SAFEWAY UPDATE
By Vann-Di M. Galloway

Work continues to progress on
the Safeway Grocery Store on
the 3800 block of Georgia
Avenue NW. With the old
eyesore now gone, a giant hole
has been dug to accomodate
two levels of underground
parking. The giant crater that
now exists will soon be replaced
by a 62,000+ square foot full-
service grocery store with 220
units of housing. The footprint
of the new structure will
encompass both original parking
lots in front of and behind the
old Safeway. Amenities for the
housing units will include a
green roof and underground
parking.
Duball Petworth, LLC is
redeveloping the store into a
transit oriented state-of-the-art
Safeway-anchored multifamily
development project. The
property is situated on 1.56
acres, one-block from the
Georgia Avenue-Petworth metro
station and will include: (i) a
modern 62,400 SF Safeway
plus one level of Safeway
customer parking with
approximately 86 below grade
spaces owned by Safeway (ii) a
five story apartment/condo
building of approximately 220
2
units plus one level of
residential parking with
approximately 135 spaces
below the Safeway parking
level. Duball Petworth acquired
from Safeway the development
rights to construct the residential
building and residential parking.
Safeway will retain ownership of
its store and parking level.
Duball Petworth will own the
residential portion of the Project
along with the residential
parking level. Construction
started in late 2012 with
estimated delivery in 2014.

Marc Dubick, founder of Duball
Inc., was the principal developer
of the CityVista Safeway in the
Mt. Vernon Triangle
area. Duball previously
developed Lionsgate in
Bethesda and the Rockville
Town Center.

ILLEGAL DUMPING
By Joseph M. Vaughan

Recently, the Department of
Public Works (DPW) in concert
with Councilmember Muriel
Bowsers office and Mayor
Grays Ward 4 constituent
services team worked to remove
numerous bulk trash items
illegally dumped in the alley
ways of ANC 4C05. (see photo)
Unfortunately, this blight is a
3
targeted effort emanating from
several sources criminals who
enter our community to dump,
illegal rooming houses and
derelict homeowners.

While DPW and other District
agencies must routinely inspect
our alleyways and remove these
items in a timely manner, we are
the first line of defense.
Residents must be vigilant. Here
are some tips on what to do:

1. Report suspicious vehicles
and activities to 911.
2. Report illegal rooming
houses to DCRA via 311
and share the information
with neighbors as well.
3. Speak with neighbors who
fail to schedule bulk trash
pick-ups with DCRA using
311.
4. Please do not to confront or
threaten anyone engaged in
illegal or nefarious activity.
5. Videos, photographs, or
other evidence that identifies
the source are helpful.

411 ON DOG POOP
By Janet Myers

Your ANC 4C Commission has
approved purchase of a new
batch of dog poop signs.
These signs will be distributed
among all the SMDs. Contact
your Commissioner if you need
a sign for your block.
In addition, we have provided
some important information
from The Environmental
Protection Agency (EPA)
deemed pet waste a nonpoint
source of pollution in 1991.
According to the U.S. Centers
for Disease Control and
Prevention (CDC), pet
droppings can contribute to
diseases animals pass to
humans, called zones. When
infected dog poop is deposited
on your lawn, the eggs of
certain roundworms and other
parasites can linger in your soil
for years. Anyone who comes
into contact with that soilbe it
through gardening, playing
sports, walking barefoot or any
other meansruns the risk of
coming into contact with those
eggs; especially your dog.

Some of the hard-to-pronounce
parasites your lawn could
harbor include
Cryptosporidium, Giardia,
Salmonella, as well as
hookworms, ringworms and
2
tapeworms. Infections from
these bugs often cause fever,
muscle aches, headache,
vomiting, and diarrhea in
humans. Children are most
susceptible, since they often
play in the dirt and put things in
their mouths or eyes.
Fecal Coliform bacteria are
known to cause cramps,
diarrhea, intestinal illness, and
serious kidney disorders in
humans. EPA even estimates
that two or three days worth of
droppings from a population of
about 100 dogs would
contribute enough bacteria to
temporarily close a bay, and all
watershed areas within 20
miles of it, to swimming and
shell fishing.
There are many compelling
reasons why dog poop must be
scooped and removed:
It is estimated that a single
gram of dog waste can
contain 23 million fecal coli
form bacteria;
It pollutes our groundwater
and is potentially harmful to
our ecosystem;
It attracts disease-carrying
pests and flies. Rats feed
on dog feces. Enough said!
And, of course, flies are not
only a nuisance but can
transmit diseases also;
It could endanger the health
of your family, particularly
young children;
Diseases and parasites can
easily be transmitted to
other pets through feces;
Odor is another huge
reason for clearing dog
poop. Not only is the smell
offensive to you, it could
also present a problem with
your neighbors if left for any

ANC 4C Newsletter March 2013 Page 3

amount of time;
It should NEVER be used
as garden compost as both
dog and cat waste can
carry many parasites, even
in "healthy" pets;
It isn't good fertilizer for
your lawn. Unlike cow
manure, pet waste is
protein based which makes
it toxic to your grass (large,
brown bare patches?).

reduce urban blight. DPW is looking
for building owners of chronically
tagged walls who would like to donate
wall space for this free program.
Donated space must be privately
owned (not a private residence)
