LEASE AGREEMENT

This agreement is made at Greater Noida on this day of____________ 2015


between..

, , hereinafter
called the Lessor which includes its representatives, assignees, successors and
Administrators of the first part.
AND

. hereinafter called the Lessee which express


shall unless repugnant to the context includes its successors, legal representatives,
assignees, and Administrators of the second part.
Whereas the Lessor is the owner of residential apartment Tower-,. Floor-.,

Greater Noida, Distt. G.B. Nagar (U.P.), with absolute right to let out any portion thereof
on such terms and conditions as he may think fit.

The said premises consisting of 3 bedrooms, 3 toilets, Drawing and Dining room, one
kitchen along with the fixtures and fittings will hereinafter be referred to as the premises
at Tower-,. Floor-.
Greater Noida, Distt. G.B. Nagar (U.P.)Whereas the
lessee has agreed to take the above premises belonging to the lessor for residence only
and not for subletting, on the terms and conditions herein contained for a period of 11
months w.e.f. __________________________________

NOW THEREFORE IT IS AGREED AS FOLLOWS:1. That the Lessee shall pay to the Lessor during the period of this agreement a
monthly
rent
at
the
rate
of
Rs

. Only) including maintenance. The rent
shall be payable by the Lessee on or before 7th of every calendar month.
2. That the Lessee had paid to the Lessor the Advance Rs. .- (Rupees
Only) as deposit , free
of interest which shall be refunded back to the lessee at the time of vacating the
premises after deducting the dues if any pertaining to the electricity bills, etc.
3. That period of lease granted by Lessor to the Lessee for the demised premises has
been agreed to be 11 months, In case the lease is extended or renewed it will be
done on mutually agreed terms in writing.
4. That the charges for electricity and water shall be paid by the Lessee to the
concerned authorities as per bills to be received from time to time, and the
original copy of the same along with receipt of payment shall be sent to the
Lessor periodically at his address.
5. That no structural additions or alterations shall be made by the Lessee in the
demised premises or any part thereof without prior permission of the Lessor.
However minor additions may be carried out by the Lessee at their own cost with
prior permission of the Lessor for installation of coolers, air conditioners, exhaust,
etc, which shall be repaired/restored to their original conditions by the Lessee at
their own cost at the time of handing over possession of the said premises to the
Lessor.
6. That the Lessee shall permit the Lessor or his authorized representatives to enter
the premises for inspection and to carry out repair with appointment.
7. The Lessee shall not use the property for any dangerous, noxious manufacture or
occupation or for any illegal or immoral act or purpose.
8. The Lessee shall not sublet the property/part of property.
9. That day-to-day repairs including minor repairs to the door & windows, electrical,
sanitary and water supply system such as replacement of switches, fuses and
leakage or change of water taps etc. shall be effected by the Lessee at his own
cost. In case of any major repairs such as bursting in electricity or leakage of
sanitary pipes or any damage to the structure, the same shall be repaired by the
Lessor at his own cost.

10. That all rules, regulations and by-laws of the Greater Noida Authority& flat
owner association and other authority having jurisdiction over the premises shall
be strictly compiled with by the Lessee.
11. That all sanitary, electrical, other fitting in the premises shall be restored by the
Lessee at the time of handing over the peaceful possession to the Lessor in a good
conditions as they are at present subject to natural wear and tear and damage by
acts of GOD.
12. That the premises will be handed over by the Lessee with all lights, fans, taps,
WCs etc in good and working conditions.
13. The lease deed is being executed at Greater Noida and any dispute arising out of
this lease will be subject to the jurisdiction of District court, Gautam Budh Nagar.
14. That the lease can be terminated by giving one calendar month notice by either
party.
15. That if there will be breach of any of the above said terms and conditions
particularly payment of rent, the lease shall automatically, come to an end. The
Lessor will take the possession back by giving 30 days notice. Delayed/late
payment shall attract interest @ 24% per annum compounded quarterly.
16. The Lease herein is for a period of 11 months only with effect from ________.
The lessor and the lessee may however, extend the lease for further periods as
mutually agreed between them. It is also hereby agreed between the parties that
there shall be at least 10% increase on monthly rent for and during each such
extensions of the lease period on mutually agreed terms based on prevailing
market rates.
17. The Lessor would be entitled to sell or transfer the demised premises to any party,
person or company or firm with whom he may enter into any agreement of sale or
transfer in future, without prejudice to rights of the Lessee under this agreement
and the Lessee shall attend promptly to all such new owners at the
request/intimation in writing from the Lessor and will pay all future rents to the
new Buyer/Lessor. Provided, however, that on such an action on part of the
Lessor, all rights and obligations of the Lessee under this lease shall be transferred
automatically.
