a couple of baths. What sets the bar for a luxury
home is how these most necessary of rooms are
transformed into masterpieces of form and function. To effect these transformations, kitchen and
bath designers draw on a vast array of fixtures, faucets, furnishings, and more. Product manufacturers
launch their newest innovations at the Kitchen and
Bath Industry Show, which took place this April in
Chicago. This spectacular trade show is only open

WATER IS A CALMING ELEMENT,
Designing your poolscape
drawing people to while away their time

by oceans and lakesides. When neither
is available, theres always the option of a
tranquil blue swimming pool shimmering
in the sunlight.
A sprawling outdoor space holds
much potential during warm months. Like
an extension of the house, an outdoor
room can be a refined space with all the
furnishings of the home, yet with a relaxed
setting among natures elements: earth,
air, fire, wood, and of course, water.
If your outdoor space doesnt come
with water besides the occasional rain,
you can add a water feature to enhance
and complete the outdoor room. A swimming pool or spa adds function in addition
to beauty, as well as a focal point for family gatherings.
Nothing will bring a family together
like a well-designed, well-built swimming
pool, says Michael Giannamore, vice
president of Aqua Pool & Patio, Inc. in
East Windsor, Conn.
Many options exist when deciding what

kind of pool will complement your house,
your outdoor space, and your lifestyle.
First youll need to examine what role the
pool will play in your home. If you have
children, whether toddlers or teenagers,
the pool will see a lot more recreational
use. If not, then the pool tends to be a
piece of art or a sculpture, says David
Peterson, president and CEO of Watershape Consulting, Inc. in San Diego.
Really, the swimming is secondary to
the primary function of the pool, which
is to complete some kind of environment
which youve created in that backyard.
Deciding on a style of pool also depends on a number of architectural factors. The house will play a big role, experts
say. For example, a Federal-style house in
the Washington, D.C. area usually dictates a rectangle or more angular pool to
mirror the straight lines of the house, says

Make your dream come true in your
own backyard. Its entirely possible to
create your own private lagoon.
Strong rectangular shapes dominate the

pool and the decking as well as the contemporary design of the home. Tiny iridescent
tiles highlight the spa and create exciting
color effects on the surface of the pool.
ple dont realize is that if the pool is in

full view, during the winter, it will have a
cover on it, she points out. Setting the
pool to the side may also improve the
ambiance of multi-generational parties
by separating the water activities from
the deck or patio areas where food and
cocktails are enjoyed. If you decide to
situate the pool at a distance from the
house, consider adding a pool house to
enhance the sense of destination and
provide conveniences like a bathroom
and a refrigerator to store cold drinks.
Tying it together
A classic pool is rectangular, with any
number of options to accentuate the
waterscape. Simple is the style that
complements any home, Giannamore
says. Traditional shapes hold their aesthetic value longer. It never goes out of
style. This type of pool can be as simple
as a rectangle with grass to the edge, or
framed in pavers or stonework to echo
the materials of the home.
Peterson likes to coordinate the pool
with the house using similar colors,
shapes, or materials in the pool wall
or decking. This could include coloring the pools gunite surface with a
pebble interior finish in the same color
as the home. In some cases, matching
the border tiles to the colors of a room
that overlooks the pool can create a
strong visual for someone inside the
home looking out at the water.
Decking can also determine the
pools style. A carefully cut limestone
or travertine deck will create a formal,
pulled-together look around the pool,
but more random, irregular cuts can
make it more natural and casual, like
stepping stones. Honeyman also likes
to use wood, such as ipe, to warm up a
pool. Wood decking echoes a homes
interior on the outside as well.
Furnishing the outdoor space
with complementary shapes, textures,
and colors can polish the entire look,
Honeyman says. If the pool is highly
styled in a contemporary manner, add-

