PURPOSE
This document provides delta information from Release Update Pack 6 (R12.PJ_PF.A.DELTA.6) to Oracle Property Manager 12.1.1.

1. What's New
In Release 12.1.1, Oracle Property Manager has added or changed the following features since its last release. For a complete list of
new features within Oracle E-Business Suite Release 12.1.1, refer to the Release Content Document.

Variable Rent
Features
The variable rent feature enables you to calculate rent based on various factors. Some of the new variable rent feature
include: breakpoint flexibility, natural breakpoint enhancements, early termination of agreement or lease, and extensio
of variable rent agreements.
Lease Features
The lease contains information such as, the lease start and end dates, status, base rent terms, and locations leased.
Some of the new features of lease include: new lease statuses, lease extension enhancements, tenancy extension and
contraction, and multiple schedules for same schedule day.
Rent Increase
Features
The rent increase feature enables you to automatically increase base rent either by a fixed percentage or by an amoun
proportional to the index change for the remainder of the lease term. Some of the new rent increase features include:
early termination of rent increase agreements, extension of rent increase agreements, index multiplier, proration, and
term length.

Variable rent is an existing feature that enables you to use the lease clauses specifying how variable rent (percentage re

Breakpoint Flexibility
This release offers complete flexibility in setting up line items and breakpoint definitions so that you can:
Set up complex agreements with changes to breakpoints, rates, breakpoint types, and line items during the lease
Enter line item and breakpoint details with any start and end date
Update Breakpoints
You can change breakpoint definitions at any time, regardless of whether variable rent has been calculated and approved
amendments or to correct information, you can change many parts of a variable rent agreement. If the changes affect re
approved, Oracle Property Manager will create adjusting terms.
Natural Breakpoint Enhancements
When the terms that form the basis for a natural breakpoint change, whether because of a rent increase or because you

a term, the system automatically recalculates the natural breakpoints. You can recalculate the variable rent and if the ch
is approved, Oracle Property Manager will create adjusting terms.
You can select terms to form the basis for natural breakpoints using a new attribute on the term. This provides complete

Early Termination of Agreement or Lease
You can end variable rent agreements on any date either directly or by terminating a lease. The system will perform any

You can extend the length of variable rent agreements, or have the system extend the agreement automatically when a

New Calculation Methods
Two new calculation methods have been introduced for variable rent:
Year-to-Date: The system determines overage by comparing the year-to-date breakpoint with the year-to-date sa
True-up: The system calculates variable rent periodically through the year with a non-cumulative method and then
calculation at the end of the year (or other appropriate period).
New Partial Year Calculation Methods
In addition to the existing Standard Proration method, several new methods are now available to calculate variable rent
beginning or end of an agreement.
First Year: A partial first year variable rent is calculated based on the first 12 months of sales, effectively using som
second year as proxy for the missing months in the first year. The resulting rent is prorated based on the actual le
year.
Last Year: A partial last year variable rent is calculated based on the last 12 months of sales, effectively using som
year as proxy for the missing months in the last year. The resulting rent is prorated based on the actual length of
First Year and Last Year: If this method is selected, both the First Year and Last Year methods will be applied.
Combined Year with Breakpoint Proration: The first partial year is combined with the second year. For cumulative
methods, breakpoints and volumes continue to accumulate for more than 12 months. The breakpoints are effectiv
because the period of breakpoint accumulation matches the period of volume accumulation.
Combined Year without Breakpoint Proration: The first partial year is combined with the second year. A blended a
calculated for the combined period and converted to a 12-month value. This calculation is used as the basis for bre
methods. Since the combined year is longer than 12 months, and the sales are accumulated for that longer period
accumulation is not matched to the volume accumulation, and the breakpoint is not, in effect, annualized.
No Proration: The breakpoints are used as entered, without proration. There is no interaction or combination betw

Month-to-Month Rollforward of Variable Rent Agreements
If a lease is in Month-to-Month status, you can choose to automatically extend the variable rent agreement with each mo

Enhancement to Cumulative Calculation Method
When the overage rate for calculation of variable rent changes mid-year, accumulation of volume recommences. Breakpo

Updating Volumes
You can update previously entered volume amounts through the Variable Rent Gateway, whereas previously, the only wa

