1.0 : ACKNOWLEDGEMENT
We from the group S.W.A.T would first like to express our gratitude to our
lecturer, Mr Fairul Ifnee Othman for giving us the opportunity to carry out this
assignment to its success.
Our special thanks to Fatinnabilah whom suggested in researching this company
as part of our assignment.
We also thank the Associate Director, Mr. Chris Tan and all the staff of CBRE
Group. Inc for lending us a helping hand by feeding all information needed to
accomplish this assignment.
Not forgetting our parents as well for their assistance in funding our expenses
needed for this assignment.
Last but not least, a big thank you to our group members in dedicating their time and
energy in completing this assignment till it is being presented.
Nature of Business.
The offer wide ranges of services in respond to the increasing property worldwide. They
offer excellent and satisfying services ranging from research, agency, management,
buying and selling and similar to other large companies with large revenue, they also
do investment.
Vision
-
CBRE is the global leader in real estate services and investment and every day,
in markets around the globe, we apply our insight, experiences and resources to
shop, or hardware store. The functional structure would not be used in CBREs strategic
either because it seems as though this organizational structure would be geared more
towards a manufacturing organization than a corporate organization. This leaves CBRE
to the multidivisional structure. This suits CBRE because of its highly diversified service
offerings, and because they are so many separate divisions (or profit centre) within the
company. Each division has top corporate officers (for example, Portfolio and Lease
Services has a President, Vice President, etc) who delegate the day-to-day
responsibilities and operations to the managers who are below them. But during the
interview with the one of the associate directors in CBRE, Mr. Chris Tan, he said that the
company has always try to make the pyramid based structure as flat as possible.
According to him, this is to ease the officers below the organization structure to seek
permission, and other else so that they can directly refer to the higher authority. For
example, if an officer wants to have his holiday approved, that particular worker does
not have to pass through his supervisor, head of departments and others. But at the
same time, too flat-based structure also has its disadvantages. For example, a worker
can easily walk into his manager office and demand for his/her needs.
Speaking about the operation system, this leading company is more to paperwork
driven. Although the technology has influenced todays way of business, but this world
leading company in the real estate industry still practices the traditional way of keeping
their documents, which is filing. Even though the process can be done using the
benefits of technology such as e-mailing, Microsoft word and etc, but their final
presentation has to be in a hard copy.
5.0 : MARKETING
CBRE Company offers wide range services in real estate services. Core business of that
company is revaluation, research work, and agency work. Their other services include
property management, project management, facilities management, assist landlord in
renting out land or premises and market researching is done by research department.
They also manage client building. For example, strategic advice and execution for
property sales and leasing and corporate services. It also include mortgage banking,
appraisal and valuation, development services, investment management, research and
consulting. As much as they are top 3 companies, advertising is partially restricted as
they have to seek permission from the local governing body which is NCR where they
have to obtain permit. People come to know more about this company mainly through
the Logo of CBRE. They only advertise in newspaper if they are seeking people who are
capable in filing their job vacancies in the company. Their way advertising are through
meeting people, booklet, exhibition, signage, pamphlet and etc. What has driven this
company to an excellent level in the industry is that they are not choosy in their
customer and they will try their level best to help out their customer. Say for an instant
a customer wants to buy property in their place of interest, but unfortunately the
property is not available at that time of moment. Prior to this, CBRE will keep their
customer record if they could fulfill the particular customer needs in future. In a
nutshell, they do not want to lose any customer.

Christopher Boyd, Executive Chairman, Allan Soo, Managing Director, Paul Khong,
Executive Director. These 3 main people in the company has the final decision in the
company. Hence, they hold responsibilities in the company. The decision making
process is done by doing a 360 review. Suggestions and feedbacks are taken into
consideration from the people from the lower bottom to the higher level of hierarchy.
After that, finalizing decision is made by the 3 executive officers above the hierarchy.
7.0 : CONCLUSION
First of all, we would like to thank Mr.Fairul , our lecturer for Fundamental of
Organization and Management for giving us this opportunity in doing this research.
Through this research, we have learned a lot of things.
1) We came to awareness that there is an existence of CBRE and their role in the
real estate industry.
2) We build teamwork and cooperation among team members in making this
research a successful one.
3) We build strong bond among our team members.
4) We, the team members are exposed to individual of higher rank in an
organization, which indirectly increase our level of confidence.
5) We are exposed to the real estate industry which deepen our knowledge in that
industry which could stir our interest to further our career in that developing
industry align with the rising property all around the globe.
8.0 : RECOMMENDATION
Through this research, we have also identified the pros and cons of the company CBRE.
We the students have also come out with some recommendations of way to overcome
the cons and improve on the pros.

ACHIEVEMENTS
Designs and building of the Curve shopping mall. CBRE work hand in hand with
developer to develop the shopping mall. They also manage Sungai Wang Plaza building
in accordance of his service property management and the building along Jalan
Ampang. They also have a record of larger transactions, the sales of Menara Citibank,
City Square Johor Baharu, Wisma Goldhill, Mui Plaza, and Tower 2 of Vision City. Their
investment transactions are up to 1 Billion USD.
