I PURPOSE AND MEMBERSIilP TheRainbow LakeMaintenance Association is organized for thepurpose of maintaining, preservitlg, supelvising. andlegulating theuseof theprivate roads, ancl LakeAccess Easement asdepicted on the platof Rainbow Lakefor theuseandenjoyrnent of tlre common landowners. Any party or group of parties with anownership interest in a ,

particular parcel of larrd located withintheSubject Property is automatically a rnember bqt each parcel separate of landshall beentitled to one,andonlyone,votein t6eAssociation. TheAssociation is prohibited andrestricted fromsevering commonly owned interests through partitions or otherwise. 2(a) MAINTENANCE o yERSIcHf TheDeclarant shallactaschairperson andoversee rnaintenance operations for the subject roadway(s) andLakeAccess Easement dntil eighty(80%)percent of theparcels fronting on the subject roadways have been sold. The Secretary/Treasurer shatlpreparean annual reflectingincomeand expenditures for its fiscal operatingstatement of the Association year, and distributea copy of said report to eachrnember within 90 daysafter the end of the fiscal year. The Secretary/Treasurer shall levy and collect all fees,maintainan and sendhoticesas directedby the Chairperson.Actual Associationaccount,and prepare expenditures shallbe madeonly by the Chairperson.

6. LEVY ANDCOLLECTION OFFEES


The total annualbudgetamountshallbe collected by q lelryupon all mernbers. For each parcelof land,in this case, separate twentyfive (25) parcels, in the Association. inclucled a pro-ratafractionof the amountof the total budgetshallbe levied. AJI approved fees leviedshatlbe paid in full to the Secretary/Treasurer on or beforeNovember15 (fifteen) year. Any feesnot paid rnaybe collected of eachcalendar by legalactibn,in the nameof the Association, upon approval of a majorityof members, and unpaicl feesshall,constitute a lien upon the propertyfor which feesdre delinquent. : ' , :