Additional Frequency Attribute
The Reporting Frequency attribute is split into the following two attributes:
Calculation Frequency: The frequency with which variable rent is calculated
Reporting Frequency: The frequency with which the tenant is required to report volumes. This frequency does not
does affect the logic by which the Variable Rent Gateway creates default volume entry rows.
Streamlining of Adjustments
You can recalculate variable rent at any time, to accommodate changed volume, breakpoints or other factors. The system
terms if necessary. There is no longer a separate adjustment process.
Application Windows Enhancements
The following enhancements to layouts and navigation are now available to decrease the number of screens and improve

The lease contains information such as, the lease start and end dates, status, base rent terms, and locations leased. Agr
variable rent, rent increase, recoveries, and operating expenses are all required to be associated with a lease.
New Lease Statuses
The two new lease statuses are Lease Ordered and Signed. These statuses are available when the lease approval status
has a status of Lease Ordered or Signed, schedules and items can be created for any one-time payment. This enables yo
make payments from the lease, for terms with frequency of one-time, before the lease is finalized. You can use this new
deposits or other payments that may be required before a lease is finalized.
Lease Extension Enhancements
When the status is changed to Month-to-Month or Holdover and an extension date is entered, or the lease is expanded b
termination date, the system provides the following:
You can choose whether terms and tenancies will be extended or if the system will change the lease end date onl
extend terms and tenancies, recurring payment terms and locations that end on the lease termination date will be

Oracle Property Manager extends existing normalized payment differently depending on the lease status. If you ch

Rent increase is an existing feature that enables you to use the lease clauses specifying how rent will increase over time
based on an index or based on the lesser or greater of the two. The module calculates the rent increase amounts and cre
Oracle Payables or Oracle Receivables. The feature has been enhanced in the following ways.
Early Termination of Rent Increase Agreements
You can end rent increase agreements as of any date, either directly or by terminating a lease. The system will create ad
items or both, as necessary.
Extension of Rent Increase Agreements
You can extend the length of rent increase agreements, or have the system extend the agreement automatically when a

You can specify a multiplier to be applied for rent increases based on an index value. The amount specified is multiplied
times the calculated change in the index amount and the rent is changed by the resulting value rather than by the actua
percentage.

Proration
Oracle Property Manager provides the option to prorate constraints on rent increase for the first period, if the time from t
the first rent increase calculation is greater or lesser than the regular increase frequency, typically one year.
Term Length
One of the compounding rent increase calculation method is changed so that rent increase terms are created only for the
assessment period rather than up to the end of the lease. This is appropriate for this method so that you do not need to
term lengths.
A profile options is available to give you control over the end date of rent increase terms. You can determine whether ren
end at the end of the lease or on the end date of the rent increase agreement. This option does not affect the special ca
created only up to the end of the assessment period.
Include/Exclude Option
A system option is available that controls whether terms are included or excluded by default, to form the basis for rent in
terms of the selected type were selected by default for inclusion and you could deselect these as appropriate. You can co

Operating Expenses feature enables tenants to record in detail the lease clauses governing payment of operating expens
recoveries to landlords (also known as common area maintenance expenses). It also supports creating and changing est

Create Operating Expense Agreement
You can create an operating expense agreement for any lease clause governing the payment of rent based on landlord o
common area maintenance costs. The agreement captures the key aspects of these agreements in a structured way that

Oracle Property Manager uses the common diagnostics features in Oracle E-Business Suite. This enables users and system
administrators to use a centralized set of options to control logging level, as well as output destination. To run diagnostics, use the
following profile options:
FND: Debug Log Enabled
FND: Debug Log Module
FND: Debug Log Level
Setting the log level to Statement produces detail logging of code execution. To reduce the size of the output and make it more
manageable, you can use PN% as a module to restrict messages to those coming from Oracle Property Manager code.
The preceding profile options can be turned on at the user, function, responsibility, or site level. It is preferable, however, to set
profiles at the user level to restrict the overhead they add to the system. If issues are experienced, logging profiles should be set at
the user level experiencing the issue. For authorization servlet-related issues, you must set the diagnostics profile at the user level
to ANONYMOUS.
To diagnose user interface issues, you can use the filter iby%,fnd.framework%,jbo% and set the diagnostics go-to screen by
clicking the Diagnostics Global button. To enable this functionality, you must set the following profile option:
FND: Diagnostics
The FND: Diagnostics profile option controls whether the Diagnostics button is rendered. It also controls the display of the About
this Page link.
For system issues, such as exceptions, timeouts, or unexpected behavior, you can turn on logging, based on where you are
experiencing the issues, as follows:
For a concurrent program, you can capture the log file for the program processed by turning on logging at the statement
level.
