This guide is intended to be an aid to designers and installers of re detection systems. It is not to be
used as a substitute for BS5839 which should be read in full.
The Regulatory Reform (Fire Safety) Order - (RRO) became law on 1 October 2006.
Fire Alarm and Detection Systems are categorised in the following way:
What is the RRO?
Fire authorities no longer issue re certicates and those
previously in force will have no legal status. The Regulatory
Reform (Fire Safety) Order - (RRO) replaces most re safety
legislation with one new order. It means that any person
who has some level of control in premises must take steps
to reduce the risk from re, consider how to contain a re
should one break out and then also make sure people can
safely escape if there is a re.
Where does the order apply?
Virtually all premises and nearly every type of building
structure and open space.
What constitutes a Fire Risk Assessment?
Identifying re hazards such as sources of ignition,
fuel or oxygen
Identifying all people at risk in and around the
premises
Evaluating the risk of a re starting or the risk to
people from a re
Protecting people by providing re precautions
Recording any major ndings
Preparing an emergency plan
Informing and instructing any relevant people
Providing training for staff and guests
Reviewing the re risk assessment regularly and
make changes where necessary
All re alarm designs should be based on a Fire
Risk Assessment
All Fire Risk Assessments should be carried out
by a competent person
Fire Risk Assessments must be reviewed annually

What is a detection zone?
In order to direct those responding to a re alarm signal,
particularly the re service, to the area of a re, all buildings,
other than very small buildings, need to be divided into
detection zones. Detection zones need to be small enough
for a re to be located quickly.
If the total oor area of the building is greater than
300m
2
, each zone should be restricted to a single
storey
If the total oor area of the building is less than 300m
2

a zone may cover more than a single storey
For voids above or below the oor area of a room,
these may be included within the same zone of the
room, provided that the void and the room constitute
a single re compartment
The oor area of a single zone should not exceed
2000m
2
.
Detectors
A person searching a zone for a re in a non-
addressable re system should not have to travel
more than 60m to identify the source of a re
The sensing element of a smoke detection device
should not be less than 25mm and not more than
600mm below ceiling
The sensing element of a heat detector should not
be less than 25mm and not more than 150mm below
ceiling
When mounted on a at ceiling, smoke detection
devices have an individual coverage of 7.5m radius.
However these radii must overlap to ensure there are
no blind spots. Therefore individual coverage can be
represented by a square measuring 10.6m x 10.6m
giving an actual coverage of 112m
2
per device
When mounted on a at ceiling, heat detection
devices have an individual coverage of 5.3m radius.
However these radii must overlap to ensure there are
no blind spots. Therefore individual coverage can
be represented by a square measuring 7.5m x 7.5m
giving an actual coverage of 56.3m
2
per device.
Call Points
A person should not have to travel more than 45m
along an escape route to reach a Manual Call Point
(25m if disabled person to operate, or rapid re
development is likely). Manual Call Points should be
sited at all stair wells and exits from the building.
The frangible element of the manual call point should
be positioned 1.4m (+/- 200mm) from the oor level.
(Unless a wheelchair user is likely to be the rst
person to raise the alarm).
Sounders
Sounder device cabling should be arranged so that in
the event of a fault, at least one sounder will remain
operational during a re condition.
The minimum sound level should be 65dB(A) or
5dB(A) above a background noise which is louder
than 60dB(A) (if lasting more than 30 seconds) and
at a frequency of between 500Hz and 1000Hz. The
maximum sound level should not be greater than
120dB(A) at any normally accessible point. This may
be reduced to 60dB(A) in stairways, enclosures up to
60m
2
and specic points of limited extent.
For areas where people are sleeping, sounder
devices should produce a minimum 75dB(A) at the
bed-head with all doors shut. In buildings providing
sleeping accomodation for a signicant number of
people, all bedrooms should have both audible and
visual alarms.
Beacons
Visual alarms such as beacons, should always be
mounted at a minimum height of 2.1m from oor level.
General
Fire Alarm Control Panels should be installed at a
location appropriate for staff and re ghters
All mains supply isolators must be double pole and
suitably marked
All joints to be re resisting, junction boxes to be
labelled FIRE ALARM.
All cables to be re resisting with a minimum cross-
sectional area of 1mm
2.
Cable using trunking as a means of containment must
be clipped using re resistant supports WITHIN THE
TRUNKING.
Zone charts should be tted in all appropriate locations
(adjacent to control equipment and repeaters).

