TASK-1

A Professional Institution, also called a Professional Body, is usually a non profit organization
seeking to further a particular profession, the interests of individuals engaged in that profession,
and the public interest. Many Professional Institutions are involved in the development and
monitoring of professional educational programs and the upgrading of skills, and thus perform
professional certification to indicate that a person possess qualifications in the subject area.
Membership of a Professional Institutions, as a legal requirement, can in some professions form
the primary formal basis for gaining entry to and setting up practice within the profession Write
an invesgative report on Professional Institutions which serves the Built Environmental
Sector.by highlighting:



a. Role of the Professional Institutes on Built Environment Sector.

b. How such Professional Institutions are helping to various categories of Constructional
Personal to up grade their skills with Memberships and Certifications

c. Overall impact of such Professional Institutions in the Construction Industry

Construction Industry is one of the key industries that liable to development of a country.
Unlike other industries construction industry plays a huge role with economy of any country. Hence
it is very vital that parties intend to set up a Construction Business should well equipped with
knowledge and facilities which are required to establish their personal goals. In this sector
Construction Business Organizations are operating in various magnitudes and various
Organizational Structures. Investigate .three different size of Construction Business Organization
(Small, Medium, Large) operating in your country and prepare a report and make a presentation of
Business Profile of each type of company by highlighting:


1. Company Back Ground.

2. Organization Structure.

3. Business Control Procedure.

Assessment Criteria of the Task-2
The preparation of the report requires the student to undertake a process of investigative
nature and present the finding in a report of 1500 words. AND also make a 15 minutes
individual presentation on findings. Evidence of this process shall be reflected by the structured
use of referencing using Harvard Referencing.

A good report will be one that prevents the relevant information requested in the brief, efficiently
structures, is thoroughly referenced throughout in accordance with the Harvard Referencing
System, and is communicated in a clear and concise manner

Construction Professional Studies is module in first semester program of BSc (Hons) Quantity
Surveying and Construction Management conducting by Sheffield Hallam University UK. And
this module is connecting an assignment to frame out the knowledge and understanding of
Professional Institutions in the Built Environment Sector and relating to membership
requirements, benefits for constructional personal.
Task one is outlining Professional Institutions on Built Environment Sector, role of the
professional institutions and impact of such professional institution in the construction
industry.
Outcome of learning brought that Professional Institutions are helping to standardized and
regulates the construction firms by professional consultations, trainings, introducing and
updating innovative technologies etc. And how far those institutions are impact on growth of
construction industries.
Briefly all Professional Institutions in Built Environment are developing, upgrading and

1. Introduction
Assessment requires to furnish this as an investigation report. This task is standing to
explain about professional institutions in built environment. Worldwide there are numerous
institutions playing important role in constructions industry. Essentially the report concerns
the most famous professional institutions what follows by most construction firms in
worldwide. Such as RICS, CIOB, SLIA, IQSSL and RIBA.
Each Professional Institutions has unique and common fact. The report polished mainly
three following key area of the all professional institutions.
Role of the Professional Institutions in Built Environment Sector.
How they are helping to upgrade the construction personals.
Impact of the Professional Institutions in the construction industry.
Major international and local Professional Institutions are described in this report. For
gaining informations about these institutions; interviews were carried out among the
members of the institutions and personally participated what organized by institutions.
So far the role and the activities of above professional institutions discussed among the Sri
Lankan construction firms.

