Guide to BIM Introduction 1
Welcome!
Are you already working with BIM - or are you still at
the drawing stage?
Building Information Modeling is the integrated method
for the optimized design, construction and management
of buildings and real estate. Allplan, as a BIM platform,
provides the ideal basis with its object-oriented 3D mod-
el: the relevant information is entered, combined and
networked in an intelligent, digital prototype.
You benefit from up-to-date, high-quality and freely ac-
cessible data allowing you to plan, construct and utilize
objects in a cost-efficient and time-effective way.
2 Introduction Allplan 2013
Introduction
Ever since the introduction of CAD for computer-aided drawings,
which has been reinforced by increasingly powerful and sophisticat-
ed applications, a paradigm shift from pure 2D drafting to object-
oriented 3D building modeling has been taking place since the be-
ginning of the eighties at the latest. Nemetschek has always been a
pioneer in this field and has played a decisive role in the develop-
ment of BIM.
The IFC specifications facilitate and support the exchange of object-
oriented building information. Nemetschek strongly focuses on the
further development of the IFC specifications and the associated in-
terface. The goal is to integrate all building-specific aspects, such as
quantity takeoff and cost planning, facility management, building
services and engineering, into a data-neutral building model. This
way, all phases of the building life cycle can be virtualized and visu-
alized. This "Guide to BIM" is designed for all Allplan users who
create and exchange three-dimensional data with partner offices
and/or different programs. There are various points to bear in mind
when it comes to generating and transferring data. Some of these
points apply on a global basis whereas others depend on the project
conditions.
By providing you with the information you need, this guide aims to
support you in the process of exchanging data and thus optimizing
communication and collaboration.
The following description should serve as a guideline and does not
consist of step-by-step instructions in the form of exercises. Rather,
this guide provides important information you can refer back to in
your daily work. This way, you can achieve the best possible results
by using the approach and settings best suited to the task at hand.
Data exchange is and remains a very complex operation that re-
quires a carefully thought out approach, in-depth knowledge and
close collaboration between all those involved.
We will gladly offer you advice and assistance in every possible
way. Just let us know if there is anything we can do for you.
Guide to BIM Definition of Terms 3
Definition of Terms
At least the terms IFC and BIM are familiar to anyone
who deals with the IFC interface. But do you know exact-
ly what these terms mean? And what about PropertySet
or the abbreviation IAI?
The chapter that follows covers the most important terms,
making the complex topic of IFC more transparent.
4 Definition of Terms Allplan 2013
BIM
Building Information Modeling (BIM), which is used in different con-
texts nowadays, describes the process and method of creating and
maintaining a digital data model in the form of a virtual, three-
dimensional building. It is the central object of Building Information
Modeling and also referred to as the BIM model.
This model is a kind of database that includes all graphic/geometric
and alphanumeric parameters and characteristic values belonging to
a building or project. This data is available to all those involved. All
new features, changes and further developments are integrated into
this model.
This can be done in two ways: the components and (architectural)
elements are created and changed graphically and geometrically and
they are given additional information in the form of properties and
attributes, which can be adjusted.
The generation and management of the whole process as well as the
database itself and the BIM model go beyond the planning, design
and construction phases, extending throughout the building life cy-
cle including maintenance and operation.
The basic structure of the BIM model is created by the architect, who
starts planning. Over the course of the project, the actual BIM model
constantly evolves as data and objects of any kind are added,
changed and adjusted, forming an integrated whole:
Architecture
Structural analysis
HVAC / building services
Contractor, production
FM, management ...
This ranges from material, cost and quantities to structural analyses,
such as compressive strength and bending deflection, or HVAC char-
acteristics, such as flow velocity or required number of air changes,
to access control and maintenance intervals relevant to facility man-
agement.
Guide to BIM Definition of Terms 5
On the one hand, the BIM model contains the "physical" components
and elements that can be modeled geometrically, such as walls,
slabs, reinforcement, HVAC elements and other equipment, such as
conduits, switches, control modules, sanitary objects and so on. On
the other had, it also includes virtual areas and volumes in the form
of rooms and room groups, which are required for operation,
maintenance and management. In addition, the project structure
itself is part of the model. It is included in the form of a hierarchical
tree structure.
After completion the model can still be used as the database of the
project in operation and (new) information can be added and ana-
lyzed using data sheets.
Ideally, the BIM model grows together - although not simultaneously
- with the actual construction project and in the end it represents a
second building model that is identical to and includes all pieces of
information on the actual project but that exists only virtually.
6 Definition of Terms Allplan 2013
If it is constantly maintained and updated, the BIM model is an ex-
act copy of the actual project, providing all those involved with the
information and data whenever required.
Building structure
The building structure is one of the two options Allplan provides for
structuring and managing drawing files and documents. Introduced
with Allplan 2006, the building structure is available in addition to
the fileset structure and can be used in parallel with it or on its own.
The building structure reflects the structure of a real building and
consists of individual structural levels that are arranged hierarchical-
ly. The documents and drawing files are assigned to these levels.
The building structure can be associated with a plane model that
contains the height definitions of the real building. The individual
structural levels can be given planes from this model. Based on these
planes, the heights of the individual components can be defined.
A building structure is essential to exchange data via the IFC inter-
face. Otherwise, it is not possible to create an IFC file.
IFC
IFC stands for Industry Foundation Classes. The IFC format is a neu-
tral, open file format for describing and exchanging information
relevant to the building and construction industries as well as facili-
ty management. Data is exchanged in the form of a digital building
model whose structure and properties are specified precisely by the
IAI.
The IFC format is certified by ISO and registered as ISO/PAS 16739.
A neutral data format has a number of advantages: although they
cannot be avoided completely, problems that occur when data is
exchanged and converted to a different format can be reduced to a
minimum. In addition, all those involved in a project can choose the
software they need. The only requirement is that it provides an IFC
interface.
