_____________________________ (WITNESS) DEED OF ABSOLUTE SALE KNOW ALL MEN BY THESE PRESENTS: This DEED, made and executed by and between DAWN ROS, Filipino, of legal age, single and a resident of and with postal address at 1150 Our Ladys Village, Legazpi City, now and hereinafter referred to as the VENDOR, and DOREENE ESTOR, likewise Filipino, of legal age and a resident of and with postal address at Washington Drive, Legazpi City, now and hereinafter referred to as the VENDEE. WITNESSETH For and in consideration of the sum of NINE HUNDRED FIFTY-FIVE THOUSAND (P 955,000.00) PESOS Philippine Currency, in cash paid and in hand delivered by the VENDEE unto the VENDOR, receipt whereof is hereby acknowledged to the latters entire satisfaction, said VENDOR hereby Sells, Cedes, Transfers and Conveys in favor of the VENDEE, her heirs and assigns, in a manner absolute and irrevocable, her SHARE and INTEREST over a Parcel of Land, with all improvements found thereon, more particularly described and bounded a follows, to wit: A Portion of a Parcel of Land, having an area of 13, 929 square meters, located at Barangay Pag-asa, Rawis, Legazpi City, bounded on the North, by Dominador Delavin; on the East, by Isaac Almoete; on the South, by Pedro Almonte and on the West, by S. Bartolay and E. Bocboc. That the VENDOR is the lawful owner and actual possessor of the above-described portion of parcel of land, she having acquired the same thru inheritance from her father, Antonio Ros, now deceased; That the VENDOR declares under oath that she has complied with the provisions of Article 1623 of the New Civil Code of the Philippines on Legal and Equitable Redemption of Preemption, with notices to boundary owners and that no one is willing to buy this property aside from the herein VENDEE; That this property is free from all liens, charges and encumbrances of whatever sort and nature and the Vendor warrants perfect title and peaceful possession thereof, in favor of the VENDEE, her heirs and assigns, against the lawful claims of all persons whosoever; DOREENE ESTOR Vendee That this property is not registered under the provisions of Act No. 496 nor under those of the Old Spanish Mortgage Law, as amended, and the VENDEE is given the option to have this instrument registered with the Office of the Register of Deeds for the Province of Albay, under the provisions of Act No. 3344, as amended, for unregistered lands; WITNESS OUR HANDS, this 25th day of February, 2004, at Our Ladys Village, Legazpi City.

Tax Cert. No. 133456663, issued at Legazpi City, on June 10, 2000, and DOREENE ESTOR, with Comm. Tax Cert. No. 12212223, issued at Legazpi City, on January 1, 2000, both known to me and to me known to be the same persons who executed the foregoing instrument and acknowledged to me that the same is their free and voluntary act and deed. I HEREBY CERTIFY, that the foregoing instrument, consisting of two (2) pages including this Acknowledgment is a Deed of Absolute Sale of A Parcel of Land, located at Barangay Pag-Asa, Rawis, Legazpi City, described in page one, duly signed by the parties and their instrumental witnesses at the bottom of page one us well as on the left hand margin of pages one and two bears my signature and the seal of my Office at the foot of this page.