DELIVERY CHARGES
We do offer a site delivery service provided by our carrier
and at no extra charge. It should be noted, however,
that the vast majority of delivery problems occur when
delivering to site. Although our carrier is one of the market
leaders and every attempt will be made to deliver your
goods on time, no guarantees are made, or implied and
so no consideration for consequential loss can be made
whatsoever. In the event of a failed or late delivery only the
carriage charge can be refunded.
Our carrier will request a signature for each delivery, but
unfortunately this may not be your appointed representative.
We and our carrier cannot be held reaponsible once a
signature has been obtained, but to assist we can provide
a proof of delivery with name, date and signature, where
requested.

all the most popular items in our range of products. Should
you have any specic requirements, not listed, please feel

This guide offers only a brief description of each item. For
a more detailed specication please refer to the relevant
data sheet or contact our techical sales department.
Most of the items listed are available ex-stock on a next
business day basis or for collection from our trade counter.
Orders received before 3:00pm will be processed the same
day. Orders received after 3:00pm will be processed the
next working day.
Prices are correct at time of publication. We reserve the
right to amend prices in line with any increased costs,
without prior notice.
WEEE DIRECTIVE STATEMENT
The effective date of the WEEE directive came into force on
1st July 2007. We have joined the Producer Compliance
Scheme offered by Electrolink, membership number WEE/
EE0302VZ.
At this moment it is uncertain if, or how much of, the cost
of disposal will be passed on to the end user. There is a
belief that re alarm systems are xed installations and
therefore not within the scope of WEEE. A decision on this
is awaited.
Any equipment manufactured prior to the 13th August 2005
is not covered by WEEE regulations and so are exempt
from our recycling compliance scheme.
Where products are branded with the customers own
name, then under the WEEE directive the responsibility for
disposal passes to them.
Key to Symbols
Denotes that the control panel is suitable for analogue addressable type re alarm systems.
Analogue addressable re alarm systems are wired in loops around the building with all devices tted
on the loop. A system may consist of more than one loop. They use special intelligent devices that
communicate with the control panel. Each device has its own unique address and so the control panel
is able to indicate its precise location.
Denotes that the control panel is suitable for conventionally wired type re alarm systems.
Conventional re alarm systems require a 2 core circuit for each zone containing detectors and call
points. In addition, the sounders and beacons are wired on seperate circuits. A minimum of two sounder
circuits are required for compliance with BS5839.
Denotes that the control panel is suitable for Twin Wire type re alarm systems.
Twin Wire systems are the same as conventional except that the sounders and beacons can be wired on
the same circuits as the detectors and call points. This type of system requires specic detector bases
and call points. Compatible devices are denoted with this symbol within their own relative sections of
the catalogue.

