DIVISION ONE

I.

GENERAL CONDITIONS
A. In general, the works consist of furnishing all materials, equipment, labor and
supervision in strict compliance with the plans and specifications and
performing all operations concerning excavations and removal of all excess
excavated materials and debris from project site.
B. The drawings and specifications are to be considered as complementary and
supplementary to each other. Anything mentioned in the specifications and
not shown in the plans and vice-versa shall be of like effect as if shown or
mentioned in both. It is the duty of the Contractor or builder to carefully
examine, compare and verify all data shown in the plans and specifications.
C. The Contractor shall bear the responsibility to check all the numbers and units
as may be indicated on the Specifications. It is understood that the
Contractor shall supply and install the actual required units as approved on
the Plans.
D. In case discrepancies exist between this Section and its corresponding
elaborated sections, notify the Architect immediately for clarification; the
Architects decision shall be final.
E. Substitution of materials or equipment of makes other than those specified in
the Contract Documents will be approved by the Architect for the following
reasons only:
1. That the materials or equipment proposed for substitution is equal or
superior to the materials or equipment specified in construction efficiency
and utility.
2. Or that the materials or equipment specified cannot be delivered to the job
site in time to complete the work of the other Contractors due to conditions
beyond the control of the Contractor.
3. In case of a difference in price, the Owner shall receive all benefits of the
difference in cost involved in any substitution and the Contract shall be
altered by Change Order to credit the Owner with any savings.
F. To receive consideration, request for substitution shall be accompanied by
documentary proof of equality or difference in price and delivery, if any, in the
form of certified quotations and guaranteed date of delivery from suppliers of
both the proposed substituted materials or equipment.

Not limited to the general scope and volume of the foregoing, coverage of
work shall be as follows:
a. All excavations necessary for the preparation and construction of the building
and its appurtenances to depths required by the plans. Such as footings, tie
beams, columns, foundation walls and floorings to its approved bearing
bases.
The figures and/or notations shall prevail over the scaled drawings. In case there
are no figures and/or notations, the drawings shall be followed according to
scale.

DIVISION TWO
II.

SITE WORK
A. VISIT AND ACCEPT SITE AS IS
The following shall be included:
1. REMOVAL OF IMPROVEMENTS BELOW AND ABOVE GRADE
necessary to
permit construction and other work as indicated.
2. SHEETPILING, SHORING AND BRACING necessary to protect existing
buildings, streets, walkways, utilities and other improvements and
excavation against loss of ground or caving embankments, on account of
Contractor. Provide design drawings prepared and sealed by a registered
Professional Engineer.
a. SOIL MATERIALS
b.
One (1) part escombro, two parts lastillas for all filling jobs done in layers
not exceeding 150 mm thick, 95% compaction, up to the elevations as per
Plans.
100 mm thick gravel fill, thoroughly tamped for slabs and footings resting
on ground or earthfill.
b. REINFORCEMENT MATERIALS
Carport and Driveway, Sidewalks, Walks, refer to Schedule of Finishes.
c. For finishes of Driveway, Sidewalks, Walks, refer to Schedule of Finishes.
d. Sidewalk width to be verified at site.
e. Dewatering system components to prevent surface water and subsurface
water from flowing into excavations and from flooding project site and
surrounding area.

1. GENERAL EXCAVATION
All excavation shall not be classified, whether clay, silt, sand, gravel, hardpan,
loose shale, loose stone in masses and any other material of whatever character
found within the excavation area.
Excavation shall be carried out by any approved and/or appropriate methods,
using excavation or hauling equipment if necessary.
A. EXCAVATION AND BACK FILLING
The work included in this section comprises the furnishing of all labor, materials,
equipment, and other facilities to the satisfactory performance or work necessary
to complete the preparatory excavations shown in the plans and specifications
herein.
B. STAKES AND BATTER BOARDS
The Contractor shall stake out the building lines as per plan and shall establish
grades and lines accurately. The same shall be subject to the approval of the
Architect or Engineer before any excavation work is commenced.
Basic batter boards and reference marks as directed by the Architect or Engineer
shall be erected at such places they will not be disturbed during construction.
All works and storing of materials shall be conducted in such manner where
preservation of all reference marks set by the Architect/Engineer shall be
maintained.
The Contractor shall correct any loss, mislaying and reestablishment of lines and grades due his negligence where costs of the same
shall be for his account.
The Contractor shall construct two permanent benchmarks of previously known
elevations near or within the site of construction for the purpose of determining
any settlement that may occur during the progress of the construction.
C. EXCAVATION
The Contractor shall make necessary excavations for foundation to lines and
grades indicated in the plans. All trenches are to be excavated to a neat size,
leveled to a line at the bottom ready to receive concreting of foundations. The

