Gary M. Ralston, CCIM, SIOR, SRS, CPM, CRE, CLS, is a managing partner of Coldwell Banker
Commercial Saunders Ralston Dantzler Realty, LLC the premier commercial services provider in
Central Florida (Polk County). He is a recognized subject ma`er expert on retail and commercial
properGes. He also serves as a principal of a retail build-to-suit development and investment
company.
From the early 1990s through 2004 Gary was the president and a member of the board of
directors of Commercial Net Lease Realty, Inc. (NYSE:NNN) the industry leader in single-tenant corporate net-
leased real estate. During that Gme he guided the company's growth from less than $15 million in real estate
assets to over $1.5 billion.
Gary holds the CerGed Commercial Investment Member (CCIM), Society of Industrial and Oce Realtors (SIOR),
Specialist in Real Estate SecuriGes (SRS), CerGed Property Manager (CPM), Counselor of Real Estate (CRE) and
CerGed Leasing Specialist (CLS) designaGons and is also a Florida licensed real estate broker and cerGed
building contractor.
Gary is a senior instructor for the CCIM InsGtute and a member of the board of directors of the CCIM InsGtute and
CCIM Technologies, Inc. He is a full member of the Urban Land InsGtute (ULI), a member of the InternaGonal
Council of Shopping Centers (ICSC) and an instructor for ICSC RECon Academy.
Gary holds a Masters in Real Estate and ConstrucGon Management from the University of Denver. In 2007 he was
named an adjunct faculty member at the University of Denver, in 2011 he was named an adjunct faculty member
at Florida Southern College and in 2013 Gary was named an adjunct faculty member at the University of Florida.
He is the co-chair of the Florida Southern College real estate conference.
Gary was inducted as a Hoyt Fellow (www.hoyt.org) in 2001. He is a member of the Regional Economic
InformaGon Network of the Jacksonville Branch of the Federal Reserve Bank of Atlanta. Gary is recognized as the
second most accredited real estate professional in the NaGon.

Brian Bailey is the Senior Financial Policy Analyst in the Supervision and RegulaGon
Division of the Federal Reserve Bank of Atlanta. Brian is a recognized Federal
Reserve System expert responsible for thought leadership in commercial real estate
and providing guidance on valuaGon issues. Brian has extensive experience with
commercial real estate valuaGon, transacGon, development, stress tesGng and
nancial issues. Brians experience spans both the public and private sectors.
Prior to joining the Federal Reserve Bank of Atlanta, Brian was employed by the private equity rm
Tavistock Group as Senior Finance and AcquisiGons Manager in real estate. Before joining Tavistock,
Brian was the Director of Real Estate Finance for Flagler Development Group, Floridas largest
commercial real estate developer.

Brians experience includes working for Ernst & Young LLP, where he was an execuGve. Brian managed
mulGple engagements for both private and public sector clients. His advisory experience includes asset
acquisiGon/disposiGon, transacGon due diligence, valuaGon, feasibility and market studies, loan due
diligence, reviewing leases and cash ow modeling. Prior to joining E&Y, Brian founded and operated
an industrial development company that specialized in the acquisiGon, development, and
refurbishment of industrial and oce properGes. Prior to that, Brian got his start in commercial real
estate as a local market appraiser.

Aier receiving a Bachelor of Arts in Business AdministraGon from Mercer University, Brian earned an
MBA degree with concentraGons in Real Estate and Finance from the University of Florida. He also
a`ained the CCIM designaGon.

Mulvee
Gary Ralston
Suzanne Mulvee, CFA, designs strategies for invesGng across the U.S. apartment,
oce, retail, and warehouse property markets. She works to customize PPRs core
research to suit specic investment criteria and helps clients to communicate
porkolio performance and forward-looking strategies to stakeholders. Mulvee
specializes in research and forecasGng of the performance of retail assets across the
United States.
Since joining PPR, she has wri`en a handful of white papers and numerous arGcles for publicaGons,
including Commercial Investment Real Estate, MBA Newslink, CMBS World, and NCREIFs Real Estate
Performance Report. She is oien cited in industry news journals as well as naGonal media, including
the Wall Street Journal, New York Times, CNBC, NPR, and MSNBC, for opinions on real estate
investment performance.

Before joining PPR, she analyzed real estate investment opportuniGes for a local brokerage rm,
consulted on commercial real estate purchases, and worked as a credit analyst in commercial banks in
San Diego and Greater Boston.

Mulvee earned a B.A. cum laude in Financial and Managerial Economics from the University of New
Hampshire, where she was recognized as one of the Universitys presGgious PresidenGal Scholars. She
holds the CFA designaGon and is a member of ICSC (Elected Member of North American Research
Council), CRE Finance Council (Research Commi`ee), NAIOP (NaGonal Directors MeeGng Research
Council), Boston Security Analysts Society, and Urban Land InsGtute.