Architects usually work with CAD programs and software for layout-
ing whereas structural engineers need software for calculating loads
and forces and analyzing moment curvature. Quantity takeoff opera-
tions and cost calculations require costing software and programs
for tendering, awarding and invoicing. Scheduling is also an im-
Guide to BIM Definition of Terms 7
portant aspect. When it comes to execution planning, it is a question
of machines and CNC that analyze the modeled geometry and im-
plement it. Finally, (CA)FM programs and associated databases play
an important role. They are used to manage and maintain buildings
and real estate throughout their life cycle.
IFC in its entirety and the IFC format include all this information in
the form of geometric data as a virtual model. In addition, the al-
phanumeric data of the elements in this model is provided in the
form of attributes, descriptions and properties.
As the entire format with all possible descriptions and data is usually
not required, it can be divided into subordinate groups, also known
as SUBSETS. These SUBSETS contain reduced and filtered infor-
mation for specific applications, optimizing data exchange. This both
reduces the volume of data and speeds up compute times.
At the moment there are three subgroups within the IFC format. De-
pending on the purpose and type of data to be exchanged and the
information involved, the following subgroups are available:
IFC CoordinationView
IFC StructuralAnalysisView
IFC FMHandOverView
The CoordinationView is the most common subgroup for the plan-
ning, design and construction of buildings. This subgroup contains
all components and (architectural) elements, which are represented
as 3D objects and described by their characteristic values and attrib-
utes.
As this subset is both the largest and the most extensive subset, it is
often considered equivalent to IFC. In addition to the project struc-
ture, the IFC CoordinationView represents and supports the architec-
tural components and HVAC components, such as walls, columns,
downstand beams as well as pipes, canals and switches.
All elements are given a unique ID for the transfer. In addition, they
can be given an unlimited number of additional pieces of infor-
mation and they are always displayed in relation to the other ele-
ments and the structures that are subordinate and superordinate to
them.
8 Definition of Terms Allplan 2013
In addition to architecture and HVAC, engineering also uses this IFC
subgroup, in particular when it comes to creating precast elements,
general arrangement drawings and reinforcement drawings after the
architect has designed the building.
IFCClass/ObjectType
All standard elements commonly used in architecture, building ser-
vices, structural analysis and facility management are defined as IFC
types, which can be combined in individual classes. So that elements
are recognized as IFC elements, they must have specific properties.
In using the appropriate tool, you automatically assign the correct
object type and class to the element you are creating.
However, you can use the IFCObjectType attribute to change this
assignment later. In addition, you can assign an IFCObjectType to 3D
objects and user-defined architectural elements in order to transfer
them as predefined elements.
PSet
Depending on information density and purpose, each (architectural)
element can be given any attributes and properties. Some of these
features are defined as minimum requirements for transferring ele-
ments in accordance with IFC. These basic features are combined in
Property Sets (PSet). Each element or component that can be trans-
ferred via IFC has its own, general property package (PSetWallCom-
mon, PSetDoorCommon and so on). The number of attributes in
these packages can differ.
BaseQuantities
In Allplan each element is defined by its geometry. Without its geo-
metric definition, the element cannot be created. This definition in-
cludes the element's dimensions and position in the coordinate sys-
tem, which in turn defines its position in the model as a whole. The
dimensions are entered in an element-specific manner in the proper-
ties dialog box. Although they are also available as attributes of the
element, these attributes cannot be changed.
Unlike normal attributes, the geometric data is not defined by fixed
values. On the contrary, this data is calculated whenever you select
the element so that changes are immediately evident. Take a wall,
Guide to BIM Definition of Terms 9
for example. To identify and display the element, the program re-
quires the height, length and thickness. In addition, attribute values
are calculated from this data and written to the BaseQuantities at-
tribute package in the IFC file.
IAI
The International Alliance for Interoperability (IAI) was founded by
leading software providers in 1994. Its aim is to develop an open
and platform-independent data model that can be used to map the
entire life cycle of a building. By defining specifications for the data
structure, this international organization focuses on integrating as
many applications as possible.
The IAI was initially founded as the Industry Alliance for Interoper-
ability. Right from the outset, it was open to all interested parties
and was renamed International Alliance for Interoperability in 1997.
In 2005, partly because its members felt the IAI name was too long
and complex for people to understand, it was renamed build-
ingSMART.
buildingSMART
buildingSMART International, formerly the International Alliance for
Interoperability (IAI), is an alliance of organizations with regional
chapters all over the world. In Germany, it is represented by the
buildingSMART e.V. association.
Its goal has not changed - it is still dedicated to improving processes
within the construction and facility management industries through
defining the use and sharing of information. Organizations within
the alliance include architects, engineers, contractors, building own-
ers, facility managers, manufacturers, software vendors, information
providers, government agencies, research laboratories, universities
and more.
Nemetschek Allplan Systems, which has been a pioneer in this initia-
tive right from the start, strongly focuses on improving and develop-
ing open program interfaces and formats.
10 Building Model in Allplan Allplan 2013
Building Model in Allplan
There are some basic rules to bear in mind when it comes
to creating a building model in Allplan that is to meet
the requirements of a BIM model and that is to be ex-
changed via the IFC interface. This is the only way to en-
sure that all relevant information is transferred correctly
and made available in the required form, resulting in the
maximum possible benefit to all those involved.
Two basic requirements must be met in order to use
the IFC interface:
All (architectural) elements of the building model must
be modeled in 3D. Additional 2D elements, such as de-
tail drawings, text, dimension lines or layout graphics,
are not transferred to IFC. You are thus advised to
draw 2D elements on a separate drawing file or to
place them on a separate layer. This makes it easier to
not only create the IFC model but to transfer this addi-
tional data in a different format (dwg, pdf) to the re-
cipient who can then re-integrate it into the project.
Structuring the data and drawing files requires an IFC-
compliant building structure. This means that only
predefined structural levels and hierarchies can be
used and that drawing files can only be assigned di-
rectly to specific structural levels.
If you keep these two requirements in mind, you can
work and create the building model as usual in Allplan.
Guide to BIM Building Model in Allplan 11
Working with the building structure
Since Allplan 2006, you have been offered two different options for
structuring project data. As an alternative to the familiar fileset
structure, which combines drawing files in a superordinate fileset
folder, you can use the building structure. Using the latter, you can
divide the project into individual structural levels that are arranged
hierarchically and given drawing files.
