LUXURY RETAIL MARKET
The luxury retail sector is a niche market in the Netherlands. The
sector is geographically specific and can be found in a concentrated
number of streets. This market is currently performing very well.
The most famous luxury retail street in the Netherlands is the P.C.
Hooftstraat which is located in the Zuid district of Amsterdam. A
number of high profile international luxury brands have opened
shops on this location in recent years. We expect this trend to
continue and we are aware of a number of luxury tenants seeking
retail space on this location. The fact that the street is a
thoroughfare along with the parking slots on both sides of the
road gives the street a unique character among other high streets
in the Netherlands. It is also located in the most up-market
residential area of Amsterdam within walking distance of the
centre, and tourist hot spots such as the Vondelpark, the
Museumplein with its world famous musea and various hotels, bars
and restaurants. Due to the aforementioned characteristics there
is very little competition among remaining luxury retail streets in
the Netherlands. Other known examples of such streets are the
Kruiskade in Rotterdam, the Hoogstraat and Noordeinde in The
Hague. Additionally, the shop in shop concept of the department
store De Bijenkorf also focuses on the luxury sector.
Retail sales across the Netherlands have been declining in the past
couple of years. The retail market has therefore experienced a
reduction in rental levels and increases in vacancy rates. However,
the luxury retail market has continued to generate high levels of
sales under these circumstances. It appears to be somewhat
insulated from economic uncertainties and lower consumer
spending. In fact, contrary to general retail sales, luxury retail sales
have demonstrated growth in past years with this expected to
continue in coming years. The strong performance of the luxury
retail market is primarily due to an increase in the number of
wealthy consumers and changing consumer preferences. Tax-free
regulations favouring non-European consumers in combination with
an increase in international purchasers from BRIC nations has given
the sales of luxury goods an extra boost in the Netherlands.

OCCUPIER MARKET
GENERAL
The luxury retail market in the Netherlands has evolved into a
mature sector over the last decade. However a particularly sharp
increase in demand for specific locations has taken place in recent
years. One of the defining characteristics of luxury retailers is that
they tend to cluster together. Fuelled by increases in demand for
luxury goods, both national and international luxury retailers have
expanded their operations to and in the Netherlands. Almost all
luxury international retailers entering the Dutch market choose to
open their first shop in the P.C. Hooftstraat.
The total stock of retail units in the P.C. Hooftstraat amounts to
13,300 sq.m divided into 92 retail units. Although the Hobbemastraat,
Van Baerlestraat and the 9 streets could be an alternative, demand
is primarily focused on the 92 units of the P.C. Hooftstraat. , with
vacancy levels having dropped to zero on the P.C. Hooftstraat in
recent years. Over the past years an increase has been registered in
the number of units that have been combined to fulfill demand for
larger units in the street. This trend will further reduce the number
of units.

DEMAND
Strong demand from international luxury retailers in the P.C.
Hooftstraat has resulted in a large number of lease transactions on
the street in the past two years. Luxury fashion stores are the
primary source of newcomers to the street and also represent the
sector of retailers who are most actively looking for units on the
P.C. Hooftstraat. Retailers who recently left include two restaurants
and an optician. For further information we refer to the table below.
The combination of high demand and limited stock results in record
prime rental levels of EUR 2,000 per sq.m per annum. This represents
an approximate 25% increase on prime rents as compared to the
rental level five years ago. Rental levels in the P.C. Hooftstraat have
demonstrated a stronger increase as compared to the Kalverstraat
(A1 shopping street in Amsterdam). The prime rent that is registered
for a standard unit in the P.C. Hooftstraat has doubled since 2004.

through a buy out of the existing tenant of the unit in combination
with a renovation or extension of the retail unit including premiums
that increased strongly over the past years.

INVESTMENT MARKET
YIELD LEVELS
Investment volumes in the retail sector have been decreasing in the
Netherlands since 2008. Limited access to finance has slowed the
pace of investments in real estate. Investors are risk adverse and as
such tend to focus on prime assets in A1 locations. Purchasers are
characterized by a select group of primarily Dutch private investors,
Dutch institutional investors and some international investors.
Gross initial yields for prime assets in the best retail locations in
various cities of the Netherlands have either reached a plateau or
have increased slightly. For example, the Kalverstraat has
demonstrated a yield plateau for the past 3 years. In contrast, over
the same period the P.C. Hooftstraat has witnessed yield
compression. The combination of increasing rents and lower yields
resulted in large increases in value.