Customer Returns Policy
WARRANTY PERIOD
All products manufactured by Haes Systems Ltd after
August 2006 carry a warranty period of 36 months from
the date of invoice.
Goods of other manufacturing origins will be subject
to those manufacturers conditions and policies which
are beyond our control. We will endeavour to keep the
customer informed as circumstances change.
RETURN OF GOODS UNDER WARRANTY
Prior to returning any equipment you should rst obtain a
returns authorisation number from our Customer Services
Department. Items returned without an authorisation
number may lead to delays in processing.
When obtaining a returns number, please state the exact
nature of the fault and/or any other relevant information
which may be helpful to us when diagnosing the fault. In the
case of Haes Systems manufactured items, our technical
support engineers must have been consulted from site to
try and resolve the problem or assess the fault, prior to
returning goods.
Our original invoice number on which the goods were
purchased or your original purchase order number will also
be required.
Goods which are proven to be faulty within the
manufacturers warranty terms will be repaired without
charge or credited in full.
If goods are returned under warranty and found to be
damaged because of incorrect wiring by customer,
negligence, lightning or other environmental damage, a test
and repair charge will be applicable. See return of goods
not under warranty, below. No chargeable work will be
carried out without your prior consent and any additional
charges that may apply will be made known to you at the
time of occurance.
Items returned to us under warranty which are in an
unsaleable condition, e.g. holes drilled in cabinets,
scratched/dirty enclosures, paint smeared products etc.
cannot be considered for credit and will only be repaired
and returned, irrespective of whether the unit is in or out
of warranty.
If goods are returned under warranty as a faulty product
and no fault found, a minimum test and handling charge of
30 will be applicable.
ADVANCE REPLACEMENTS
Haes Systems offer an advance replacement service to
our existing account customers. This service is applicable
where goods are thought to be faulty within their warranty
period and an urgent replacement is required.
Customers will be invoiced on despatch of advance
replacement item. Agreed payment terms apply. When
ordering you should advise our Customer Service
Representative that it is an advance replacement
item and they will process the order as such and issue a
returns authorisation number for the item to be returned.
See Return of Goods under Warranty, above.
Any product returned, using our Advance Replacement
service which exceeds the warranty period will be repaired,
where possible, charged and returned.
A pro-forma will be raised for non-account customers
and payment must be received before the goods can be
despatched.
RETURN OF GOODS NOT UNDER WARRANTY
Prior to returning any equipment, you should rst obtain a
returns authorisation number from our Customer Services
Department. Items returned without an authorisation
number may lead to delays in processing.
Goods returned for repair will be subject to a minimum
inspection charge of 25.00 per item. Labour rates are
charged at 50.00 per hour, parts charged at cost.
It should be noted that we do not offer a sale or return
policy. Goods returned, surplus to requirements, may
be considered for credit, solely at the discretion of the
company. A minimum re-stocking charge of 10% will be
made.
When retesting / repair of equipment is required before it
can be re-stocked, any charge made will be in addition to
the 10% handling fee.
Goods can only be considered for credit with the following
conditions:
The goods are not more than 6 months old
The goods are still in the original packaging
The goods have not been installed, damaged or
modied in any way.
NOTIFICATION
Any parcels returned to Haes Systems must be by recorded
delivery. The sender will be notied of any shortages or
discrepancies. In the event of a missing parcel, proof of
delivery will be required.
Each product will be individually inspected and dealt with
on its own merit.
We endeavour to deal with returns as quickly and efciently
as possible. Our normal turnaround time for repairs is
typically 2-3 weeks from the goods being received.

MX-4000 ANALOGUE CONTROL PANELS
The MX-4000 range of Analogue Addressable control
panels is available from 1 - 8 loops and boasts a huge array
of dedicated peripherals, including, on board printers,
network cards, input/output cards, zone LED extension
cards, modem cards and a BMS graphics interface, as
well as glass door kits, recessing bezels and remote LCD
display terminals.
The control panels consist of a simple to use LCD
menu driven graphical interface with dedicated system
navigation keys, making it user and installer friendly with
uncomplicated commissioning and fault nding.
Powerful cause and effect programming, coupled with
DynamiX zoning makes the panels suitable for a wide
range of site applications from small to large, complex,
multi area systems. Fully on-site programmable via on
board, alpha numeric keypad, or PC-NET conguration
tools.
An extensive suite of PC based software programs have
been developed to supplement the MX-4000 series Fire
Panels. User friendly PC-NET conguration software
includes a virtual panel, allowing for remote diagnostics via
a low cost modem connection, saving time and expense