If your house has a more casual, contemporary style of architecture, then a
modern, freeform pool may fit the outdoor
space better, says Dan Sater, president
of the Sater Group Designers & Planners
in Bonita Springs, Florida.
If the house is located in a rustic setting, a natural-style swimming pool would
integrate well with the scene. Freeform
pools with natural rock work, irregular pool
decking, and lush landscaping can create
a look to mimic the surrounding environment. However, consider the homes architecture and what would synchronize well
with the style. A lagoon-like swimming
setting may seem incongruous outside a
French country home, however rustic it may
be. Such a pool might work better with an
Asian-influenced design, like a Craftsman
or Prairie style design. Peterson recently
created a circular-shaped pool using
cobbled walls and shells along the pool
wall, spa, and spa wall to complement
a home with strong Balinese flavors. It
looked like the pool could have been
there before the home, and the home
was built around it, he says.
If youve been dreaming of a tranquil, Polynesian getaway even though
your house is a Tudor-style, its still
possible to create, Honeyman says.
She likes to situate pools off to the
side of the house, almost like a destination, if the style is different from the
house or if the homeowners prefer to
have the pool not front and center in
the backyard space. This should also
be considered if the home is in a fourseason environment. One thing peo-

ing sparse contemporary furniture of thin

steel and colored mesh can prevent the
scene from being too bogged down,
she says. A traditional rectangular pool
may be complemented by strong teak
furniture, which adds a natural element.
Cushions help soften the bold shapes.

Landscaping may be one of the biggest

dictators of your outdoor environment.
The plants, trees, and rocks that are native
to your area will look best in your pool and
yard (in addition to being more environ-
mentally friendly and easier to care for). It

should look appropriate to the surroundings, Sater says. Lava rocks in Florida
dont work well, but maybe in Hawaii.
Similarly, palm trees in Colorado will
seem extremely out of place among the
evergreens, but would fit better in Las
Vegas, says Charles Randolph, president
of Lifescape Associates, Inc. in Denver.
A naturalized poolscape can enjoy
landscaping planted directly into the
ground, creating a lush aura. Randolph
prefers to limit the number of trees because they can create too much shade
by the pool and drop leaves in the wa-
ter. If your pool is in a seasonal part of

the country, Honeyman suggests using
plants and flowers that bloom during
spring and summer, when youre most
likely outside by the pool.
More formal pools, however, might
have their landscaping controlled by
containers or raised planters. Rectangular flower beds can be created around
the pool as well. Tall plants and shrubs
can be used to form a natural privacy
screen. Most importantly, Honeyman
points out, is that the plants are echoed
somewhere else on the property, so it
does read as a whole piece..

Adding accents
Different accoutrements can be added to
your swimming pool to accent its formality or informality. If your pool overlooks
the water or sits atop a precipice, a vanishing edge can create a unique illusion
of the pool moving into the distance or
dropping off. However, its important to
realize that the illusion may not be sustainable from every angle, so be sure to
consider how it will look when viewed
from the house. Sloping beach entry
pools are becoming popular, especially
for households with small children. Another popular feature is the sun bench,
a ledge that allows sun fanatics to stay
cool in shallow water while enjoying
the sunshine.
Spas are a popular way to enhance
the pool both visually and practically.
Many pools can be designed with a spa
attached, situated above to create a little
waterfall into the pool. The two elevations create a visual that people appreciate, Giannamore says. The sound of waThe spa adjacent to this pool heats on demand
in 15 minutes to an hour depending on starting
water temperature. When it is not in use, it
overows into the pool, creating a waterfall that
is pleasing to the eye and ear.

