2. Agree to rent at the rate of KshsPer Month. 3. That the initial tenancy term shall be for not less than 6 months with an option to renew the tenancy for a further period of one year as in hereafter appearing. 4. That the rent will be paid in advance on or before 10th of each month and will be paid without any deductions whatsoever. A receipt must be obtained.

5. That the tenant must keep their part of premises clean. 6. To use the premises for business purposes only and will not without the authority of the landlord use them as boarding house or for any other unauthorized purposes. 7. The tenant shall not or suffer to be done or omit in or upon the said premises anything which may become a nuisance or annoyance to the Landlord or the Tenants or occupiers of any adjoining premises. 8. That the tenant must use electricity as economically as possible. 9. Not to sub-let, assign or part with possession of the premises or any part thereof without the consent of the Landlord. 10. The Landlord will pay all rates and ground rent in respect of the premises. 11. The Landlord shall not be responsible for any injury or harm sustained by the tenant or their clients, guests or any other person within the premises howsoever caused and the tenant shall be at liberty to take insurance to cover such risks. 12. The Landlord shall keep the walls and main structure of the premises in good order. 13. The tenant shall replace any keys (or appropriate locks) which are lost or destroyed during the tenancy. 14. The tenant shall pay for the replacement or make good repair or restore all such articles of a similar quality of fixtures and effects as shall be broken, lost, damaged or destroyed during the tenancy. 15. That any party (Tenant or Landlord) wishing to terminate this tenancy agreement must give one months notice to the other party. 16. The tenant shall peaceably and quietly yield up possession of the premises to the Landlord in such good order and condition as aforesaid (fair wear and tear and loss or damage through burglary only expected) and with all locks and keys complete at the expiration of the said term.
