Chapter-1 : Introduction

Company Background
Ashaloy Housing & Developers Ltd. Is a real estate company,located in Dhaka,Bangladesh.The ultimate goal of the company is to ensure proper housing to its clients.Secure housing is a birth right of every human as well as fundamental right.Ashaloy Housing & Developers Ltd. A dynamic & realistic name emerged in 2006.The company appears with different commitment by applying update techniques of modern concept & healthy living. Combining practicality with functional and aesthetic qualities, the contemporary styled Ashaloy Housing and Developers ltd. is a unique Satellite town planned around a snowing neighborhood of capital Dhaka. It promises tranquility, security and accessibility, a place where community living is enhanced by lush open spaces tastefully in decorated by invigorating pedestrian walkways and smooth thoroughfares. Ashaloy Housing & Developers Ltd.is a well known name of a popular housing company.The corporate & sales office of the company is in : house 37,road 18,sector 3,Uttara Model Town,Dhaka,Bangladesh. The company is now in a good position among the other reputed housing companies.The company is RAJUK enlisted & the reg. no.of the company is 0060. Theyre running their business successfully since 2006.They have already completed a project near to the river Sitalakhya.They are the member of REHAB.While talking with few clients,they assured us that theyve full trust on Ashaloy.The company has a good work team filled with Architects,Technicians,Designers & highly professional executives.With other housing companies, Ashaloys latest Purbachasl Project land use plan is :

Objective of Our research


We visited this housing & developers company to widen our range of knowledge by knowing practically how a housing company works.We have been there to identify the rules & regulations of the company,their working process,their customer policies,their business strategies etc. We tried to identify the problems that a owner have to face during hes running a company.We figure out the main competitor of the company,& how they solve the business related problems.We tried to know what are the mandatory facts to remember while running business.We talked to their customers to know if theyre satisfied with the company or not.

Data Collection
We visited this company on 12th March,2012.At first we took the company contact info from the website : http://www.ashaloy.com. Then we contacted with them by phone & expressed our desire to visit their project place which is located in Purbachal Regent Town,Narayanganj, & at first we wanted to have an appointment with an authorized person to have an interview.They fixed us the date for interview & gave us the appointment time at 10 pm.of the following day.We reached at the correct time and at the appointment time we went to the official room of the Managing Director of the company,Mr. Amin Md. Hilaly.He cordially welcomed us & admired our project work & he ensured us that hell help us to make the conversation successful.Then we started the interview.At first we introduce ourselves & then on behalf of our group,Md. Istiak asked him about his company.Then he gave us a short brief of his company & we told him that were keenly interested to visit the project area.He encouraged us to go there.After finishing the interview he showed his hospitality by a tea party.Then after a successful conversation we left their corporate and sales office which is located in sector-3,Uttara Model Town,Dhaka.On 15th March,2012 we went to Purbachal Regent Town,Narayanganj. We visited the on going project area,and the completed project area.We talked to the residents near the Ashaloy Satellite Town.They told us that are happy to have this company near their locality.Then we talked with the projects construction workers if they have any problem to get their wages or not.They told us that they are satisfied to work with this company.

Limitations
At the very beginning of our project work,while we were asking to have an appointment with the Managing Director or Chairman of the company,the telephone operator did not give us the telephone lineage of the MDs or Chairmans office.She told us that her sir is busy with the important meeting at that time.She told us to communicate later.Then we realize it is hard to have an appointment,but we are dauntless.So we collected the contact number of the secretary of Managing Director,he is Mr. Jubayer Ahmed Hilaly, and told that were client and want to visit the office before booking plots.He managed us a date for that conversation.We meet him before the appointment date and told that as the students of business administration it is important for us to complete this project work.He understood us and fixed the date for interview.After that we did not face any problem while visiting the office and project area.

Organization Structure
Ashaloy Housing and developers Limited.a trusted name of proper housing started their journey in 2006 with a dream to solve the proper habitation problems of Bangladesh in general for urban peoples.The company is established by the present Managing Director Mr. Amin Md. Hilaly.He is serving as the Managing Director from the beginning. Mr.Md. Omar Faruk is the chairman of the company.The corporate & sales office of the company is in sector-3,Uttara Model Town,Dhaka.The project location is surrounded by the beautiful river Sitalakhya which is located in Purbachal, Narayanganj district near the capital city Dhaka.The company started their journey with a slogan and this is : WE BUILD BEAUTIFUL TOMORROW.The company has not any branch offices out of Dhaka city.They have 150 employees in the corporate office.The company has a efficient group of Architects,Engineers,Technicians and Designers. The company run their construction works via their own construction firm.They have 19 efficient architects,18engineers,16 technicians,14 designers and more than 200 construction labours.The managing director runs the corporate and sales office.

