Overview
Belize

Belize’s democratic government, and its


track record of political stability make it
unique in Central America. The official
language of Belize is English, though
Spanish is also widely spoken.

Belize operates under the British


parliamentary system, with executive
authority exercised by the Prime
Minister, currently the Hon. Dean
Barrow.

Belize is a member of the British


Commonwealth and the United Nations.
As such, it demonstrates an excellent
human rights record and freedom of the
press is practiced without censorship.

Overview
Mesoamerica Barrier Reef/Lighthouse Reef Atoll
The Mesoamerica Barrier Reef is the second
longest barrier reef in the world, ranking right
behind Australia’s Great Barrier Reef. The reef
itself is part of a fragile and complex coastal
ecosystem of incredible environmental value.

This spectacular reef runs the length of Belize


and supports a tremendous number of patch
reefs, shoals, and over 1,000 "cayes"
(pronounced keys), most of which are
comprised of, or surrounded by, extensive
mangrove forests.

The Lighthouse Reef Atoll, located 45 miles


east of Belize City, is one of just four atolls in
the Western Hemisphere. With its magnificent,
healthy corals and extraordinary marine life,
The Lighthouse Reef Atoll is one of the
world’s most coveted examples of a pristine
coral reef ecosystem.

The world famous Great Blue Hole, located


within the Lighthouse Reef Atoll, was made
famous by Jacques Cousteau and is both the
landmark of Belize, and the country’s most
marketed natural attraction.

Long Caye

Approximately two and a quarter miles in


length, three quarters of a mile in width and
approximately 500 acres in size, the island of
Long Caye is the largest of the five land
masses located on the Lighthouse Reef Atoll.
It is also the closest developable real estate
to both Half Moon Caye and the Great Blue
Hole. The island is situated in the southern-
most part of the atoll, less than 1 mile from
the tiny, but spectacular, Hat Caye and less
than two miles from the UNESCO World
Heritage site at Half Moon Caye. The famous
Great Blue Hole lies approximately eight
miles to the north, making Long Caye the
closest potential development site to both the
Great Blue Hole and Half Moon Caye. It is also
home to the highest concentration of world
class dive sites in all of Belize. Many of the
best dive sites in the western hemisphere are
found less than a mile off the Long Caye
coast.

Eco Reef Overview

The shareholders of Eco Reef include


individual equity investors, long time owners of
property on Long Caye and members of the
Eco Reef Board of Directors.
In November of 2008 Eco Reef executed a
Letter of Intent with BV Resorts
(www.bvresorts.com) to form a joint venture
company for the purpose of developing a
luxury hotel and residential resort complex on
Long Caye.

Eco Reef Asset Management Limited (Eco


Reef) is a Belize company that was formed
in August 2008 for the purpose of
acquiring, selling and developing real
estate in Belize. Since its inception, Eco
Reef has been active in negotiating and
executing land purchase option
agreements with the major landholders on
Long Caye.

Eco Reef Strategy

Given the current global economic


environment, Eco Reef has adopted a
conservative approach to the Long Caye
development project. Eco Reef’s financial plan
has been created to mitigate market and cash
flow risk by the adoption of a highly variable
cost structure and an ongoing investment
strategy that is both time phased and limited
to a minority portion of the company’s excess
cash flow.

The timing of the proposed luxury resort


developments will be determined by several
factors including, but not limited to, Eco Reef
and or BV Resort’s ability to raise the required In additional to the land in the northern section
project financing as well as a variety of other of Long Caye that will be set aside for
micro and macro economic factors that would individual home site sales, Eco Reef will have
be prudently considered before moving ahead in reserve, over 150 acres available for
with a development project of the size and inclusion in planned luxury resort and
scope anticipated by BV Resorts and Eco residential development projects. As part of its
Reef. overall commitment to the preservation and
conservation of Long Caye and the Light
House Reef atoll, Eco Reef has 200 acres
targeted for conversion into a nature preserve
and research center.

Long Term Vision

Together with BV Resorts, Eco Reef will put


together a project plan for the development
of a Luxury Resort and residential complex
on Long Caye. The timing of the resort
development activity will be dictated by
external economic factors and the
availability of project financing.

Once BV and Eco reef are successful in


attracting project financing for the planned
resort and residential complex, Eco Reef will
contribute the portion of its land assets not
held in reserve for home site sales to the
development project in exchange for cash
and or Preferred Equity in the resort
development project.