The two structures, which are not mutually dependent, can be used
in parallel. The selection you make in one structure has no effect
whatsoever on the drawing file selection in the other structure and is
retained even when you switch to the other structure. To do this,
select the Open on a Project-Specific Basis tool and choose the
appropriate tab.
In addition, you can convert an existing fileset structure to a build-
ing structure to produce an identical structure.
Creating a building structure
Exporting data via the IFC interface requires a building structure.
Otherwise, the program will issue a message prompting you to create
a building structure.
12 Building Model in Allplan Allplan 2013
When you select the Open on a Project-Specific Basis tool on the
File menu and click the Building structure tab for the first time,
Allplan presents a number of options for creating a building struc-
ture:
You can use one of the predefined structures and customize it for
your needs.
If a building structure already exists in another project, you can
copy this building structure to the current project and modify it
accordingly.
You can convert an existing fileset structure to a building
structure by converting the individual filesets to structural levels.
The fileset structure itself is retained. The program merely makes
a copy of it.
You can create the building structure manually by selecting and
arranging the required structural levels and assigning the
appropriate drawing files.
Regardless of the option you choose to create the building structure,
it must have specific characteristics in terms of structure and setup
to ensure compliance with IFC export. This is also referred to as re-
strictions of the building structure.
Guide to BIM Building Model in Allplan 13
The following rules apply to IFC export:
Only predefined structural levels can be used; any structural
levels are not allowed. To apply a structure to the drawing files,
you can use the following predefined structural levels, which
reflect the topology of a building:
- Site
- Structure
- Building
- Story
- Sub-story
The structural levels must be arranged in the correct hierarchical
order. For example, a story cannot be superordinate to a
structure. But you do not necessarily have to use all structural
levels - just select the levels you require.
The Project, which is the topmost structural level in the
hierarchy, always exists and cannot be deleted.
You cannot assign drawing files directly to all structural levels.
This can only be done with Site, Building and Story.
To find out if the building structure meets the requirements of IFC,
you can check it. In the Open on a project-specific basis dialog box,
switch to the Building structure tab, select the Project structural
level, open the shortcut menu (right mouse button) and click Re-
strictions of building structure.
14 Building Model in Allplan Allplan 2013
Another dialog box opens. Click the IFC-compliant structure button
to check the building structure for the above restrictions and re-
quirements.
Any structural levels or drawing file assignments that do not comply
with these rules are marked with a red cross. In this case, you are
advised to solve these conflicts by adjusting the building structure
before you export the data. Otherwise, it cannot be exported correct-
ly.
Guide to BIM Building Model in Allplan 15
Modeling data
All (architectural) elements you want to exchange and transfer via
the IFC interface must be created and modeled in three dimensions
using the appropriate tools inAllplan. In addition to pure geometric
data, which also defines the interaction between the individual ele-
ments, you can attach any additional information, such as compo-
nent properties or attributes, to the individual elements.
To display and visually check this data in Allplan as well as create
layouts and (PDF) files, you can also place this data in two dimen-
sions in the form of labels, dimension lines an so on. However, these
additional elements are not transferred to IFC.
As IFC is a data model that is specially developed for the building
industry, it defines all common elements in the fields of architecture
(wall, window, room, ...), engineering (beam, foundation, ) and
building services (conduit, switch, outlet, ...). When creating the
building model inAllplan, you are advised to always use the tool
that is appropriate to the element in question. This way, the associ-
ated IFCObjectType is assigned automatically. This type ensures that
the element is transferred and exported correctly.
You can change the IFCObjectType later if the element is to be given
a different class. This means that the component transferred differs
from the original component created using the associated tool. Take
a ramp (IFCRamp), for example, which is usually created using the
Stair (IFCStair) or Slab (IFCSlab) tool inAllplan. In addition,
you can assign an IFCObjectType to elements created using the tools
in the 3D Modeling module or to elements created as user-defined
architectural elements. These elements are then transferred as prede-
fined elements to IFC.
All components and elements that are transferred to but not defined
in IFC are displayed as "proxies" in the IFC model, which means that
they are not assigned to a specific class. To avoid this, you are ad-
vised to use the appropriate tool for modeling or to assign an IFCOb-
jectType before you transfer an element.
16 Building Model in Allplan Allplan 2013
When you create a component, Allplan automatically assigns attrib-
utes and properties that are characteristic of the component in ques-
tion. Some of these characteristics apply to almost all elements
whereas others are very specific and apply to a few elements only. In
addition, you can give the component an unlimited number of addi-
tional pieces of information that are transferred together with the
element and that can be analyzed in reports, for example. If you
require special attributes, you can create and assign these attributes
as user-defined attributes in addition to the default attributes pro-
vided.
NOTE: Regardless of their name, user-defined attributes are not
transferred as IFC attributes. They are combined in a separate attrib-
ute set called Allplan attributes.
Whether the default attributes are transferred as Allplan attributes or
as IFC attributes does NOT depend on the attribute group to which
they belong. What counts is whether the attribute used exists in the
PSet of the element and whether there is an appropriate assignment
in the program.
Numerous attributes, such as name or material, can be found in a
number of different attribute groups. However, these attributes are
attribute definitions that are accessed by all groups. Therefore, the
group to which the individual attribute belongs is irrelevant when it
comes to transferring the data.
Guide to BIM Building Model in Allplan 17
Assigning attributes
Allplan provides three different optionsyou can use to give the ele-
ments the necessary attributes and properties as well as any addi-
tional information to be transferred:
You can use the Assign, Modify Object Attributes,
Transfer, Delete Object Attributes and Assign Attributes
to Elements tools in the Object Manager module you can find in
the Bonus Tools family.
You can use the Assign, Modify Object Attributes tool on the
shortcut menu, which you can open by clicking the element in
question with the right mouse button.
You can click the Attributes button in the properties of the
element in question. However, this button is only available for
the default elements (room, wall, ) and cannot be found in all
dialog boxes.
18 Building Model in Allplan Allplan 2013
In the list that opens, you can change the values of the existing at-
tributes as well as add further information and delete entries you no
longer need.