For both business and leisure, radio technology is now
common place.
Such are the advances made in wireless technologies in
recent years that most people use wireless devices
without a second thought.
Using a new secure wireless system, Radio+ provides a
re detection system using secure wireless connections
between the eld devices and the control panels.
Based on well proven components, the sensors,
sounders, beacons and call points give Radio+ a highly
reliable foundation into which the wireless technology
has been integrated, to provide a fully featured analogue
addressable re detection and alarm system.
The development of Radio+ has tracked the progress of
the European standard EN54-25 Fire detection and re

All current Haes control panels use a 4K7 end of line, monitoring resistor for both detection zones and sounder circuits.
No active end of line modules are required.
Haes control panels require a 470 trigger resistor.

The Haes 1.5A, 3.0A and 5.0A, approved, power supply
units can be used for any re alarm system installation that
species EN54-4 Power Supply Equipment.
Suited for almost any application, the power supply unit/
battery charger has been developed using the latest surface
mount technology to provide a high efciency switch mode
power supply.
The power supply units are available in enclosures of
various sizes to suit different battery capacities, providing
power and fault indication.
The Haes 1A and 2.5A TRX transformer rectier power

XPander
wireless technology
XPander is a system in which individual detectors,
call points and alarm devices communicate with the
XP95 loop by radio signals. An interface is connected
to the loop in the same way as any other interface,
such as an Input/Output Unit.
Every XPander device is assigned an address and
this address is recognised by the control panel in the
same way as the address of any device connected
directly to the loop wiring.

KAC CALL POINT ACCESSORIES
The KAC 9000 range of devices provides a comprehensive selection of switching
product solutions for re, security and other specialist applications.
All products comprise a main housing and escutcheon plate and can be supplied in
red, green, white, yellow or blue.
The keyswitch family can be supplied in three principle versions:
Two position keyswitch (marked 1 and 0, with the
key removable in both positions.),
Two position keyswitch (marked 1 and 0, with the
key trapped in position 1),
Three position keyswitch (Firemans Keyswitch)
removable in all positions. This type has two pairs
of electrically separated contacts; both open in the
central position, one closes in each of the other
positions (see gure 2 for contact arrangement).

FREEDOR WIRELESS DOOR CLOSER/HOLD OPEN UNIT
Freedor is a unique wireless, electrically powered free-
swing door closer that ts to the top of a re door and
allows the door to swing freely or be held open at any
angle, but will close the door when the re alarm sounds.
Freedor is easy to install in new buildings and retrot.
Freedor needs to hear a re alarm that exceeds 65dBA and
veries the alarm over a 14 second period before closing
the door and preventing the spread of re and smoke
around the building.

What is Maintained/Non Maintained?
Non Maintained - Non maintained is a luminaire intended solely for emergency use. This means that the lamp within
the luminaire is lit only ever in the event of a mains failure. This is most common in bulkhead and twin spot ttings.
Maintained - The lamp inside a maintained luminaire is illuminated under mains supply as well as having an
emergency backup in the event of a mains failure. Haes maintained ttings can now be switched on /off as well as
being permanently lit.

