Project Planning and Execution of a Building Project

Phases in the planning and execution process: 1) Conceptualisation 2) Development 3) Execution 4) Transfer

Conceptualisation: The various points to be considered in this stage include; a) Gathering data required for the planning and execution of the project b) Identifying the need for the project c) Practicality of the project d) Economic feasibility of the project e) Service provider for the project is identified based on the bid process f) Design specifications of the project(including functional design) g) Resources to be utilised during the life cycle of the project h) Strategies through which the project will be executed i) The various risks during the execution of the project j) Alternatives for the building project k) Approvals from the various authorities that would be required

Development: The various points to be pondered upon during this stage include; a) Feasibility of the project as regards the following points Objectives of the project Program/schematics/design/outline of the building Resources( human and otherwise ) required for the project Scheduling of the project Budgetary needs to be determined Cash Flow to be stated for the project (estimated) Financing requirements during the course of the project

b) Reassessment of risks and alternatives c) Project Charter/ Brief is prepared d) Decision regarding whether the project is to be initiated or not is taken

Execution: If the project gets a nod of approval from the owner, the execution is done in the following manner; a) The team of individuals who have been identified for the project execution will be mobilized b) Technical requirements for the project will be drawn up. External help if any will be taken. c) Work amongst the execution team will be delegated d) Detail design and specifications will be drawn up. e) Procurement of resources will be done f) Execution of the work will take place

g) Testing of the project will be done at relevant intervals in order to ascertain that the project is going as per plan or not h) Issues, if any, will be resolved. i) The progress of the project will be monitored j) Forecasts as related to costs, time, etc. will be carried out so as to inform the owner regarding the completion of the project. k) Reports regarding the details of the project will be prepared for the owner l) The completed project will be delivered to the owner

Transfer: The transfer phase will be carried out in the following manner; a) Review and acceptances of the project will done b) Possession of the project will be transferred. c) All accounts will be settled d) A team will be setup to conduct project review

Following is the break-up costs of a building project : a) Initial cost 43 % b) Interest charges on financing of project 30% c) Maintenance and Operating Costs 20% d) Design Cost 4% e) Indirect Cost 3%