indicated depth shown in the plans is the minimum requirement for excavation.
However, if in the opinion of the Engineer; the soil bearing capacity is not
attained at the indicated depth, the Contractor shall extend the excavation until
the required soil bearing capacity is obtained.
All excavations shall be inspected and approved by the Engineer before any
pouring of concrete and soil backfilling are done.
No footing shall rest on fill.
All roots, stumps, weathered rocks shall be removed from the footing levels,
cavities cleaned and filled with compacted gravel.
Walls, footing and any other excavations, where concrete is to be poured without
the use of any forms, trench sides shall be true and sharp.
D. BACKFILLING
Fillings shall be placed in layers of six inches to thickness, each layer being
thoroughly compacted and rammed by wetting, tamping or rolling until the correct
grades are reached.

2. TERMITE CONTROL
A. GENERAL
Provide soil-poisoning treatment that shall prevent subterranean termites from
attacking the building or its content for a period of not less than five (5) years and
maximum of twenty (20) years guarantee.
B. APPLICATION
1. Soil poisoning work shall begin after all preparations for slab placement have
been completed.
2. Soil poison shall be applied only when soil is not excessively wet.
3. After grading and leveling the soil in the ground and layers of gravel laid
preparatory to pouring of concrete, flood or soak every square meter of floor
area with soil poison working solution.
4. Thoroughly drench and saturate every lineal meter excavation for footings,
retaining walls and other foundation works with soil poison working solution
before pouring of concrete.
5. Two gallons of soil poison working solution are applied per five (5) lineal feet
and shall be applied to all areas that are penetrated by pipes, ducts and other
construction features.
6. Hollow masonry walls resting on grades have its voids treated with one gallon
of soil poison working solution per five (5) lineal feet of walls. Poison is
poured directly into the hollow masonry.
7. Prior to landscaping of the lawn, saturate every lineal meter perimeter of the
building, about three (3) meters wide with soil poison working solution.
8. Treat earth thoroughly. As soon as fill is packed and leveled, drench every
one (1) square meter with soil poison working solution.

III.

MASONRY WORKS
The work includes the complete masonry work.
A. ERECTION
1. All masonry units shall be laid, plumbed and leveled accurately in proper
proportional spacing. All hollow blocks shall be wet before laying. The blocks
should be laid on full mortar bedding of 3/8 thick, wherein no cracks in
between blocks shall be formed. All blocks should be adjusted to its final
position while the mortar is still soft and plastic to insure a good bond. The
position of the block should never be shifted. All joints should be filled with
mortar at the time it is laid. Any patching or pointing necessary to fill the joints
should be completed while the mortar is still soft and plastic.
2. All provisions of the latest National Structural Code for Buildings and the
American Concrete Institutes Building Code Requirements for Reinforced
Concrete shall be made a part of this Specifications.
3. All reinforcement shall conform to the general construction notes indicated on
the plans. Reinforcement placed through a hollow shall be completely
encased in concrete.
4. All horizontal and vertical CHB wall reinforcement shall conform to the
structural specifications. Works required to be embedded in masonry such as
anchor bolts, expansion shields, conduits, etc. shall be done as the
construction progresses.
B. MATERIALS
1. Concrete hollow blocks shall be of standard manufacture; machine vibrated,
and shall have fine-even texture, and well-defined edges.
a. Non-load bearing. Where specified, use non-load bearing masonry units
conforming to the requirements of ASTM specifications C129 - 39,
Minimum Compressive Strength - 350 psi.

Steel reinforcing bars. Steel reinforcing bars shall conform to requirements


of the structural specifications.

IV.

