This approach can be used to determine an overall home size adjuster for for multi-family buildings and attached townhomes, but it cannot be used to determine an overall home size adjuster for a complex with multiple multi-family buildings. If a project includes multiple multi-family buildings, each building must have its own home size adjustment. Please insert the # of units in each building, and the average square footage for units with the corresponding bedroom number. For example, if building 1 has three 2-bedroom units that are 1300, 1400, and 1500 square feet, insert "3" in cell G10 and "1400" in cell H10. Durability Evaluation Steps: 1. Collect site- and project-specific data on environmental conditions (outdoor and indoor) and occupancy and enter into the appropriate sections of the Durability Risk Evaluation Form. 2. If you have a quality management plan in place, review documents and records of callbacks, warranty claims, and litigation in order to identify recurring quality problems. 3. Identify issues of particular interest or concern, and include these in the Durability Risk Evaluation Form, which lists major issues for which durability management strategies typically are needed and provides space for others to be added. 4. Characterize the degree of risk (low, moderate, or high) for each of the issues listed. For each moderate and high risk issue, complete steps 5 through 8 below. 5. Ensure that the durability management plan includes a specific design and/or construction strategy. 6. Ensure that the strategy addresses each of the applicable building systems, assemblies, components, and areas, and that it addresses all connections, intersections, and interactions between and among them. 7. Ensure that each strategy is adequately drawn and/or described in the relevant project documents. Durability Inspection Checklist Steps: 1. Prior to construction, create a durability inspection checklist, listing the durability management measures to be incorporated in the home and noting where those measures appear in the project documents (drawings, specifications, scopes of work). Note that the Durability Inspection Checklist Template lists a sample strategy under each heading; these strategies are not intended to be universal, although some may apply to a variety of projects and sites. They are included for illustrative purposes only. 2. Use the durability inspection checklist to confirm that the measures shown in the project documents are incorporated in the home as drawn and/or specified. This should be done through the use of a quality management plan or on-site inspections by the builder team and check-off on the durability inspection checklist.
3. If the project is pursuing optional credit ID 2.3, have the third-party rater verify that the measures are incorporated into the home and complete the checklist.