Some of the attributes are required for the component definition
itself and cannot be removed. The geometric values (length, height,
...) and internal Allplan characteristics (component ID) are calculated
and taken from the element's properties. You cannot change their
values in the attribute dialog box. Consequently, the corresponding
entries are grayed out in the list.
For the generation of an IFC building model that complies with the
regulations specified by buildingSMART and IAI, each (architectural)
element must have a minimum of specific properties and attributes
that are defined in the corresponding property package (PSetCom-
mon). Similarly, the minimum geometric values required are referred
to as BaseQuantities. The number of minimum requirements varies
from element to element.
Guide to BIM Elements and Attributes 19
Elements and Attributes
The following chapter lists the attributes and geometric values for

monly used is provided (based on the standards for IFC-compliant
data exchange specified by the US Army Corps of Engineers).

French doors are created as doors in Allplanand thus not transferred
as windows. The window opening merely provides the connection to
the superordinate wall element. The attribute is only assigned to the
smart symbol inserted.
For each wall opening you create using the Window tool, All-
plan generates an opening object in which the dimensions of the
opening and the position within and the connection to the superor-
dinate component are saved. InAllplan these opening objects are not
visible as elements but as recesses in the superordinate element.

IFC does not differentiate between the different covering types as
separate element types. You can use the Reference attribute to speci-
fy the type.
In the case of multi-layer coverings, the material and the layer
thickness are transferred separately for each layer. In addition, the
total thickness of all layers is also transferred.
It is the drawing file assignment and the geometric position that
define the room to which the coverings belong. If the room and the
coverings are in the same drawing file and the element is within the
room geometry, the element is automatically assigned to this room.
This applies regardless of whether the finish was created as an inde-
pendent element or within the room definition.
Railings - IFCRailing
Independent elements modeled freely or created with the Railing
tool. In addition, these elements act as a guardrail system, safety
fence, handrail or the like. The IFCRailing element type is not as-
signed automatically. You need to do this manually using the
IFCObjectType attribute.

IFC only provides a separate IFCObjectType for specific furnishings,
such as furniture. However, the PSets of all equipment elements are
largely identical and mainly include information provided by the
manufacturer, which you can find in PsetManufacturerTypeInfor-
mation.
It is the drawing file and the geometric position of the elements that
define the room to which the furnishings belong. If the furnishings
and the room are in the same drawing file and the furniture element
is placed within the room geometry, the element is automatically
assigned to this room.
Equipment objects - IFCEquipmentElement
Element used to equip a room. The element can be taken from the
symbol catalog or smart symbol catalog or it can be modeled freely
and defined as a smart symbol. The example below shows sanitary
objects. To define equipment objects, you need to use the IFCOb-
jectType attribute. The Allplan catalog to which the element belongs
is irrelevant.

Whereas the PSets of all equipment elements (including furniture)
are identical, the additional attributes required (Additional Proper-
ties) and the geometric attributes (BaseQuantities) can differ. Geo-
metric attributes are only transferred with furniture.
It is the drawing file and the geometric position of the elements that
define the connection between room and equipment. If both are in
the same drawing file and the element is placed within the room
geometry, the element is automatically assigned to this room. The
only requirement is that the element was defined using the equip-
ment IFCObjectType.

Rooms are always transferred as invisible elements to IFC. Conse-
quently, if you check the model in an IFC Viewer after the export,
you cannot see the rooms and finishing coverings until you explicit-
ly select them using the appropriate dialog box.
Regardless of whether the finishing coverings of the Room were
created using the room properties or the Floor, Ceiling,
Vertical Surface tools, they are always transferred as independ-
ent elements that are subordinate to the room and can thus be hid-
den individually.
Guide to BIM Attributes of the Hierarchic Levels 47
Attributes of the Hierarchic Levels
With regard to the data model to be exchanged via the IFC interface,
you need to use the corresponding structural levels defined in the
building structure to apply a hierarchic structure to the project. Alt-
hough Allplan offers tools for most structural nodes, they are not
suitable for creating and transferring the data model. This applies to
both export and import.
The elements created in the Urban Planning module with the
Plot, Building and Floor Level tools and the Story
tool in the Architecture - Rooms, Surfaces, Stories module do not
comply with the specifications for IFC objects. These elements are
not supported by the interface and are thus excluded from the trans-
fer so that errors in the data model are avoided and the number of
undefined elements (proxies) is kept to a minimum.
So when setting up the model, you are recommended to use the Site,
Building and Story structural levels provided by the building struc-
ture. To assign attributes to the individual structural nodes, use the
project attributes in the properties of the project, where you can also
specify values for the attributes and modify them. When you transfer
the data, these attributes are automatically assigned to the appropri-
ate structural nodes.
Rooms, which are the lowest level in the hierarchy, are an exception.
To create rooms in Allplan you can directly use the Room tool
and assign the associated properties and attribute values.
As with the individual components previously described, the follow-
ing chapter lists the attributes and geometric values for the individu-
al structural levels. In addition to the minimum requirements, a se-
lection of additional attributes and values that are commonly used is
provided (based on the standards for IFC-compliant data exchange
specified by the US Army Corps of Engineers).

The Story structural level, which is below the building, is the level to
which the vast majority of drawing files is assigned.

- Gross floor area GrossFloorArea
- Base area FloorArea
- Entrance level EntranceLevel
- Above ground - AboveGround

The connection between the (architectural) elements and the story,
which is referred to as relations in the IFC attribute specifications, is
defined by the drawing file assignment within the building structure.
All elements in the drawing file assigned to a story are automatically
associated with the corresponding story (ContainedInStructure) when
the data is transfered to IFC. The connection between the individual
hierarchic levels is also defined by the building structure and dis-
played as relations (ContainedIn ...) in the IFC file.
Guide to BIM Export and Import 51
Export and Import
After having created the building model and assigned all
necessary attributes and information, you can now ex-
port it as an IFC file from Allplan and give it to your
planning partners or others involved, such as the client
or the appropriate local authority, for further editing or
checking. When you transfer the model for the first time,
it is best to export the entire model. Once the entire mod-
el is available to all those involved, it is usually sufficient
to export individual layers or components. Parts can be
exported just as easily as the entire model. All you need
to do is set the corresponding options.
