partners, with the aim of maximizing production and income.
