1.

Introduction
1.1 The Project
A condominium is an interest in real property consisting of separate interest in a unit
in a residential, industrial or commercial building and an undivided interest in
common, directly or indirectly, in the land on which it is located and in other common
areas of the building. A condominium may include, in addition, a separate interest in
other portions of such real property. Title to the common areas, including the land, or
the appurtenant interests in such areas, may be held by a corporation specially
formed for the purpose (hereinafter known as the "condominium corporation") in
which the holders of separate interest shall automatically be members or
shareholders, to the exclusion of others, in proportion to the appurtenant interest of
their respective units in the common areas. (REPUBLIC ACT NO. 4726, SEC. 2)

College of Engineering, Capitol University in coordination with selected students


aims to propose a project in which provide the city aform of housing tenure located in
Brgy. of Lapasan and Gusa, City of Cagayan De Oro. In which improves the capacity
of the city to provide housing ownership to those interested individual.
Correspondingly, Capitol University will benefit in this specific project in terms of
profit, lifestyle, and accessibility.
1.2 Rationale

Condominium associations have become more popular in Philippine area over the
last two decades. As land became more scarce and expensive in the urban
environment, condominiums presented a less expensive way to own a home and live
in the metropolitan area. Homeowners like the idea that their property values and
standard of living are protected by a set of covenants. Also condominiums appeal to
seniors and others who no longer want to maintain a large house and yard.

Condominiums will increase individual buying power. Condos usually sell for 20 to
30 percent less than similar detached homes. The individual will have all the luxury
of owing their own home, but will be able to share the cost of upkeep on the building,

roof, and foundation. For most buyers the choice is to buy a condo that meets their
living needs or continue to rent.
1.3 Study Coverage
The study was subdivided into three phases:
The first phase of the study is focusing on the topographic map of the area which is necessary
for any building construction so that any landscaping, back filling or any other activity that will
regards to the contour and map of the area will be known before execution of the project.
The second phase of the study involved the determination of soil bearing capacity of the soil
which will be determined by (SPT) Soil Penetration test. Gathered data will be used in designing
for the foundation of the building.
The third phase of the study involved the planning, designing, and estimation of the proposed
twelve-storey condo which will benefit the community and also (CUMC) Capitol University
Medical Centre.

1.4 Overall Study Framework
