CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS: This Contract of Lease, made and executed by and between: _____________________________ Filipino, of legal age, with postal address _______________________________________ and hereinafter referred to as the LESSOR: and _______________________________ Filipino, of legal age, with postal address at______________________________________. .and hereinafter referred to as the LESSEE; WITNESSETH: That the LESSOR hereby leases unto the LESSEE, and the latter hereby in lease from the former, a _____ condo unit situated at_____________________________________________.. under the following terms and conditions: (1) That the terms of this lease shall be for a period of ________ to commence ________ and ending________; (2) That for and in consideration for this Contract of Lease, the LESSEE obligates to pay the LESSOR a monthly rental of _____________________________ (____php) payable on the ___day every month. Upon signing of this Contract, however, the LESSEE shall pay the LESSOR the sum of ___________________________ (_____php) to be applied as 1mos advance 2 months security deposit (3) 2months security deposit to cover unpaid bills, damages and cleaning of unit after it is vacated. (4) That the LESSEE shall not directly or indirectly sub-lease, assign, transfer, convey, mortgage or in any way encumber his right of lease over the leased premises of any portion thereof under any circumstances whatsoever, any contract that may be made in violation of this cause shall be null and void;

(5) That the leased premises have been received by the LESSEE, in good, habitual condition, and agrees to keep the same in such good condition; (6) That the LESSEE shall be responsible for the deterioration, destruction or breakage to the property, including ordinary wear and tear caused by members of his household or visitors; (7) That all the ordinary repairs within the premises that arise in the daily use of the facilities therein shall be for the sole account and expense of the LESSEE, without right to reimbursement; (8) That the LESSEE further agrees to pay and defray at his own cost expense, any damage to the premises cause by negligence or default of said LESSEE or his household and visitors; (9) It is understood that the LESSEE shall not start or proceed with any repair work or in any case introduce improvements or made any alterations in the leased premises without the prior consent and approval of the LESSOR; (10) That the LESSEE agrees, that all improvements or alterations, fixtures or any nature made thereon such as door, partition, wall, cabinet, act upon completion thereof, form integral part of the lease premises and shall belong to and become the exclusive property of the LESSOR and the LESSEE shall have no right to any reimbursement for the cost or value thereof; (11) That the LESSEE shall not bring into or store within the premises anything or highly inflammable nature or explosive materials which may expose the leased premises to fire which are in violation of the terms of the fire insurance policy; (12) That the LESSOR or its authorized agent shall have the right to enter the leased premises at anytime to examine or for any other lawful purpose which it may deem necessary, in the presence of the LESSEE; (13) That anytime the need for the house arises, the LESSEE agrees to vacate said property within sixty (60) days after due notice; (14) That the LESSEE shall notify the LESSOR at least thirty (30) days in advance, should the LESSEE decides to abandon the leased premises;

(15) That in case of default in payment of rental or violation of any of the terms and conditions set forth herein, the LESSOR may terminate and cancel this CONTRACT OF LEASE and claim indemnification for damage suffered by the LESSOR from the LESSEE.
