Kajang has transformed itself from a small old town to a big modern town by designing and

developing new township such as Bandar Baru Bangi and Bandar Seri Putra as well as extending
its CBD (central business district) such as extension to Sungai Chua. However, its centre is
inadequately transformed and most of its residences are working inKuala Lumpur and other
external areas. Write your vision and plan for Kajang to transform its town centre and to be
a self reliance town. You may use sketches to enhance your vision and plan.

Self-reliance is one of the bases of effective community development. Self-reliance is one of the
bases of effective community development. In fact, the concept of self- reliance is located
centrally within the discourse of community development and is connected to related concepts
like self-help, mutual-help, indigenous participation and rural development. It advocates the need
for people to improve their condition using local initiatives and resources in their own hands.
The concept is fast being accepted as a new formula for community development.

Mixed-use development is in a broad sense any urban, suburban or village development, or
even a single building, that blends a combination of residential, commercial, cultural,
institutional, or industrial uses, where those functions are physically and functionally integrated,
and that provides pedestrian connections. The term ("a mixed-use development") may also be
used more specifically to refer to a mixed-use real estate development project a building,
complex of buildings, or district of a town or city that is developed for mixed-use by a private
developer, governmental agency, or a combination thereof.

Traditionally, human settlements have developed in mixed-use patterns. However, with
industrialisation as well as the invention of the skyscraper, governmental zoning regulations
were introduced to separate different functions, such as manufacturing, from residential areas. In
the United States, the heyday of separate-use zoning in the U.S. was after World War II, but
since the 1990s, mixed-use zoning has once again become desirable as the benefits are
recognized. These benefits include:

greater housing variety and density
reduced distances between housing, workplaces, retail businesses, and other destinations
more compact development
stronger neighborhood character
pedestrian and bicycle-friendly environments

There are some vision and plan for redevelop Kajang towards a town centre and to be self-
reliance town. The vision and plan are as below:

1.Vision and mission

-Sustainable concept
Towards the green city application, the concept of sustainability should be
implementedsince Kajang city is getting worst in term of environmental consideration
due to themassive development throughout the whole city. With high density of
populationincreases from year to year, a comfortable condition should be provided in
term of city planning and facilities such as better transportation and so on should be
provided. The building should be follow the green building index to ensure the
development is influenced by the sustainability concept.


-Public transportation

The existing system of transportation in Kajang needs to be improved hence to reduce the
traffic congestion and the need to use the own transport. The public transport can be
introduced by providing a public transport services within the city and increase the
number the place for bus stop so that it will not disturbing traffic in Kajang.


2. Economic
The main economic activities in Kajang are mainly light industries, food, tourism,
knowledgeservices and commercial retailing. So, the redesign of Kajang should include
the existing economic activities and review its sustainability for future development. It is
preferable to have a sustainable growth economic for Kajang to survive without rely to
resources so that all residents will be work in Kajang and no necessary go to Kuala
Lumpur. Work at here, spend in Kajang, so that the economic can boost up.

3. Urban renewal

-Commercial and industrial area
Focus on undisturbed area for the development of the commercial and industrial
area.Maximize the usage of landuse for the development but under controlling and
limitationof development sources in order to fulfill the sustainability concept for the city.-

-Green space
Considering the biodiversity availability within the city area by increasing the
plantationof tree alongside the road or at public area such recreational park. Introducing
laws for every resident to take part in this iniciative.

4. Diversity

Creating a mix of uses can help to attract people to live, work and play in the same area.
A successful mix of uses is achieved where the uses help to create a balanced community
with a range of services, without increasing reliance on the car.


5. Downtown development & privatisation of public space

Kajang should provide additional facilities and servicesBased on current population
and demand from the user (resident). For privatising parking area, it should be a more
comfortable parking area that covered with roof. And complete with a good plan of
accessibility to the main road.

Stadium also should be privatise to develop the facilities in stadium and provide better
facilities and services including the maintainence