REINFORCED CONCRETE
A. GENERAL REQUIREMENTS
The work to be undertaken under this section shall include furnishing of all labor,
materials, equipment, plant and other facilities and the satisfactory performance
of all work necessary to complete all concrete work shown in the plans.
The intent of this specification is to cover the complete concrete work for the
building and any work called for in this specifications not shown in the plans, or
vice-versa, shall be furnished the same as if it were shown in the plans and
called for in the specifications. Also, any material which has been omitted from
both plans and specifications, but is necessary for a complete building, shall be
furnished the same as if it were shown in the plans and called for in the
specifications.
B. MATERIALS
1. Portland Cement. Cement shall conform to the requirements of the Standard
Specifications and Tests for Portland Cement of the ASTM.
2. Fine aggregate, used in the composition of concrete, mortar, grout, or plaster,
shall consist of sand, stone screening, or other inert materials with similar
characteristics, or a combination thereof. Having clean, hard, strong, durable
uncoated grains, and free from injurious amounts of deleterious substances,
and shall not contain more than 5% of clay.
For exposed work, fine aggregates shall be free from any substance that will
discolor the concrete surface.
3. Coarse Aggregates, shall consist of crushed gravel or other approved inert
materials with similar characteristics having clean, hard, strong, durable,
uncoated particles, free from injurious amount of soft, friable, thin, elongated
or laminated pieces, alkali, organic or other deleterious matters. Soft stones,
limestone, or stones having a distinct cleavage are not allowed in concrete
work.
4. Water, to be used in mixing concrete shall be clean and free from oil, acid,
alkali, organic matters or other matters deleterious to concrete and steel. The
use of the sea or brackish water is not allowed.

5. Reinforcing Steel Bars, shall be new and free from rust, oil, defects, grease or
kinks. They shall conform to the latest revision of ASTM A15, for intermediate
and/or structural grade steel. Deformed bars shall conform to ASTM G15.
Schedule of Reinforcements - Steel reinforcements shall follow sizes of bars
specified in the Structural Design Computations Schedules, included in the
Contract Document. In case of any discrepancies or need for clarifications and
re-computations, advise from the Engineer shall be enforced.
C. CONCRETE PROPORTIONS AND CONSISTENCY
1. Concrete for all footings, beams, and other structural concrete members shall
develop a minimum 28-day cured strength of 3,000 psi unless otherwise
shown in the plans.
2. Concrete for all bedded slabs, the building and other non-structural concrete
work shall develop 28-day cured strength of 3,000 psi unless otherwise
shown in the plans.
3. The proportion of aggregate to cement for any concrete shall be as such as to
produce a mixture that will work readily into the corners and angles of forms,
and around reinforcements with the method of placing employed on the work,
but without permitting the materials to segregate, or excess free water to
collect on the surface.
4. Concrete Mixtures - concrete mixes to be used shall be class A for all
Footings, Beams (except footing tie beams), and Slabs from basement to
ground floor; and class A mix for all footings, Beams (except footing tie
beams), and Slabs from the ground floor and above.
5. MATERIALS:
a. PORTLAND CEMENT: ASTM C 150, TYPE I, RIZAL, REPUBLIC ISLAND
brand only.
b. GRAVEL: G-1, crushed, 20 mm in size for slabs, walls and columns; 25
mm for foundation works and footings.
c. SAND: S-1, washed, clean, greenish in color.
d. WATER: clean, free of deleterious materials that would impair strength or
bond.
e. REINFORCING BARS (ReBar): Billet steel, intermediate, high ASTM-A-15
deformed bars, Fy=40 Ksi.

f. STEEL TIE WIRE: Gauge 16 G.I. Wire.


g. FORMS: 6mm thick plywood for all exposed and unexposed concrete
surfaces.
h. FORM COATINGS: Forms shall be coated with FORMCOAT R-21 or
approved equivalent.
i. FORM TIES: shall be watertight.
6. MOISTURE PROTECTION
a. DAMPROOFING: Provide two (2) ply polyethylene sheets vapor barrier
with a minimum of 3mils per ply underneath the ground floor slab.
7. METALS
a. STRUCTURAL STEEL by ACER STEEL FABRICATOR or approved
equal.
- Extent of structural steel work as shown on Drawings.
- Submit Shop Drawings.
b. METAL FABRICATIONS by ACER STEEL FABRICATOR or approved
equal.
- Submit Shop Drawings for fabrication and erection of miscellaneous
metal fabrications.
- Steel Bar Grating: ASTM A 36
c. STEEL AND STEEL GRILLE WORKS
- STEEL RAILINGS: As per detailed on plans, finish with manufacturers
standard rust-inhibitive primer.