Terms and Conditions of Sale
1. Our Contract
1.1 These Terms and Conditions govern the supply of
goods and services sold by Haes Systems Limited (No.
1146067) of Columbia House, Packet Boat Lane, Cowley
Peachy, Uxbridge, Middlesex UB8 2JP (we and us) to
the customer (you) and constitute the entire and only
agreement between us in relation thereto.
1.2 All orders placed by you are on the basis of these Terms
and Conditions and are subject to acceptance by us by
delivery of the goods to you at which point a legally binding
contract is constituted between us. The processing of your
payment and acknowledgment of your order does not
constitute legal acceptance of your order.
2. Price & Payment
2.1 The price payable for the goods & services you order is
as set out on our web site at the time you place your order
or, if you order from one of our catalogues, as set out in
the catalogue from which you order provided it is a current
catalogue, plus any charges for delivery and insurance as
set out in the order form.
2.2 We reserve the right to change the price of commodity
goods, such as cabling, due to market conditions but we
will conrm the prevailing price with you before accepting
your order. We are not obliged to accept your order for such
goods and may decline it or limit the order quantity.
2.3 On occasion, the prices payable for goods advertised
on our web site may differ from those prices offered in the
then current catalogue or in our trade counter, and we are
under no obligation to honour any web site price if there is
such a difference.
2.4 Occasionally an error may occur with our web site and
goods may be incorrectly priced in which circumstances we
will not be obliged to supply the goods at the incorrect price.
2.5 Subject to clause 2.6, we must receive payment for
the whole of the price of the goods you order, and any
applicable charges for delivery, before your order can be
processed unless we have agreed otherwise in advance in
writing.
2.6 If you are an account customer, payment shall be
made in full at the end of the month following the date
of invoice. Time shall be of the essence for payment. We
may revoke credit if you fail to make payment when due. If
payment is not made when due, interest is payable at the
annual rate of 3 per cent over LloydsTSBs then current
base rate on the amount outstanding from the due date
for payment until receipt by us of the full amount (including
any accrued interest) whether before or after judgement ,
together with any reasonable legal or other recovery costs.
You are responsible for all orders placed by your authorised
employees and we are not bound by any individual order
limit you may impose on your authorised employees. You
must inform us in writing as soon as a relevant employee
is no longer authorised by you to place and receive orders.
2.7 You acknowledge that before entering into a contract
for the purchase of any goods from us you have expressly
represented and warranted that you are not insolvent
and have not committed any act of bankruptcy, or being
a company with limited or unlimited liability, knows of no
circumstances which would entitle any debenture holder
or secured creditor to appoint a Receiver, to petition for
winding up of the company or to exercise any other rights
over or against the companys assets
3. Delivery & Title
3.1 We will deliver the goods in accordance with your order
usually within the stated delivery time but certainly within 30
days. In the unlikely event that we do not make the goods
available to you within 30 days of accepting your order you
will have the option of cancelling your order by notifying
us accordingly prior to delivery. Before placing your order,
please refer to the delivery options set out in our catalogues
to ensure that we can deliver to your address. A valid
signature will be required on collection or delivery. In the
unlikely event that you have not received all the goods within
the stated delivery time, you must notify us immediately.
You must not schedule or commence any installation work
until after you have received your order and checked all the
goods for any defects or missing parts.
3.2 You must do all that you reasonably can to enable
delivery to take place at the given time and place. If you
delay delivery, or delivery fails because you have not taken
appropriate steps, we will try to arrange for an alternative
delivery date within 30 days of the failed delivery. If delivery
fails as a result of circumstances within your reasonable
control, the cost of any re-delivery shall be borne by you.
If we are unable to arrange a date for re-delivery we may
cancel your order and refund to you the price that you have
paid for the goods, less the failed delivery costs.
3.3 Without prejudice to Clause 3.2, upon delivery of the
goods to you, the goods shall be at your risk. In spite of
delivery having been made, title in the goods shall not pass
to you until you have paid the price for the goods in full and
no other sums whatsoever shall be due to us from you. Until
title in the goods passes from us, you shall hold the goods
on a duciary basis as bailee and shall store the goods
at your own cost separately from all other goods in your
possession and marked in such a way that they are clearly
identied as our property.
3.4 We do offer a site delivery service provided by our