52 Export and Import Allplan 2013
Exporting
As the IFC format is mainly used to transfer 3D-based building mod-
els, you can only select the IFC export and IFC import in drawing
file mode. These tools are grayed out and thus not available in the
layout editor.
To start the export, open the File menu or the Create menu. Select
Export - Export IFC Data or Interfaces - Export IFC Data.
The Select drawing file dialog box opens and you can see the build-
ing structure of the project. Now you can select the drawing files
and structural nodes you want to export as an IFC file.
By default, the check boxes of all the drawing files in the IFC model
are selected so that you can transfer the entire model. By selecting
individual drawing files and structural nodes, you can reduce the
transfer to specific parts. Please note that you can only select data in
Guide to BIM Export and Import 53
the building structure on the left in the dialog box. The "derived
from" area on the right and the fileset structure are not available.
Using Select drawing files currently loaded, you can reduce the
selection to the current drawing file and the drawing files that are
open in edit mode. In addition, you can use Save current selection
as a favorite to save the current settings a separate file, which you
can retrieve whenever you need by clicking Load favorite. This way,
you can ensure that the program always exports the same drawing
files, regardless of the current selection.
Click OK to confirm. In the next dialog box, you can define further
settings for the file. Click Browse to specify the folder and the
name of the file. To set more options, click Settings.
54 Export and Import Allplan 2013
Export settings
In the Elements to be transferred area, you can filter specific ele-
ment types that are (not) to be transferred. By the way, this area on-
ly lists the elements that can be transferred to IFC. The Export as
"Coordination View" subset option excludes all 2D elements from
the transfer as these elements are not defined in the corresponding
specifications.
Using the coordinates and length parameters, you can change the
unit used in the IFC file, resize the IFC file or define an additional
offset to displace the coordinates in the IFC File. So that you do not
have to define these settings from scratch each time, you can save
them as an Exchange favorite for future export operations. To do
this, select the Save as... button below the Current exchange favor-
ite area and specify the folder and name. Settings you have saved
are displayed in the list of exchange favorites. You can use the
About... button to add more information to the exchange favorite.
For example, you can add details about its use.
Guide to BIM Export and Import 55
When you have defined the necessary settings, close the dialog box
and start the actual export operation by clicking OK. A window
opens displaying the current status of the export operation. Once the
data has been transferred successfully, you can see the log file in a
separate window.
You can check whether and how the elements have been exported
from Allplan and written to the IFC file. Clicking Find takes you to
specific elements so that you can check whether they have been
transferred correctly.
As the log file is a temporary file that will be overwritten the next
time you export data, you can use the Print button to archive it
permanently. For example, you can send the file to a printer or save
it in PDF format.
Now you can provide your planning partners or others involved in
the project with the finished IFC file for further editing. To do this,
you can send it to them directly or store it on an accessible comput-
er on the company network or on a (BIM) server on the world wide
web.
56 Export and Import Allplan 2013
Importing
To check and edit an existing building model, you can import it into
Allplan. Start by creating a new project. You can also import the
model into an existing project. As the IFC data can only be written
to empty drawing files, you do not run the risk of overwriting exist-
ing files.
As opposed to the export and the creation of a BIM building model,
the import does not necessarily require an existing building struc-
ture. The IFC model to be imported always includes a building struc-
ture. If there is already a building structure in the project to which
the IFC data is being imported, the existing structure is expanded by
the structure defined in the IFC file.
To start the actual import operation in Allplan, open the File menu
and select Import - Import IFC Data or open the Create menu
and select Interfaces - Import IFC Data. In addition, you can
also drag the data directly into the workspace.
Guide to BIM Export and Import 57
In the dialog box that opens, click Browse to select the folder and
the name of the file you want to import. To set more import options,
click Settings. If you import the file using an drag-and-drop opera-
tion, the Settings dialog box opens directly.
Using this dialog box, you can specify the unit and size of the ele-
ments to be imported, influence their position in relation to the co-
ordinate system as well as select the elements you want to import.
Here, too, you can use the Save as... button to save the settings as
an Exchange favorite for future export operations so that you do
not have to define these settings from scratch each time. The favorite
saved is added to the list of current exchange favorites. Using the
About... button you can describe the favorite more precisely.
58 Export and Import Allplan 2013
When you have defined the necessary settings, close the dialog box
and start the actual import operation by clicking OK. In the next
dialog box, you can specify the number of the first drawing file to
be used. Starting with this drawing file, Allplan arranges the IFC
data on empty drawing files in ascending order. Here, the drawing
file that is currently open is irrelevant as you cannot select it as the
first drawing file.
The program itself automatically selects the first empty drawing file
followed by enough empty drawing files so that the structure can be
imported completely. Of course, you can specify a different drawing
file at any time. If there are not enough empty drawing files, the
program will issue a message.
Guide to BIM Export and Import 59
You can only select empty drawing files. Allplan always arranges
the IFC data on empty drawing files. So you do not run the risk of
inadvertently overwriting existing data. However, it is not possible
to arrange the data on specific drawing files as Allplan adopts the
structure as it is. If you want to place elements in specific docu-
ments, you use the Copy, Move Elements between Documents
tool (on the File menu) to do this after the import.
After you have selected the first drawing file, click OK to confirm
the dialog box. Now Allplan imports the IFC data and integrates the
IFC structure into an existing structure or creates the IFC structure as
new structural levels.
After the data has been imported successfully, the log file is dis-
played in a separate window. This log file lists the individual ele-
ments in the IFC file by type and number. Similarly, the elements
imported into Allplan and the new elements are listed. Using this log
file, you can check whether all elements have been transferred com-
pletely and correctly. Using the Print button, you can send the file to
a printer or save it in PDF format.
60 Export and Import Allplan 2013
Clicking OK takes you back to the workspace. Now you can check or
edit the IFC data imported. As this data mainly consists of compo-
nents and architectural elements, the tools provided in the Architec-
ture modules are particularly useful.
