HOUSE PLANS
INTRODUCTION...
* TO have a house erected on land owned by a prospective home owner or on land owned by the Commission an application should be made to the Commission's Head Office, State Government Buildings, Anzac Square, Brisbane, the Commission's District Offices at Rockhampton and Townsville or to Clerks of Petty Sessions of other cities or towns. Leaflets of information giving details of the Commission's H o m e Purchase Schemes may be obtained from those offices. ^v- APPLICANTS, by selecting a design shown in this booklet or any other plan of which the Commission holds the tracing, are charged the minimum fee for plans and specifications as set out in the leaflet. However, applicants are not limited to such plans and may have a plan prepared by the Commission in which case the fee for the preparation of plans and specifications would be (see leaflet) 2 per cent, of the contract price for the erection of the dwelling. A privately prepared plan and specification may be submitted in which case an examination fee of 5s. per cent, of the contract price would be charged.
-$ WHERE privately prepared plans and specifications are submitted it is importan for the applicant to ensure that the design i s suitable to the site and can be erected at a cost he can finance.
** THE designs in this booklet provide a fairly wide selection of dwellings suita to families requiring two or three bedroom homes. Although some of the designs may not be considered modern they have been included in the booklet for the reason of their popularity over the years and that they provide good accommodation and durable construction at a reasonable cost.
"^ THE plans as drawn in the booklet may be reversed so that the right side as dra becomes the l e f t and vice versa. Similarly the plans as drawn or the reversed plans may be rotated so that what i s drawn as the front becomes one of the sides. Many of the designs are suitable for both high foundations with laundry under the house or for low foundations with attached laundry. In other cases the position of the laundry as shown i s suited to certain site characteristics only and i f such designs are selected for other types of sites, then adjustments to the plans should be made. Materials for external sheeting or internal linings and joinery patterns may be varied but changes in roof coverings may require considerable variation from the drawings owing to the necessity to provide construction and pitch adequate for the material concerned. Cost will vary according to the materials used, the nature of foundation work the value of equipment included in the house. In order to reduce costs rant fence may be omitted and the prospective owner may himself arrange to carry out the work of the dividing fencing, internal painting and battening between stumps. He may also carry out certain work in connection with drainage. 3
OMISSION of fencing at the street alignment and the development of garden and lawns, including the footpath, would give a much more pleasing appearance to the property.
Q THE intending owner's mode of living and personal preferences and the peculiar characteristics of a site will vitally affect the suitability of a design for a particular location, e.g., a fine outlook in a limited direction could be considered to be of greater importance than orientation to suit prevailing breezes and climate. However, the exclusion of hot summer sun and of cold south-westerly winds and the entry of winter sun and of north-easterly breezes are predominant factors to be considered throughout Queensland. Orientation of rooms should be related to the normal hours of use of the room, generally preference of consideration being given to kitchens, other living areas, bedrooms and other rooms in that order. Other factors to be considered include slopes of ground, drainage, vehicular access, filling on the site, the position of any sewers or drains which traverse the site, the accessibility cf electricity, gas, water and sewerage, and requirements of the Local Authority. Each Local Authority has i t s o w n buildinq By-laws which may be at variance in respect of compulsory provision of septic tanks, minimum room sizes, minimum ceiling heights and minimum clearances between house and side alignments. "& THE index which follows shows the necessary minimum site widths for each design of this booklet. These widths must be increased i f a vehicle is to pass between the house and fence, as distances are based on the minimum permitted by the Brisbane City Council, for example, only 5 feet clearance from eaves or wall to side alignment has been allowed for a l l sites wider than 48 feet.
