Question 1: A private owner that has no experience in managing projects is planning for a
major project. For the owner, timely completion is a top priority. The owner also wishes to
keep a ceiling on their cost.
• What project delivery system will you recommend to the owner? (0.5 marks)

Construction Management at Risk

CM manages the project for the owner
Owner assumes less risk

Question 2: An owner and a contractor entered into an incentive contract for

constructing an oil facility. The target estimate for the project is 20 million OMR. The
terms of the contract stipulate 80/20 owner/contractor sharing of gains or losses and a
basic markup of 3%. If the contractor’s actual cost is 18 million OMR,
• What is the owner’s cost? (0.5 marks)

Owner’s cost = 18 + 3%(20) + 20% (20-18) = 19 million OMR

• What are the owner’s savings? (0.5 marks)

Owner’s savings = [20 + 3%(20)] – 19 = 1.6 million OMR

• What is the contractor’s profit? (0.5 marks)

Contractor’s profit = 3%(20) + 20%(20-18) = 1 million OMR