2. Role of the Professional Institutions on Built Environment Sector
All of the Professional Institutions has one simple theme. Driving and guiding construction
firms to maintain standards and deliver the quality products or services. Following
institutions are playing major part in construction industry in internationally and locally.
2.1. Role of RICS (Royal Institutions of Charted Surveyors)
RICS is an independent professional body that standardizes surveyor property professionals
in UK and other nations. Following roles are standing in important place.
Formulating and encouraging best construction practices in professionalism.
Prevention of consumers from risk by strict code of Practices
Accrediting professional courses
Regulating and guiding the professionals
Advising the parties of construction contracts.
Commentary on major issues on professions
Attention on Sustainable construction
2.2.Role of CIOB (Chartered Institute of Building)
Best professional body construction management and leadership. Major roles are playing
by CIOB are follow.
Accrediting professional courses and degrees
Developing opportunities of construction Business and upgrading, guiding the
construction industry firms.
Playing important role and give feedback on government policies impact the
construction industry.
Upgrading and training the students up to professional levels.
2.3.Role of SLIA (Sri Lanka Institute of Architect)
Local organization is to establish standardizing Architectural Firms. Some essential roles
are given below.
Evaluating and promoting best architectural firms
Conducting legal matters regarding designs
Providing enough data and information of Architects.
Promoting best design and innovative technologies to client by conducting

Foremost professional body in Sri Lanka to developing the Quantity Surveying through

2.5.Role of RIBA (Royal Institute of British Architect)
Best supporter to deliver best buildings and environment by trained members. Following
roles are highlighting in RIBA services.
Working and researching on to improve the design quality of built environment.
Training and guiding Architectural professionals.
Keep records and motivate the Architectural firms by awarding programs
Enhancing and facilitating members and upgrading

3. Method of upgrading skills in Professional Institutions
Construction Projects are very vast area includes Designing, Planning, Monitoring and
Controlling. Each stages need different kind of professionalism to carry out the work
smoothly. For avoiding risk professional should expert and up-to-date in his or her career.
Therefore he or she must upgrade their professionalism by getting involve with such kind
of institutions. All of the institutions are trying standardizing the professional body and
personals. Therefore they are forcing to follow their code of practices and skilling or
upgrading them by professional programs and other motivations. And also monitoring the
members who got memberships on their institutions and upgrade their skills to make more
professional on his or her career. Continuous professional development is common strategy
use by all institutions to enhancing the knowledge of professionals. Setting the standard
code of practices make essayer to work everywhere. Commonly following methods are
conduct by professional institutions to Personal and Organization development.
Conducting Seminars and other training programs. For an instance CPD programs
conducting by IQSSL / RICS
Awarding best performers to motivating firms
Providing memberships and giving level up.
Facilitate the members through worldwide
Advancing and updating the latest knowledge and innovations
Conducting conferences and Exhibitions to share the knowledge and experiences
Maintaining web pages to updating and communicating the professionals
Providing advice and consultation
Providing worldwide and local certifications to continue the job

4. Impact of Professional Institutions on Construction Industry
Professional Institutions are standing major place in construction professional body and the
personals. They are pushing all professionals to maintain standard code of practices to
avoid the major risks. They describes the role of professionals and what are their
responsibilities even what qualification they required to carry out the jobs. So far it
standardized the construction practice among the all construction firms. Highlighting
impacts are following

Internationally same code of practices maintain by every firms
Risk can be avoid by following same regulatory
International business can be much easier
Easily find certified construction firms
Can categorize the construction firms by ranking of institutions
Innovations and latest technologies update rapidly and easily
Legal complaints can be made once crime happens
Deliver of products maintain best quality
Disputing resolution regarding construction legal issues

4.2.Disadvantages
Small construction firms doesnt like to follow difficult code of practices
Well experience and expertise people cant get through big projects without
certification of professional institutions.
It must take time and cost to implementing the code of practices

5. Conclusion
Professional institutions are doing major role in construction industry. It concerns the
quality of products or services within the time and required cost. For achieving this goal it
creates best and expertise professionals and firms. There are numerous institutions in each
department of construction sector. For surveyors RICS, for architects RIBA & SLIA, for
quantity surveyors RICS & IQSSL and etc.
Almost all professional institutions are nonprofit organization what expects to standardize
the professional body and the personal. And it develops and upgrade the skills by
conducting trainings, seminars and award certifications. So far its helps to motivate the
firms and find best firms among all to the client.