Guide to BIM Checking Data 61
Checking Data
Whenever you exchange data, you must be aware of the
fact that converting data to a different format always re-
sults in changes, albeit marginal. The same applies to the
import and export of IFC files. Due to different program-
ming and element descriptions, a one-to-one conversion
to a different format is simply impossible to achieve.
If you have received or created an IFC file and you want
to view and check it in its original format before you
convert or distribute it, you require a program that can
directly read this format. IFC Viewers are specially devel-
oped for this purpose. Any other (CAD) program converts
the data to its own, inherent format.
62 Checking Data Allplan 2013
IFC Viewers
On the Internet you can find a number of mostly free IFC Viewers,
which mainly differ in handling and user interface. Using these
viewers you can display and interactively explore IFC files as well as
retrieve information on the individual elements. Some viewers offer
additional functionalities. For example, you can transfer data to oth-
er file formats or display conflicts within the components.
As IFC Viewers are separate programs, you can use them inde-
pendently of the CAD system to visualize building models. So they
are also suitable for presenting models to clients or institutions who
do not work with Allplan.
To check an IFC model you created yourself or received from a plan-
ning partner, start the viewer program installed beforehand and im-
port the data using Open on the File menu.
The (building) model is initially displayed in an isometric view. In
addition, the individual menus and toolbars provide valuable infor-
mation on the elements and structures in the model.
This example uses the FZK Viewer.
Guide to BIM Checking Data 63
Navigation
Compared with Allplan, you can navigate in the IFC Viewer in a
similar way. All common views are available as default settings. In
addition, you can create your own views. To set a default view, se-
lect it on the View menu or on the 3D toolbar.
Using User-Defined Views you can define an X, Y and Z angle to
rotate the IFC model about the corresponding axis. Once you have
found a suitable view, you can save it by clicking the Add button
and retrieve it later when needed. All the views you save in this
manner are presented for selection in the drop-down list.
64 Checking Data Allplan 2013
The numerous options Allplan provides for interactively exploring
the model in the animation window (rotating, zooming and so on)
can also be found in an IFC Viewer. Here, you can use the mouse
buttons to move around. To specify the navigation type, use the 3D
toolbar. The symbol next to the cursor indicates the current setting.
What's more, you can use the mouse wheel and the keyboard as you
would in any other Windows application.
Representation
In addition to the view settings, you can display the IFC model as a
wireframe model or hidden line image in the same way as in All-
plan as well as define different surface settings or apply shading.
Furthermore, all elements of the same type or with the same layers
can be shown or hidden together. This leads to a better overview and
gives you the option to display elements of a specific type only, such
as columns or downstand beams. The result is a reduced view of the
model that only contains the information currently required.
Notes:
In IFC the meaning of layer differs from that in Allplan. This is im-
portant to know so that misunderstandings can be avoided.
In conjunction with IFC a layer always describes the layer of a com-
ponent. For example, you can define construction layers of walls or
construction layers of finishing surfaces in Allplan. Whereas in All-
plan the term layer describes a format property that can be assigned
Guide to BIM Checking Data 65
to each element. As a result, layers are imported and exported as
element properties and transferred with the data structure.
The element toolbar provides an overview of all element types and
layers in the open IFC file. In addition, you can see how the visibility
changes. This is indicated by the symbols in front of the entries.
When you open an IFC file in a viewer, the room (space) and open-
ing object (opening element) are hidden by default but you can set
them to visible if necessary.
Structure
The data structure within a file and the connection between the in-
dividual elements is displayed in the browser toolbar whose structure
is similar to the building structure in Allplan . The individual struc-
tural levels are arranged in a hierarchy. You can use them to navi-
gate as well as to select specific elements or structural nodes. These
structural levels correspond to the IFC-compliant structural levels of
the building structure in Allplan:
Project IFCProject
Site IFCSite
Building IFCBuilding
Story IFCStorey
66 Checking Data Allplan 2013
Being a program-internal structure, the drawing file structure is not
transferred to IFC.
Depending on the selected entries, the representation in the view
window changes: you can always see the selected element and all its
subordinate elements.
As opposed to "real" elements, which you can select in the same way
directly in the view window, the structural levels can only be select-
ed in the browser window so that you can see their properties.
Element properties
In addition to checking files you created or received and exploring
the building model interactively, retrieving specific information on
elements is one of the most important functions of an IFC Viewer.
To do this, select an element in the browser toolbar or directly by
clicking it in the view window. All associated attribute values, prop-
erties and relations are displayed in the property toolbar, which con-
sists of the following tabs: Element Properties (general) , Properties
(component-specific) and Relations.
Guide to BIM Checking Data 67
TheElement Properties tab provides information on the element
type, name, description, format properties, position and size.
You can find additional information on the element, which was as-
signed in the form of attributes, in the Properties tab. Here, the val-
ues of the PSets and the BaseQuantities are also listed. The structure
complies with the attribute specifications for the individual elements.
The information that is not included in the predefined PSets is com-
bined in an additional attribute set.
68 Checking Data Allplan 2013
The relations, which are represented by values, define the geometric
as well as hierarchic position of the selected element within the en-
tire structure. In addition to the structural levels, superordinate, sub-
ordinate and connecting elements are also displayed.
As you can see, an IFC Viewer offers various ways of retrieving
graphic as well as alphanumeric information from the data model.
However, you cannot change the element geometry or the attributes
and information saved. To do this, you need to open the data direct-
ly in the CAD program.
Guide to BIM Troubleshooting 69
Troubleshooting
If you have familiarized yourself with BIM, the IFC interface and the
underlying philosophy and observed the tips and rules described in
this guide, you should not encounter any major problems when you
exchange data.
However, due to varying boundary conditions and influences as well
as data quality, you may face inconsistencies or difficulties when
you import and export data or work with the data.
This chapter presents solutions to a number of problems that may
occur. In addition, we will gladly offer you advice and assistance in
every possible way. Just let us know if there is anything we can do
for you.
IFC data cannot be exchanged
You are trying to create or import an IFC file but Allplan does not
react and does not issue an error message either. This is usually
caused by damaged files in the user folder.
