Very few office properties have traded in the Dubuque market in recent years. The area's consistent economic growth
has led to solid fundamentals including low vacancy rates (currently ~3%), rising rental rates (up ~4% this year), and a
backlog of tenants looking for space. The market did not see any significant cap rate compression in the most recent
national boom. Higher values have, and continue to, be tied to increasing NOIs.
