RENEWAL OF LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:

WHEREAS, on the 21
st
day of October 2011, a contract of lease was made and executed between
ADELINE R. ZALDARRIAGA, referred to therein as the LESSOR and LEE JAE CHUL, referred to therein as
the LESSEE over the LEASED PREMISES located at Unit 2201-A Renaissance 3000 Condominium Meralco
Avenue, Pasig City, notarized before the Notary Public in Manila and entered as Doc. No. 155, Page No.
31 Book No. 191, Series of 2011, a copy of which is hereunto attached as Annex A the said Contract of
Lease was renewed and executed for a period of one (1) year from October 31, 2014 to
October 30, 2015.

WHEREAS, both the Lessor and Lessee desire to renew the Contract of Lease of the
aforementioned for a period of ONE (1) YEAR.

NOW THEREFORE, for and in consideration of the foregoing premises, the parties hereby agreed
as follows:

1. The term of Contract of Lease is hereby renewed and extended for a period of one (1) year
from October 31, 2014 to October 30, 2015.

2. The monthly rental of the Lease Premises will be increased to THIRTY THOUSAND PESOS
(Php 30,000.00) monthly Philippine currency inclusive of Association Dues and parking slot.

3. The Lessee hereby agrees to pay the following checks in favor of the LESSOR upon signing of
this agreement:

a.) Twelve (12) postdated checks in the sum of Pesos: THIRTY THOUSAND PESOS
(Php 30,000.00) each check Philippine Currency dated October 31, 2014 to
September 30, 2015.

b.) The sum of Pesos: SIXTY THOUSAND PESOS (Php 60,000.00) Philippine Currency, as
SECURITY DEPOSIT shall be under the safekeeping of the LESSOR.

4. All other terms and conditions of the contract of lease which are not contrary to
inconsistent with the Contract of Lease dated October 21, 2011 are hereby confirmed,
ratified and shall continue to be full forced and effect.