The spa can also be entirely separate
from the pool. It may be placed closer to
the house for year-round use, particularly
in wintry ski areas such as Colorado,
Randolph says.
Waterfalls can also be placed around
the swimming pool for a pleasing effect.
Fountains are an artistic way to draw the
eye towards the pool, Honeyman says.
She recently placed a shallow bowl that
spilled water into the pool, a simple
rectangular pool with a round bowl. The
effect was very dramatic and elegant.
Another creative element to consider
is the contrast of re by the pool. While
the feature can be as dramatic as repots oating in the pool, designers recommend keeping it simple. Adding a replace, re pit, or even a few candles can
build a warming atmosphere, and they
create an interesting effect of dancing
relight, Peterson says.
The key takeaway, however, is that
less is always more. Ask what would
enhance [a pool] without making it a big
distraction, Peterson says. Were trying
to do more than just create a hole in the

How many sets of plans do you need?
Building a home can typically require a

number of sets of blueprintsone for yourself, two or three for the builder and subcontractors, two for the local building

Reproducible, and PDF plan packages, but
your best value is the CAD Package, which

includes a copy of the digital file used to
create the home design. By using CAD software, it is easy to print hard copies of blueprints. Reproducible plans and PDF files are
tremendously flexible in that they allow you
to make up to 12 duplicates of the plan so
you have enough copies of the plan for
everyone involved in the financing and construction of your home.

We understand that it is difficult to find blueprints for a home that will meet all of your

youd like to see and to adjust your blueprint

Hanley Wood is committed to ensuring your satisfaction with your blueprint order. We want to make sure you get the best house plan
to meet your home design needs, which is why we offer 90-day exchange and upgrade policies.
OUR EXCHANGE POLICY:

With the exception of CAD, PDF, and Reproducible Plan Packages, we will exchange your entire first order for another blueprint from our
plan collection within 90 days of the original order. Please call our customer service department at 1-888-690-1116 for your return authorization number and shipping instructions. Fees for exchanging your blueprints are as follows: 20% of the amount of the original order, plus
the difference in cost if exchanging for a higher priced plan or less the difference in cost if exchanging for a lower priced plan. Because they
can be copied, CAD, PDF, and Reproducible Plan Packages are not exchangeable or refundable. Please call for current postage and handling

ARCHITECTURAL AND
ENGINEERING SEALS
Some cities and states now require that a
licensed architect or engineer review and
seal a blueprint, or officially approve it,
prior to construction. Prior to application
for a building permit or the start of actual
construction, we strongly advise that you
consult your local building official who can
tell you if such a review is required.
LOCAL BUILDING CODES AND

ZONING REQUIREMENTS
Each plan was designed to meet or exceed the
requirements of a nationally recognized
model building code in effect at the time and
place the plan was drawn. Typically plans
designed after the year 2000 conform to the
International Residential Building Code
(IRC 2000 or 2003). The IRC is comprised
of portions of the three major codes below.
Plans drawn before 2000 conform to one of
the three recognized building codes in effect
at the time: Building Officials and Code
Administrators (BOCA) International, Inc.;
the Southern Building Code Congress
International,
(SBCCI)
Inc.;
the
International Conference of Building
Officials (ICBO); or the Council of American
Building Officials (CABO).
Because of the great differences in geography

and climate throughout the United States
and Canada, each state, county, and municipality has its own building codes, zone
requirements, ordinances, and building regulations. Your plan may need to be modified
to comply with local requirements. In addition, you may need to obtain permits or
inspections from local governments before
and in the course of construction. We authorize the use of the blueprints on the express
condition that you consult a local licensed
architect or engineer of your choice prior to
beginning construction and strictly comply
with all local building codes, zoning requirements, and other applicable laws, regulations, ordinances, and requirements. Notice:
Plans for homes to be built in Nevada must
be redrawn by a Nevada-registered professional. Consult your local building official for
more information on this subject.