To fix them, you need to create new files. Exit Allplan and open the
Services application. Clicking Service - Windows Explorer - My
own CAD documents (USR) takes you directly to the user folder. As
an alternative, you can also open this folder using Windows Explor-
er. The path is displayed in theServices application window.
The user folder includes the EDMDat abase subfolder with the dam-
aged files. Open this subfolder and delete all the files so that the sub-
folder is empty. Please do not delete the subfolder itself as it is re-
quired by the program.
After this, start Allplan again. The files you deleted are created
again. This solves the problem. Now IFC data exchange should run
smoothly.
70 Troubleshooting Allplan 2013
IFC files cannot be opened
You have been given an IFC file by a planning partner but you can-
not import it into Allplan or open it with an IFC Viewer. This can
be caused by a missing description in the header of the file.
To check this, open the file using a text editor (NotePad, TextPad, ...).
The first lines contain the header, which usually consists of the ver-
sion, file name and file description: FILE_DESCRIPTION((' xxxxxxx
'),' xxxx ').
If this entry is empty, please enter FILE_DESCRIPTION(('IFC2x3 Co-
ordination View'),'2;1') and save the file.
This solves the problem. Now you can try to import or open the file
again.
Components are not exported correctly
You have used the descriptions in this guide to create an IFC file in
Allplan but the components are not imported or displayed correctly
in an IFC Viewer. This can be caused by incorrect or imprecise com-
ponents in Allplan.
Imprecisions and errors of this kind may occur when you modify the
geometry of architectural elements, work with large coordinate val-
ues or angles that deviate from the perpendicular.
In addition to measuring geometric values exactly, you can check
problematic data using the Check Model Data, Mark Critical
Data tool on the Change menu of the 3D Modeling module in the
Bonus Tools family.
Guide to BIM Troubleshooting 71
If there is "critical" data in the model, you are advised to fix this
data before you start exporting to ensure that the transfer runs
smoothly. To do this, use the Restore 3D View tool, which you
can find in the Change area in the Architecture modules.
By recalculating and updating all selected components, this tool cor-
rects minor imprecisions and solves errors of this kind. If there are
large coordinate values, you are advised to move the data to the All-
plan origin before you create the IFC file. To do this, you can use the
Move tool in the Edit toolbar.
After you have revised the model in this way, the components
should be written correctly to the IFC file.
72 FAQs on IFC Allplan 2013
FAQs on IFC
The following chapter briefly presents the most important
FAQs on BIM and the IFC interface. These topics are de-
scribed in detail in this guide.
BIM model
Everybody is talking about BIM, BIM models and "BIM-
compliant" software. What is it all about? And what does the ab-
breviation BIM mean and is Allplan BIM-compliant?
Apart from "Be Intelligent Man", the abbreviation BIM stands for
Building Information Modeling, which means that data of a build-
ing is modeled. This describes the process and method of creating a
central building data model that includes all data, characteristic val-
ues and attributes relevant to planning, designing, constructing and
maintaining the building.
The virtual model of the building created in this manner is often
referred to as a BIM model.
There is no actual "BIM-compliant" label in the form of a certifica-
tion for a software program. Each (CAD) program you can use to
create a data model of this kind is "BIM-compliant".
Allplan has been supporting this development as a pioneer since the
eighties even though Allplan 2008 was the first version to focus on
BIM. Since creating and analyzing a 3D model has always been the
top priority, which can be done quickly and easily inAllplan and
which is also the approach recommended for creating projects, All-
plan is considered to be "BIM-compliant" in every respect.
Guide to BIM FAQs on IFC 73
IFC format
What is the IFC format? Are there different types? Can my plan-
ing partner read all these types?
IFC or Industry Foundation Classes, which is the full name, is a
special file format, such as BMP, DOC and PDF. Using files in this
format, project information relevant to the building and construction
industries as well as facility management can be described and
transferred. This is done in the form of a digital building model
whose structure and properties are defined by the format. The file
has the extension "*. i f c".
Depending on setup, date of issue and content, IFC differentiates
between the IFC2x2, IFC2x3, IFC2x4 and IFC-XML formats. The
format most commonly used today is IFC2x3, which is also the de-
fault setting in Allplan . IFC2x4 is the further development of this
format; however, this standard has not yet been approved officially.
IFC-XML, on the other hand, does not provide model data but re-
turns the associated descriptions in text form. You can use any
common editor to read this format. Therefore, it is mainly useful to
exchange partial information.
For the time being, you are advised to use the IFC2x3 format, which
can usually be ready by every (CAD) software program with an IFC
interface.
74 FAQs on IFC Allplan 2013
IFC specifications
AutoCAD is behind the DWG format and Adobe is behind PDF. So
who is responsible for IFC and who defines its specifications?
IFC is an open and neutral format, which means that it is independ-
ent of any program and provider.
The specifications and standards describing how building models are
to be created and how data is to be structured are defined and re-
fined by an international consortium. Launched in 1994, the IFC
initiative was founded by a group of leading software providers.
Right from the outset, it was open to all interested parties. Today, it
also includes government agencies, research laboratories, universities
as well as groups and private persons. Founded as International Al-
liance for Interoperability (IAI), the consortium was renamed build-
ingSMART International in 2005.
The specifications developed and defined by IAI and buildingSmart
have become a standard by now and they are certified by ISO and
registered as ISO/PAS 16739.
Being a member of the initiative, Nemetschek strongly supports the
further development of the IFC interface and the certification process
used to check and certify this program interface.
Guide to BIM FAQs on IFC 75
File preview
How can I display IFC files? Do I need a specific CAD program or
can I get a preview of these files prior to importing them to All-
plan?
Being an open and platform-independent format, an IFC file can be
read by any CAD program provided it is equipped with an IFC inter-
face. Basically, you import data, which means that the data is read
and converted to the program-specific format so that you can then
edit the data as if it was initially created by this program.
To display the file, you can choose from numerous IFC Viewers,
which are mostly available as freeware. However, you cannot edit or
change anything in the file. Using these viewers, you can move
around and explore the 3D model interactively as well as retrieve
information on individual elements in this model. You can even
convert the data to other formats. However, this feature is not pro-
vided by all viewers.
