Checklist before taking possession of your
new home
Below is a checklist that we used before taking possession of our home. I
can't take credit for this as the list was compiled from several online
sources
Allot separate sheets for each of the below:
1. Bedrooms
2. Bathrooms
3. Kitchen
4. Foyer
5. Dining Room
6. Drawing room
7. Exterior
8. Misc.
9. Parking
I would suggest you have inspect the house during the different phases of
construction and not just at the end. If you are going to use the following
checklist I would suggest that you allow an adequate amount of time. If
you go thru each item and each room thoroughly I would suggest you
have at least one person helping you and set aside about half a day.
Items that you will need for your walk through are listed below:
1. Your checklist
2. Roll of painters tape (mark items that need attention)
3. House plans and measuring tape (measure all rooms)
4. List of your included features (verify all are there)
5. List of your upgrades that you selected (verify all are there)
6. Camera and video camera (documentation to ensure all items were
corrected)
7. Hose and sprinkler (test windows for leaks)

Once we had the house taped off and the checklist done, I went thru and
did a short video and took pictures as well detailing all of the things that
needed attention. I was warnted that blue tape sometimes has a way of
disappearing without the work being done and this happened to us as
well. There were so many things that needed attention that there is no
way I would have remembered them all so having the video and pictures
once we went back thru the house helped tremendously to ensure all of
the items received attention.

Look inside each cabinet and drawer to make sure it
is finished properly, that there are no missing
shelves, etc. Also look for scratches, nicks and stains

Pour water on counter to make sure sinks are sealed
Turn hot / cold water on to test
Counter top inspect carefully. Run your hands over
every inch feeling for any rough spots. Also get down
on your hands and knees and look across the top
from a height just 1-2 inches above the surface.
Places that are not smooth will be more visible
Inspect every light fixture installed by builder to
make certain it was not scratched, dented or marred
in the process of being installed
Check Pantry doors
Verify all shelves in Pantry
Get all appliances instruction/warranty cards
Open/close every window. Do they move easily
Do windows lock properly

Step into the shower to check the tiles

dont leak
Check under the sink for no leakage
Pour water on surface to check sink is sealed
Test Cabinet doors
Test hot water at all spigets/sinks/shower/tub
Run water at several locations to make sure
adequate pressure
Flush toilet whe the shower is on (water should not
get hotter)
Flush toilet several times to make sure they fill and
dont overflow
Make sure toilets sit solidly and evenly on floor
Make sure shower is grouted/caulked so no leaks
behind
Make sure mirror doesnt have silver flaws
Test paper holder/towel bars etc. are properly fixed
to walls
Through water at several places to check the slope
of bathroom.

Don't be afraid to bring attention to items that need it. I feel if you ask for
more than you think you will get, you can settle in the middle and
everyone will be happy. I am sure they will think I am a pain but what can
I say, this is a big investment for our family so I have to make sure it is
correct.