carrier and at no extra charge. Every attempt will be made
to deliver your goods on time, no guarantees are made, or
implied and so no consideration for consequential loss can
be made whatsoever. In the event of a failed or late delivery
only the carriage charge can be refunded. Our carrier will
request a signature for each delivery, unfortunately this may
not be your appointed representative. We and our carrier
cannot be held responsible once a signature has been
obtained. We do request written conrmation of details for
all site deliveries.
4. Availability
While we endeavour to hold sufcient stock to meet all
orders, if we have insufcient stock to supply or deliver the
goods ordered and paid for by you, we may offer to supply
or deliver a substituted product or refund you the price paid
for such goods as soon as possible and in any case within
30 days or, in the case of an account customer, we may, in
our absolute discretion, as soon as possible raise a credit to
offset the amount invoiced to you.
5 Cancellation & Returns
5.1 You may cancel your order by giving us notice of
cancellation within 14 days of the date of delivery to you
or collection from our trade counter. Such notice may be
given by phone, mail, fax or email or in person at our trade
counter. If you are cancelling because of any problem with
the goods, please notify us of the problem at the time of
cancellation.
5.2 On cancellation for whatever reason, you must return
the goods to us at your cost unless we agree that you may
dispose of them in which case please comply with the
manufacturers instructions before disposing of hazardous
goods. Where the goods are being returned because
they are faulty, incorrect goods or because of unsuitable
substitution by us, we will meet the cost of return but we
ask that you allow us to nominate the carrier.
6. Liability
PLEASE READ THIS CLAUSE
6.1 If you have notied us of a problem with the goods
within 14 days of delivery, we will (subject to clause 4) either
make good any shortage or non-delivery; replace or repair
any goods that are damaged or defective upon delivery;
or refund to you the amount paid by you for the goods in
question.
6.2 We shall have no liability to pay any money to you
by way of compensation other than any refund we make
under these conditions. Our liability to you shall not in any
event include losses related to any business of yours,
such as loss of prots or business interruption, neither will
we be responsible to you for any other loss which is not
a foreseeable consequence of us being in breach of these
Terms and Conditions or our legal duties.
6.3 This does not affect your statutory rights if you are a
consumer, nor is it intended to exclude our liability to you for
fraudulent misrepresentation or for death or personal injury
resulting from our negligence.
6.4 Goods are intended for use in the UK only and we cannot
conrm that the goods comply with any laws, regulations or
other standards applicable outside the UK. All goods are
sold in accordance with the manufacturers specications
and are subject to any qualications, representations or
instructions contained in the documentation associated
with the goods.
6.5 If you are a trade customer and subject to Clause 6.3,
we will not be responsible to you or, in the event that you are
undertaking work for another person, to any other person,
for the use or installation of any goods by you. Accordingly,
if you are a trade customer, you hereby agree to hold us
harmless, and indemnify us against any liability associated
with, any claim or allegation that we are responsible for any
failings in the installation or use of goods that we supply.
7. Limited Companies - Guarantee
7.1 Those signing the Trade Credit Account Application
Form on behalf of limited companies do so as guarantor
and irrevocably undertake to guarantee the payment of all
monies owing to us by the relevant limited company if we
believe that the limited company cannot meet its obligations.
7.2 If the limited company goes into receivership, liquidation
or administration the guarantor will pay to the receiver,
liquidator or administrator, as the case may be, such sum
as will enable him to pay all monies owed to us by the limited
company.
8. Termination
We may suspend further supply or delivery, stop any goods
in transit or terminate our contract by notice in writing
to you if you are in breach of an obligation hereunder or
you become unable to pay your debts when they fall
due or proceedings are commenced by or against you
alleging bankruptcy or insolvency. Upon termination, your
indebtedness to us becomes immediately due and payable
and we shall be under no further obligation to supply goods
to you.
9. Force Majeure
We shall have no liability to you for any failure or delay in
supply or delivery or for any damage or defect to goods
supplied or delivered hereunder that is caused by any event
or circumstance beyond our reasonable control (including,
without limitation, strikes, lockouts and other industrial
disputes).
10. General
If any part of these conditions is invalid, illegal or
unenforceable (including any provision in which we exclude
our liability to you) the validity, legality or enforceability of
any other part of these conditions will not be affected. This
contract shall be governed by and interpreted in accordance
with English law.