As opposed to the DWG interface, the IFC interface in Allplan does
not provide an integrated preview as you can use a viewer to access
the relevant information. After having created an IFC file, you can
also check the data in a viewer before you distribute the file.
76 FAQs on IFC Allplan 2013
Import
I have received IFC-format files: What is the best approach to im-
port them to Allplan? What settings should I use? Can I specify
where and how the file contents are saved?
You can import the data into an existing project or create a new
project in advance. To start the actual import, select Import on the
File menu or Interfaces on the Create menu. Then click Import
IFC Data. As an alternative, you can also drag the file into the work-
space.
Regardless of the method you use, the drawing file that is currently
open is irrelevant as you can specify the first drawing file for the
import in a separate dialog box. Starting with this drawing file, All-
plan arranges the elements in the IFC file on empty drawing files in
ascending order. As Allplan only uses empty drawing files, you do
not run the risk of overwriting existing data.
As the structure of the data is defined in the file itself, you cannot
influence or change it during the import and you do not need to
define any specific import settings either. But you can specify which
elements are to be imported. In addition, you can use the "Copy,
Move Elements between Documents" tool to refine the existing
structure after the import. So, for example, you can arrange the data
by component.
Guide to BIM FAQs on IFC 77
Building structure
I usually work without the building structure in Allplan but now I
want to use the IFC interface. Can I apply a building structure
later and, if yes, how?
Basically, Allplan provides two options for structuring data, which
can be used in parallel and independently of each other.
In addition to the familiar drawing file structure, the building struc-
ture was introduced with Allplan 2006. Using the building structure
you can divide project data into individual, hierarchic structural lev-
els. The building structure reflects the topology of a real building.
Instead of filesets, you assign drawing files to the individual struc-
tural levels.
If you have only worked with the fileset structure so far, you can
still apply a building structure to the data. This structure can then be
used for the IFC export. If the fileset structure is divided into indi-
vidual stories, you can derive the building structure directly from the
existing fileset structure. As an alternative, Allplan offers a selection
of predefined structures for different project types, which you can
use and adjust accordingly.
To create a building structure (later), select the Open on a Pro-
ject-Specific Basis tool and switch to the Building structure tab. If
there is no structure, Allplanwill issue a message prompting you to
specify how this building structure is to be created.
78 FAQs on IFC Allplan 2013
Restrictions of building structure
What is an IFC-compliant building structure? What specifications
apply and how can I comply with them?
In accordance with the regulations defining the structure of IFC files,
the mandatory building structure must consist of predefined struc-
tural levels. If the structure meets these requirements, it is referred to
as being IFC-compliant.
In other words, you can only use specific structural levels that must
be arranged in a specific sequence. This means that these structural
levels must be arranged so that they reflect the topology of a build-
ing. For example, a story cannot be superordinate to a structure.
You can use the following structural levels to create an IFC-
compliant structure: SITE, STRUCTURE, BUILDING, STORY and
SUB-STORY. Please note that you can only assign drawing files di-
rectly to sites, buildings and stories.
You can use the Restrictions of building structure tool to check
whether the building structure meets the requirements of IFC. To do
this, select the project node, open the shortcut menu, select Re-
strictions of building structure and click the IFC-compliant struc-
ture button. Any structural levels or drawing file assignments that
do not comply with these regulations are marked with a red cross.
Solve these conflicts by adjusting the building structure so that it
meets the requirements of IFC.
Guide to BIM FAQs on IFC 79
Layers
What is the role of layers in IFC?
In Allplan layers provide an additional means of applying a struc-
ture to elements, in particular when it comes to defining visibility,
format properties and privileges. However, unlike other CAD pro-
grams storing data in layers, the actual data creation process hap-
pens in drawing files.
A layer is a format property, such as the color or line type, and it is
transferred in this form to IFC. In the IFC file, layers are displayed as
(general) element properties and they can also be shown or hidden.
Layers are of particular importance when you work with programs
that do not provide any other means of applying a structure.
The term layer in an IFC file mainly refers to the construction layer
of a component, such as a multi-layer wall.
80 FAQs on IFC Allplan 2013
Attributes
Which component attributes and element properties are trans-
ferred? Can I also transfer user-defined attributes and attributes
that are not in the IFC attribute group?
Each transferable (architectural) element created in three dimensions
in Allplan is aways transferred with all its properties that are re-
quired to identify it in IFC. These properties include the geometry
and position as well as general properties, such as the object type
and name.
Any other data and characteristic values that are relevant to the el-
ement and that are to be included in the transfer can be assigned in
the form of attributes. For this Allplan provides the Assign,
Modify Object Attributes tool in the Object Manager module.
The group from which you take the attributes is irrelevant. So you
can also use user-defined attributes. All assigned attributes with val-
ues are transferred.
The entries in the IFC attribute group are mainly used for structural
analyses, building physics, fire protection or for the general ele-
ment description. Therefore, they are defined as minimum require-
ments in the IFC specifications.
When it comes to transferring data, the group to which an attribute
belongs is completely irrelevant. It is the internally coded assign-
ment that defines whether an attribute is transferred as an IFC at-
tribute or as an Allplan attribute.
Guide to BIM FAQs on IFC 81
Layout export
I have created a model in accordance with the specifications. Now
I want to export a layout to IFC. But the tool is grayed out. So
what is wrong?
Consisting of 2D lines, a layout is always a 2D representation of
your data. But IFC is designed for exchanging 3D building models.
Consequently, you can only transfer drawing files via the IFC inter-
face. Layouts cannot be transferred. The same applies to all 2D ele-
ments, such as text and dimension lines.
To export IFC data, you need to switch from the layout editor back
to drawing file mode.
If you want to provide your planning partner with additional infor-
mation or 2D layouts, you can create a separate, for example, DWG-
format file in addition to the IFC file. Your partner office can then
use the corresponding interfaces to import the two files into the CAD
program used.
As the coordinate values are saved in the files, they are placed on
top of each other so that they are congruent. As a result, 2D infor-
mation can be assigned to 3D data without any problems.
