SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, Patricia D. Dagohoy, of legal age, Filipino Citizen, and resident of 28 Stegmen
Court, New Jersey USA, do hereby name, appoint and constitute, Fermin G. Dayao,
resident of Balabag, Malay, Aklan, to be our true and lawful attorney-in-fact, for us and
in our name, place, stead to do and perform any of the following acts and things, to wit:

1. To negotiate, substitute, transact, follow up, deal with EUROLAND
DEVELOPMENT CORPORATION, a corporation duly organized and existing by virtue
of Philippine laws with principal office and place of business at 2101 Tektite East Tower,
Philippine Stock Exchange Center, Exchange Road, Ortigas Center, Pasig City, or any
of its duly authorized representative, for the purpose of negotiating, transacting, dealing,
transferring, selling, ceding, conveying, for and in my behalf, at a certain price which he
deems reasonable and fair, that certain property located at Balabag, Malay, Province of
Aklan, Philippines, and more particularly described and contained in TDN No. 05-003-
1466, as follows:

Lot 436-F, bounded on the east by L432, north by L436-F,
south by L437 and west by L430 with an area totaling 2,305
square meters, more or less

2. To sign, execute, make, deliver, acknowledge, and receive any and all
monies, proceeds of sale, papers, agreements, contracts to sell, documents,
certifications, permits, deeds of absolute sale, instrument or instruments, and the like, in
my behalf, purporting to SELL, CEDE, TRANSFER AND CONVEY, the above
described property in favour of EUROLAND DEVELOPMENT CORPORATION, upon
terms and conditions which he deems reasonable and fair.

HEREBY GIVING AND GRANTING unto said Attorney-in-Fact full powers and
authority to do and perform all and every acts and things whatsoever requisite,
necessary or proper to be done in and about the premises, as fully to all intents and
purposes as we might or could lawfully do if personally present, with full powers of
substitution and revocation and HEREBY RATIFYING AND CONFIRMING all that said
Attorney-in-Fact shall lawfully do or cause to be done under and by virtue of these
presents.