Managements
The corporate and the sales office of the company is running by the Managing Director Mr. Amin Md. Hilaly.He has 1 secretary to help him.The chairman looks after the whole management system.The company runs by four major section,and they are,Admin,Perchase Section,Credit Realization & Sells, and Marketing.The Admin section treated well & give a brief of the company to the clients.The Perchase Section mainly buy the land from the land owners for the company.Sell & Marketing Department works to sell the plots.Credit Realization manages the price rate for plots and flats. The company has an account section to pay the employees and to receive moneys from the clients.In the corporate and sales office of the company,there are well classified and properly efficient work team to run the office as well as the project works.In the management system they give priority to their clients.While dealing with a VIP client,the Marketing Director Mr. Sanjay Kumar Das deals with the client & if the client wants,MD or Chairman deals with them.For other clients they have a strong executive teams who deals with their other clients.They told that every time they are trying their best to satisfy their clients.They told in details about their project to the client and showed him the picture of the area,assured them about the RAJUK approval.If the client accepts their terms of paying and if they like the project view,then they can buy plot or booking a flat.

Services
The main services of this housing & developers company is to provide quality house to their clients.They have two services.One is selling plots to the peoples & location of plots owned by Ashaloy is near Purbachal, and another one is the ready flat selling which is in Gazipur.But they operates their operations from Uttara office.

Market Position & Competitors


Ashaloy Housing and Developers Company has earned themselves as a trusted housing company in recent years. Now they are in a good position among other available established companies. In current market situation,among available builder companies, The Boshudha Builders & Housing,The Ashian City, are the two tough competitors of Ashaloy Housing & Developers Ltd.said the Managing Director of the company.

Chapter-3 : Analysis

Project Activities
At first we made an appointment with the Managing Director of the company. They give us a date which was 12th of April 2012 to go their sales and corporate office.

All the members of our group went there. We wrote down all our questions before going there. We took an interview of the Managing Director of Ashaloy Housing & Developers Ltd. Then we got a short brief of the company by the Managing Director. We attended a tea party given by Mr. Amin Md. Hilaly. At 15th March,2012 the IUBAT ORIONS group members visited the companys Purbachal near by project areas. We practically observed the working process of the workers on there. We noted all the data that we have collected from the office and project area of the company. After successful visiting to the company,we arranged our all collected datas,analysed those informations & finally made the executive report about the company,based on our research work. After completing report writing,we made a multimedia presentation based on the project work.

Findings
We visited a housing & developers company to learn practically about the working process of a company.From this project,we have learnt that to run a company in the highly competitive world of housing business is not so easy.Government and in special RAJUK enlisted company is trusted by all.Our destinated company is enlisted by Rajdhani Unnayan Katripakhya.They have got the RAJUK registration number of their own.Ashaloy is now a member of REHAB-Real Estate & Housing Association of Bangladesh.This company is running by the highly efficient & well educated officials.They have the best working team,they are considered as the rising sun of the housing business.The company authority treated well with the clients.The Higher Middle Class Section of the society & often the VIPs are their main clients.The company arranges annual picnic to refresh the employees.The clients of the company are happy with the business policy of the company.The company is in a good position among other real estate companies of recent times.They advertise their company to make it more popular.Ashian City ,the Boshundhara,and also Bosudha Builders & Housing Ltd. are few of their toughest competitors to tackle.The company is following their own business strategy which is a secret to others.The company publishes annual report for its employees and clients.Application for booking ,should be made on the prescribed application form duly signed by the applicant along with booking money and two copies of color photographs for applicant and one copy photograph for nominee. Plot size - 3,5,10 katha.The customer shall pay TK 1000.00 (one thousand) along with the Installment amount for delay for more that 30 days from the installment due date the land develops may cancel the plot for delaying in payment for more than 60 days. All payments of booking money, installments, utilities, additional works& other charges should be made by bank draft or pay order or A/C payee cheque in favour of "Ashaloy Housing & Developers Ltd." On

cancellation plot(s) for default, the total amount received by the land developers, i.e. booking money /earnest money/installment with yearly load etc. shall be refunded after deduction of 10% within 90days The customer shall bear all expenses/charges e.i. utilities. registration fee, non judicial stamp duties, VAT TAX or any others charges.The land developer reserves the right of charge/modify/alter the layout plan for the greater interest. The future planning of the company is to distributes the properties to their clients in right time.

Chapter-4 : Conclusion
Our goal was to learn practically about the working process,rules,business method,and overall everything about the destinated company.We have chosen a housing & developers company because this is a rapid growing sector for woking.As we are business students, our ultimate goal was to know about the business policy of this business firm.The Ashaloy Housing & Developers Company is now a well known and popular housing & developers company of Bangladesh.While doing project work,we had to face some problems,but at last we successfully completed our job.