All home plans sold through this publication
are protected by copyright.
Copyright and licensing of home plans for
construction exists to protect all parties. It
respects and supports the intellectual property of the original architect or designer.
Copyright law has been reinforced over the
past few years. Willful infringement could
cause settlements for statutory damages up
to $150,000 plus attorneys fees, damages and
loss of profits.
The following are some guidelines to help
you avoid legal penalties:
1. HOME PLANS ARE
COPYRIGHTED
Just like books, movies, and songs, home plans
receive protection under the federal copyright
laws.The copyright laws prevent anyone, other
than the copyright owner, from reproducing,
modifying, or reusing the plans or design
without permission of the copyright owner.
2. Do Not Copy Designs or
Floor Plans From Any
Publication, Electronic
Media or Existing Home
It is illegal to copy home designs found in a
plan book, CD-ROM or on the Internet. It is
a common misunderstanding that making
changes to or redrawing a plan found in a plan
book is permissible. It is not. The right to
modify plans is one of the exclusive rights of
copyright. It is also illegal to copy or redraw
a constructed home that is protected by
copyright, even if you have never seen the
plans for the home. If you find a plan that you
like, you must purchase a set of plans from an
authorized source.
3. Do Not Use Plans to Build
More Than One House
The original purchaser of house plans is typically licensed to build a single home from the
plans. Building more than one home from the
plans without permission is an infringement
of the home designers copyright. Unless
otherwise specied, you should assume that

construction sets typically include 6 to 10
plan sets. The purchase of a multiple set
package of plans is for the construction of a
single home only. The purchase of additional
sets of plans does not give you the right to
construct more than one home.
4. House Plans in the Form of
Blueprints or Blacklines
Cannot Be Copied or
Reproduced
Plans, blueprints or blacklines cannot be
copied or reproduced without prior written
consent of the copyright owner. If additional
sets are required for estimating or construction, please contact the home designer for
additional sets at a nominal cost. Copy shops
and blueprinters are prohibited from making
copies of these plans.
5. House Plans in the Form of
Blueprints or Blacklines
Cannot Be Redrawn
Plans cannot be modied or redrawn without
rst obtaining the copyright owners permission. With your purchase of plans, you are
licensed to make non-structural changes by
red-lining the purchased plans. If you need
to make structural changes or need to
redraw the plans for any reason, you must
purchase a reproducible set of plans (see
topic 6) which includes a license to modify
the plans. Blueprints do not come with a
license to make structural changes or to
redraw the plans. You may not reuse or sell
the modied design.
6. REPRODUCIBLE HOME PLANS
Reproducible plans (for example sepias,
mylars, CAD les, PDF files, electronic les
and vellums) come with a license to make
modications to the plans. Once modied,
the plans can be taken to a local copy shop
or blueprinter to make up to 10 copies of the
plans to use in the construction of a single
home. Only one home can be constructed
from any single purchased set of
reproducible plans either in original form or
as modied.
7. MODIFIED DESIGNS CANNOT

BE REUSED
Even if you are licensed to make modications
to a copyrighted design, the modied design
is not free from the original designers copyright.The sale or reuse of the modied design
is prohibited. Also, be aware that any
modication to plans relieves the designer
from liability for design defects and voids all
warranties expressed or implied.
8. WHO IS RESPONSIBLE FOR
COPYRIGHT INFRINGEMENT?
Any party who participates in a copyright
violation may be responsible including the
purchaser, designers, architects, engineers,
drafters, homeowners, builders, contractors,
sub-contractors, copy shops, blueprinters,
developers, and real estate agencies. It does
not matter whether or not the individual
knows that a violation is being committed.
Youve heard it before: Ignorance of the law
is not a valid defense! Refuse to be a party to
any illicit copying or use of designs, derivative
works, prints, design features, or homes.
9. PLEASE RESPECT HOME
DESIGN COPYRIGHTS
In the event of any suspected violation of a copyright, or if there is any uncertainty about the
plans purchased, the publisher, architect, designer
or the House Plan Marketing Association should
be contacted before proceeding. Awards are
sometimes offered for information about home
design copyright infringement.
10. PENALTIES FOR
INFRINGEMENT
Penalties for violating a copyright may be
severe. The responsible parties are required
to pay actual damages caused by the infringement (which may be substantial), plus any
prots made by the infringer commissions to
include all profits and from the sale of any
home built from an infringing design. The
copyright law also allows for the recovery of
statutory damages, which may be as high as
$150,000 for each infringement. Finally, the
infringer may be required to pay legal fees
which often exceed the damages.