1. Introduction
Assessment requires to investigate three different scale construction organization. And the
investigation should complete as report format. Three major organization types (Small,
Medium and Large) are investigate and analyze to find out following topic.
Company Background
Organization Structure
Business Control Procedure.
Randomly selected companies were visited and investigated with a professional to identify
the operations and structure of the organization. Report considered and found V.V.
Karunaratne & Company as a large scale organization, VVK LHP Joint Venture as a
medium scale organization and VVK Alucon Industries (Pvt) ltd as a small scale
organization. These organizations are classified as per scale of project they are handling.

2.1.Company Background
VVK Alucon Industries (Pvt) Ltd is a subsidiary of the V.V. Karunaratne & Company
which has been standing over 10 years. Within a small period of time has touched the
pinnacle of success .It has developed very popular due to the project done on almost all the
jumbo structures in the commercial capital. Some of them existence very stringent quality
measures and the careful selection of highly experienced and diversely qualified staff is the
key words in VVK Alucon Industries (Pvt) Ltd., with quality of service and
uncompromised dedication.
Well-resourced workshop with a wisely hand selected team of expert engineers, quantity
surveyors, and technicians mutual with the modern technology, has gained the satisfaction
of the customers and the repute of Alucon has grown to such an extent that a foreign
branch had to be established in the Maldives where successful projects are being carried

2.3.Business Control Procedure
VVK Alucon Industries is a subsidiary company even financially it is separated from the
mother company. Separated human resource management from mother company does help
VVK Alucon to stand freedom in it business.
Governed by managing director of mother company
Purchasing and procurement is controlling by project manager
Tendering department submit their tender according to the work load
More than 30 registered sub-contractor dealing with the company
More than 30 Own labors are working
Project under taking from public and private sector
Parallel projects can be under taken at once
Monthly Billing for each projects control by QS department


3. VVK LHP Joint Venture Medium Scale
3.1.Company Background
VVK LHP Joint venture was started at 2012 for specific project call Proposed New
Building for Department of CENSUS and Statistics at Battaramulla. It is a temporary
company until the project is close. VVK and LHP are different construction firm. Purpose
of the company started is to share the high rise building experience to comply the basic
tender requirement of the project. VVK is the main contractor and it has to share the profit
with LHP. The team of the organization headed by a project manager and its governed my
managing director of construction sector.

3.3.Business Control Procedure
It is a temporary team to complete up the project within two years. All the agreement and
procurement are discontinue after closing the project. Recruiting people is done by Mother
Company from VV Karunaratne & Co. Finance also attached with the Mother Company.
Purchasing and hiring by Head office
X% of Profit has to share with LHP
Resource and material allocation done by project manager
Scheduling and estimation are done by Quantity Surveyors
Enhanced safety and welfare facilities
Project controlling and observing do by project management tools such as S-Curve,
MS Project and Value Engineering

4. V.V. Karunaratne & Company Large Scale
4.1.Company Background
V.V. Karunaratne & Company a company standing over three decades was registered on
the 1
st
of December 1986 as a partnership company in Sri Lanka involved in the sector of
Transportation and Logistics, Inland Container operations, Customs Clearing and
Forwarding (broking), Warehousing, Building Construction, Road Development,
Aluminum Fabrication etc.
The total organization is leaded by the Chairman Mr. V.V. Karunaratne, whose experience
and knowledge in the fields of construction and transportation could only, be matched by
few in the country. Sons of Mr. Karunaratne have also now arrived the family business and
expand the company by opening new subsidiary companies. Soon they joint as partner of
VV Karunaratne & Company.

4.3.Business Control Procedures
In Sri Lanka VV Karunaratne & Company biggest business chain rather than other
companies. It has more than 8 subsidiary companies under single board of directors. Each
subsidiary has managing director separately. Finance and Human Resource management
are same for each companies.

Procurement and tendering procedures divided to each subsidiary
Planning and Controlling separated for each subsidiary
All transection of money should have get approval
No transection without any written documentation
All transection should entered to accounts
Annual audit checking internal and external.



5. Conclusion
Thru this investigation it has been found management procedure differing from each
company comparing the size. Once the size of organization increasing meanwhile the
complexity of organization and business also doubling.
Operational environment of organization should plan well before developing the business.
